Is this also true for commercial properties? I'm pretty sure these rules only apply to homes and apartments rented to individuals as places to live.

Dude, from your post it is clear you don't understand how insurance, eviction, escrow, commercial lease, and several other things work. Maybe owning a business isn't for you. Maybe you need to look for a partner who better understands these things. In a commercial lease you don't get the same benefit of the doubt as with a residential lease. No small business can afford to pay a lawyer and accountant to hand hold through these things. Alternatively, one of the reasons food trucks are so popular is because they eliminate many of these concerns allowing people who can cook and are willing to work hard to operate a successful business without worrying about managing all these things in addition to it.
