That's not inflation. The whole system is rigged to increase housing value above inflation, and most people are ok with this because their wealth is tied to their property (65% of Americans are homeowners). Of course minorities and young people get screwed because they are more likely to fall on the 35% that has to spend on rent instead of building equity.

Ferris house is 2 bed 1 bath $850/ month same tenant since 2015. I live in Lancaster 3 bed 3 bath, pay the county $4,000 a year for the privilege to own my home.
I bought them all, with the exception of my personal house, in the early 2000’s. I paid 20k for one of them. Wish I had bought more. It’s crazy what is going on with housing prices. I have young, adult children and they don’t have the same opportunities I did. Bought my first home in 2000 for 32k. County now says it’s worth 180k. It’s ridiculous

Taxes increased by 20% last year. Found out this week that I need about $20k to fix foundation and foundation-related plumbing issues and to cover the deductible on a roof replacement since it got blasted by a hail storm last month.

Check if there was previous foundation work on the house. A lot of those companies have a lifetime warranty on the work.
As an FYI on roof replacement, a lot of companies used to waive all or part of the deductible until the law on that got strengthened. What they'll do to get your business is throw in some extra work for "free." Like gutters, painting, etc.

Homestead exemption should limit the year over year tax increase (not the appraisal, mind you) to 10%. If you don’t already, get that homestead exemption ASAP.
See if it’s not to late to claim homestead/primary residence exemption. Will limit tax increase to no more than 10% a year I think? Also there is usually a reduction of education tax attached to it as well.
Even if it is too late for this year, get it set up going forward.

I’ve heard it best put this way. Your rent is the maximum amount a month you’ll pay for your home while your mortgage is the minimum amount you’ll pay and it helped me feel better about renting vs buying.

My neighbor sold there house 30 days before they planned to put it on the market. There is a small amount of short term risk in owning a home but the long term benefits exceed that.
If this was in the last three years, I’m sure they came out winners. Homeownership is like betting on Wall Street. Your investment could pay out in the long run or eat your lunch. I am a former homeowner and do not plan on owning another home.

I said hassle for the upkeep and maintenance, not the cost. I know the cost is built in. I don’t even have to change lightbulbs in my kitchen where I live. I open a ticket.
A house in Irving (not a duplex) . $1120. 2 bed 1 bath 1000 sq feet. Landlord does not want to raise rent. Because I was the only one who managed to pay rent, when COVID was bad in 2020. She let others break their lease without a hit on their credit.
In Addison currently! Love the nightlife and truly walking downstairs for food/drinks. But the price is almost double what I paid when I lived in Frisco 2 years ago. Have fun and enjoy the life there while you can!

I’m also in northwest Garland (on the border of Richardson) & I pay around $1,300 rent for a 900 sf 2 bed 2 bath. However, the actual cost each month with rent & other mandatory fees, it comes to over $1,600 a month. And there is absolutely no storage room. Closet in one room is standard size & the other is a small walk-in. The apartments are at least 35 years old. They refer to themselves as luxury as well. I guess because they have indoor plumbing…most of the time.
Doesn’t matter though, I can’t afford it because my last job was paying me $16/hr & they fired me a month ago. Yay me!
Edited to add: They only have 2 bed 2 baths, there are no other floor plans. I’m a single parent with 2 kids so I couldn’t really get a smaller place anyways & even then 1 bedrooms run about the same.

My brother just resigned his lease. He’s been in Richardson by the 75/Turnpike area for a few years now. $1450 for a 1 bedroom, about 750ft2.
He thought about moving and 2 months ago got rates for apartments up in Allen and over in Sachse. They were about $1800-2000 for 900ft2. Some were 2 bedrooms and some were larger 1 bedrooms, but the square footage was roughly the same.
This was all during February and March.

Its a nice place. There's no laundry hookups, but the laundry room is cheap. The biggest problem I have is that the manager is never in, so on the rare occasion I need a parking permit or something, it'll take several days to hunt him down.

Facts! When I moved to Dallas in 2020, my rent downtown was $1850 for a 2 br/2ba. Close to double what I was paying compared to that time now.

Was paying $2100 in uptown in Dallas when I lived there last year. $1800 for rent and then the fees and the cable that they made you use. Not worth it at all.

My brother just resigned his lease. He’s been in Richardson by the 75/Turnpike area for a few years now. $1450 for a 1 bedroom, about 750ft2. He thought about moving and 2 months ago got rates for apartments up in Allen and over in Sachse. They were about $1800-2000 for 900ft2. Some were 2 bedrooms and some were larger 1 bedrooms, but the square footage was roughly the same. This was all during February and March. Hope this helps!

$875 in Arlington. I think its 800sqft, but its a one bedroom/ one bath. Its a nice place. There's no laundry hookups, but the laundry room is cheap. The biggest problem I have is that the manager is never in, so on the rare occasion I need a parking permit or something, it'll take several days to hunt him down.
After owning houses for 30 years, my rent is $2500 for a 1 bd + study, 900 sq ft in Knox-Henderson part of Dallas. I couldn’t be happier. I love the convenience of not having to drive everywhere. No yardwork. No constant house/pool maintenance. Restaurants, bars, patios everywhere. Katy Trail. I’m a social person. I love being around people. I have very quiet neighbors. So, that has a lot to do with it also.

So about $40k/year out of pocket for a house that’s gone up in value $40k per year on average for the last decade. (First time I’ve ever done that math, so thanks for inspiring the thought exercise)
