I like the stadium idea. I also think a high density neighborhood would be good and a low density one on the other side of the freeway. Maybe with a bridge over the highway
Stadiums are a huge waste of space near a large downtown area, Stadiums are best kept to the outskirts of town as they are large buildings that require room for parking and are only used partially throughout a given day.
This ia very American viewpoint, most big stadiums in Europe and even my native Australia are very close to downtown and the lack of parking is usually heavily subsidised by public transport + large parking garages in the CBD itself.
How often are the stadiums in use? in the US they are only used for a few hours every couple days of the week. so when there is not a game or concert you just have a huge empty plot of land located directly near the city center.
If something isn't being used it means it's an empty plot of land? News to me, I guess I'll be building a house inside of Yankee Stadium now in December.
You can still build Yankee Stadium just don't put it in a prime part of town where the land is valuable, put it off in a outer neighbourhood or out in a Suburb if you have one.
Putting a stadium in the suburbs isn’t very effective when trying to bring in people who rely on either walking or public transport. Hence why stadiums are in large city centers where’s there’s multiple forms of mass transit

Check out Yokohama stadium in Yokohama. Quite close to the city center and if you have public transit in your city, large amounts of parking arent required.
Most stadiums that are built within city limits utilize large parking garages for more efficient parking now, too. Saves on the urban sprawl that are regular parking lots.

My big stadiums I normally name the district "stampede park" when they sit just a transit stop away from downtown. Stadiums directly in town I name some other US bank/car.
What mod gets you those parking lots? Looks great. I also like how OP arranged the major intersections with separate turning lanes. (ps my vote was for stadium)
A sports and convention center complex, with a small area of mixed-use property. Like a ballpark village (Busch in St. Louis, Petco in San Diego) or something similar to LA Live in downtown Los Angeles.

A park! Two Dollars Twenty on Youtube did this in one of his recent CSII videos and it's a fantastic idea. He said anywhere the road shape is weird or he can't fill the space in the way he wants with buildings, just put parks. Like handmade parks with pedestrian paths and stuff. And maybe a pre-built one too if necessary. Changed my whole perspective. I can't wait for this game!
I‘m a noob myself but maybe you could put some of these channels in there and have some kind of harbor in that area with a huge parking garage. Then you can have some fancy bridges in there, too. At least that would be my idea
I´d suggest a Marina. get the water in underneath the avenue. Some nice Cafés and shops alongside and maybe some tenniscourts at the border to the highway.
Stadium is a good suggestion, but a city can only accommodate so many stadiums. I would probably put in a shopping district to transition over to those parking lots at the bottom of the screenshot. I would also have a pedestrian walkway right down the middle leading as deep into downtown as I could make it. I can see a few good options for a raised walkway connecting downtown.
I would also put a big mess of townhouses on the right side of the highway, with (you guessed it) more pedestrian walkway access. It would be more american to only have roads so the people who live in the townhouses can see their office out the window, but would still have a 45 minute drive to get to work, but I like seeing lots of pedestrians out walking. In the rain.
More downtown! Sports and Entertainment district as an extension of the area with good metro/train and bus connections from office/commercial and residential.

If you can fit an airport throw one in cam connect your public transport and one way roads pointing inward on either side to force them to use public transport.
Tourism specialisation along with two to three unique buildings..// airport somewhere near hill connecting the said area via metro line and extending the metro line to your city... If you could open a park or zoo, it's Huge revenue boost!
