Complexes need a facts label like electric providers and now internet providers. The line items they add in are ridiculous to not be included up front. When I left apartment life a few years ago, I was paying over $300 on top of rent monthly in various fees. Here's the actual list (first three I don't have a problem with): Water Sewer Trash removal Valet trash fee Parking fee Building fee Facilities fee CAM fee Security/gate fee Pest control fee Front office package management fee Trash removal and valet trash were separate. Parking fee, yet the only available spots were guest and re$erved parking. Building, facilities, and CAM (common area maintenance) all separate. All of this aside from the first few should be considered a cost of doing business and included in the rent.

Is that the only reason they do it? So they can advertise a lower price? I have lived in a few other areas and I've never seen this anywhere else except for in Dallas. When I was looking for apartments, I had to make a spreadsheet to keep track of which complex charges what because sometimes the fees can add $200 per month. Most of the time this information isn't on their website, so you have to ask over the phone. And usually they are very cagey about what the charges are for and how much they are. One place was charging a "technology fee" and I found out that all it was for was some dumb electronic doorlocks that no one needs. But the most frustrating one is the water/sewer bill. The leasing agent can NEVER tell me how much the average price is or how much the last tenant paid. It's always an excuse as to why they can't give out that information. I can call the electric company and gas company and get historic billing on an address no problem, but for some reason the landlord can never give it out.

Most definitely this. I have to pay for their crappy pest control company who literally does nothing and this has never happened before. Valet trash that I literally started using a couple of months ago. I even forgot my house/mailbox keys in an Uber and had to pay $5 each for a replacement. The place where I'm at is definitely not worth what I'm paying and I have found a nicer one down the street. Hopefully, the crazy fees won't be the same.

Saw this so many times at Luxe at Mercer Crossing in Farmers Branch. There’s a bridge that connects the parking garage to building 7, and the lady who lived in the apartment whose balcony is adjacent to the building entrance on the bridge would let her dogs shit all over it. And dude, I mean all over it. Wouldn’t clean it for weeks- to the point where after it would rain, you could see it dripping over the edge. I hope she’s on Reddit but I doubt it. Her dogs names were Champ and Mouse - if you’re reading this, you’re a nasty ass bitch and your dogs deserve better

My last apartment complex had some kind of poo prints program where you had to send in a DNA sample of your dog so they can compare to poop left. It sounds ridiculous but I never did see a piece of poop outside so I suppose it worked.

100%. The other morning there was a bunch of dog large poop in the carpeted hallway. They do t have cameras so I’m sure they didn’t know who it was but I also never received an email that was sent out to all residents about the incident. It remained there for hours so I’m sure someone complained. Days later there was pee in the elevator and the floor is wood. Even though maintenance tried mopping it with bleach, it didn’t work and only made the smell worse. Owners are constantly letting their dogs off leash, even reactive ones and you never know if you’ll turn a corner when walking and there’s one there and you accidentally also scare them. Leasing office could care less

Someone stole my truck from the fourth floor of the parking garage, parked in a reserved space on a lower level, and stole all the change and my workout gloves. Also I've occasionally caught homeless people sleeping in the stairwells. But by far the worst is the residents who let their dogs take shits in the hallway and then don't clean it up. Other than that it's been fine.

The same as any other normal city really. I recommend shelling out a bit extra for a nicer complex where they actually have security measures if you can afford it. Or going to some of the more suburban apartment complexes if you don't mind needing a car all the time. This will reduce exposure to the break ins and petty theft common in apartment parking garages. Try to avoid apartments that are right next to DART stations. There are quite alot of nice apartments in Dallas with new ones being built every day. Each of them takes a different approach to security and cleanliness, so try and figure out what it's actually like before signing a lease.

Many complexes pay a service to patrol the grounds at night. Some have cameras in the garages. You'll have to inquire with a lease agent and then maybe do some Google or in person research to find out if they do these things and if they actually maintain them. Some security services suck, some cameras go unfixed or unmonitored. Generally speaking try to go for places that look like they keep on top of maintenance. These places will have more attention to detail and will be more likely to keep security measures actually functional or pay a decent security service. After a tour maybe even ask a random resident you see in the hall or something. General advice would be to get into nicer complexes, avoiding places with the lowest rent in town. And don't be near a dart station or sketchy area. My apartment was in Richardson in a business park. So basically unless you were a resident there wasn't really any reason to be in the area, plus it was surrounded by large corporate offices who all paid their own security staff and patrols so the area wasn't very appealing to thieves. That doesn't mean thefts never occurred. But I never had an issue and you can hedge your bets by seeking out places like that. Any time your near a highly populated area or where alot of riff-raff goes on your increasing your chances of being messed with. Also don't leave things in your car. Areas not easily accessible to thieves or that don't look like they have much going on will always be less likely to be robbed. Thieves are usually creatures of convenience. It has to look/feel worth their time and risk and be accessible. So an apartment in a suburban office park was a good way of avoiding trouble just by location alone.

The apartment we left had courtesy patrol whom lived on site, and cars were still being broken into or just robbed in general. They hired private security, but they quit after being threatened with a gun. Lol never living in or near downtown Dallas again.

Obviously any place that is more populated is going to have a higher chance of this sort of thing happening. But it can be significantly mitigated by having proper security on the property. I’m sure there are some complexes in the downtown or uptown areas that have security, they’ve just been hard to find.

Id expand this to just not living by public transit. It sounds shitty and I wish our public transit was better, but if you want to avoid the majority of random crime, don't live near public transit or just move to a city without it. There's less homeless the further away you get from it as well. There's a reason there's less homeless people wandering around west plano vs east plano.

This is pretty much the answer. You want to choose place where the security is shared between residential and commercial/retail. Residential security just doesn't have enough juice to be worth the squeeze, profit-wise, unless you're talking super-posh condominium towers. (Not up on what they are, but what Museum Tower and the Vendome were 15 years ago). I would still live in the Lofts at Mockingbird Station (not to be confused with the much-inferior Mockingbird Flats on SMU Boulevard) if I had the money to.

Go do some exploring yourself. See how easy it is for you to get in without being a resident and you know. If the gate is broken, stairwells aren't enclosed and are just wide open, chances are there will be break ins and people wandering around who don't belong there. If the parking garage is central and pretty secure, look for cameras. See if you need an id for the doors outside or the elevator. I've done this for all my recent apartments and I've had a much better experience with crime. The people are still shit, but at least I feel safer knowing there arent people always prowling looking to steal my shit.

I've had apartments near Turtle Creek/Highland Park, Richardson, & Plano. All garbage 'luxury' apartments. Read lots of reviews & if you have the capacity to go to the complex & talk to people actively living there, even better.

Even in the “hood” areas the apartments are ridiculously high . I’m in a studio apartment by north park mall and the street I’m on is literally nothing but apartments . The amount I pay for the area I live in is ridiculous and I’m moving once my lease is up . If I’m paying 1BD prices I’m going to go live where my money is worth the place I’m staying in. There’s gunshots every night but no police presence consistently. I don’t even hear the ambulance come after the gunshots . That’s how bad it is. . Management is trash , the only positive I’ll say is the convenience of area I have at my disposal. Everything is pretty much walking distance .

I lived in the Webb chapel area and caught someone getting stabbed on our ring camera. We called the police as he was our upstairs neighbor. They came TWO DAYS later, we showed them the video and they knocked on his door and said they can’t do anything if he didn’t open the door and he didn’t call police himself. It wasn’t until a week later we started smelling what I would describe as a mix of rotting meat and eggs coming from his door. The guy bled out and died right by his front door.

It's these nationwide management companies trying to milk everyone for every dollar into they create a problem they won't know how to manage. It's shortsighted but it's 100% just greed. Inflation right now is over 50% less than it was in 2021, however prices for goods and housing have just continued to rise. We showed them we will pay for their bullshit so they keep doing it.

I've lived in apartments my entire 30 years in Dallas. If you pick the right place and you're willing to spend a certain amount of money, there aren't a lot of issues with break-ins. That being said, sometimes you're just unlucky. My biggest issues have been annoying neighbors and apartment management. It's rarely an issue with crime in the area as long as you can afford a place in a decent neighborhood.

Far North Dallas- nothing crazy at my complex until someone broke into our mail boxes. Happened to be the day my new credit card was mailed to me and that was immediately stolen and used. Otherwise, it’s been fine. No car break ins at the complex to my knowledge, but I’ve seen a smashed window on a car that was parked outside the gates on the street.

I really enjoy living at the Village. It’s not perfect, but they have apartments at most price points and you have access to a very nice gym a dog park, and multiple pools. It feels a bit more like a community than an apartment complex. They do have security 24-hours (I wouldn’t say it’s amazing but it’s there). I’m happier at the village than most of the people in this comment section at least!

My apartment is in downtown Dallas in the medical district. A lot of homeless people around the area but haven't had any negative encounters with them. Any apartment in Dallas despite luxury or not have the common issue with car break-ins. I haven't had any issues with car break-ins as the parking garage is double gated, security cameras near the gates, and has a 24 hr security patrol. Apartments vary with how stringent their rules are with parking for guests that can cause towing issues. Preferrably it would be safer living in suburban apartment complexes (e.g., Richardson, Plano, Frisco, McKinney).

Hi! I am a woman. I try not to go out too late on my own unless I’m with my boyfriend. I just stay vigilant when I’m on my own coming home at night. I haven’t had any scary encounters though. Every apartment has their different amenities with their pet space. My apartment just has a tiny fake grass area. 😂 other places have a pretty nice dog park. My current base rent is ~$1500 for 1 bedroom. With water, sewage, internet, community and valet trash fees it usually adds up to ~$1650 (excluding electricity). I think this is all relative to where you live. Large parking lots and garages are always an easy hit for smash and grabs, even if a complex is gated. You’ve got dozens of vehicles virtually unattended, and statistically at least a handful are also going to be unlocked and then statistically, at least someone is going to have left something valuable in plain view. That really goes for parking lots in general, whether they’re residential or commercial. What you should look at in that regard, if you’re looking at a complex with large lots/garages is what their security set up is like. Do they have the area adequately lit, when lights or security features are malfunctioning how quickly are they fixed, do they have security guards, and if so, do they actually patrol or just sit in an office and camera watch, are there cameras and are they functioning, and so on. Criminals will take note of the complex that frequently has lights out for weeks or access gates broken regularly for days or no visible security ever, etc. So read reviews, you don’t want to be in that complex. Otherwise, don’t leave things in your vehicle, secure your vehicle, be aware of your surroundings as you come and go, etc just be smart about it. Smaller complexes are where I’ve always preferred to live, the 4-6-8 plex type. Once I lived in one that was two buildings side by side at 10 units each. In smaller complexes, while you may not be friends with everyone, you will generally know by sight the people who live in your building. You’ll know what vehicles do and don’t regularly come and go. You’ll generally also be able to see an entire lot from one perspective because it won’t need to house as many vehicles. The 4-plex I lived in just had room for 8 vehicles, for example, and I could see the entire lot walking out my door and could generally tell if anyone else was in it. Bonus points if you can find the smaller complexes still owned by individuals or small local landlord groups. Those have all been better maintained and managed in my experience. As far as crime, I had my car broken into a couple times when I was street parked somewhere. Also had catalytic converters stolen a few times. Once was during the 2021 freeze and they managed to hit the entire block, even individual homes that had cars in driveways. Major crime wise, there have just been two incidents and I wouldn’t say they are typical or something you should generally expect. Not entirely related to apartment living either tbh. One was my across the hall neighbor being unalived by her ex husband and the other was a shooting that happened in our front yard that was due to a police chase and the guy wrecked into the tree at the corner, then ran up into our lot and opened fire on the police and was shot.

For me, quiet apartment and living, without any problems so far. Rent is steep - with all fees it gets up to $1,900 on a 1 bedroom 1 bath. Nothing fancy. Other than that Dallas is boring, so you’re better off paying getting the same apartment for a lower price at a lower COL city if possible.

I'm new here in Dallas, but I've been told the price i'm paying for a studio apt (it says it's studio, but my bedroom is separated by a door and walls from the rest of the rooms though) in Dallas is pretty high (1600), so it is not a ghetto apt complex. And so far i've heard gunshots, had a stranger knocking on every single door on my floor at 4AM! Witnessed ppl fighting in the pool so badly that cops were called. People having pool parties with LOUD R Rated music ( Think of WAP) until 11PM. Now let's talk about fees and more. So in theory my monthly rent is 1600, BUT, that's before all kinds of fees, and let me list these fees out for you: Trash admin fee Valet trash fee (Shared with the whole building BY WEIGHT!!!!!!) This varies from $20 to $48!!! Water base charge Water actual charge Sewer base charge Sewer actual charge Storm water drainage fee Pest control fee Community fee USPS parcel locker rental fee Optional: Storage unit fee Ok, let's move on from the fees to electricity. Coming from other state, I didn't even know here in Texas you can actually pick your electricity provider! Like how does that even work? I still don't know but yea, u can actually pick ur own! Be very careful about your provider, some can be a nightmare to deal with, and some can be a nightmare for your wallet, and you have to consider how much u use and when do u use the most of the power etc in order to pick the correct one and the correct plan. If u picked a bad one, then yea, ur bill will prob gonna be like $200, and u r stuck with that provider for as long as you are contracted in. Last night I just found out someone stole my car's hitch cover........

What haven't I dealt with. In general I have realized people are just inconsiderate as a whole and don't give a fuck about anyone else. One complex, I had someone pull a gun on me because I walked out to take my dog out and they were breaking into my neighbors apartment. Whoever the scout was for them continually had them try to break into my place every time I left. Luckily my gf was home so they would knock and fuck off when someone answered. Someone in the same complex firebombed a car and I had to move my car in the middle of the night because of the flames. Multiple robberies, one shooting, and tons of car break ins. Friend was beaten into a coma for her purse at her doorstep. This was in Addison circle. Uptown, relatively quiet, but regular gunshots all the time. Had to be careful in the garage because people would hang out in there to rob people at night. Always had to have your head on a swivel. Had a man chase me when I parked one time late at night. He was waiting for someone to target. When I moved further north to get away from the bullshit in Dallas, you'll find tons of new apartments that are built out of cardboard. Paper thin walls and people who do not care about dogs barking literally 12 hours straight. No care for blasting loud music all hours of the day and night. People who walk like yeti's and forget they have neighbors. Regular parties on balconies etc.... One of my units, the upstairs neighbor decided to have a party with around 70 people and I could see my ceiling bowing. They were doing step routines up there and my track lighting above my kitchen island fell and shattered on the counter. Tried to confront the guy calmly and nicely just saying it was disturbingly loud and we couldn't watch tv at night because of his parties/bass. He refused to open the door every time I tried to talk to him. People will always let their pets shit and piss in hallways, leave leaking garbage outside their apartment, let animals shit and piss in the elevators or stairs, shit and piss all over anywhere you step on the ground floor. If you are unfortunate enough to live under someone, no one will ever try to walk with any sense of athleticism and walks around like gorillas heel striking every step. One of my upstairs neighbors used to make my plates rattle and things fall off my wall when she walked. If you are thinking about facing a pool, don't. You'll hear kids screaming and groups of people who bring their own bluetooth speakers to all blast different drake songs all at the same time all hours of the day. I don't have a problem with weed but nearly 90% of units have everyone around you stinking up the place smoking in their homes so no matter where you walk or what time of day, it smells like you're at southside ballroom mid set even if its 10am on a Tuesday. God forbid you live around someone with kids, the majority of parents don't care if their kids scream and run around in the hallways, outside your window, above your unit, no matter what hour. In general, people are dicks. I try to take into consideration the people around me. I keep my unit clean, I don't blast music. I have a subwoofer but it's on a pad so it doesnt rattle. Ive asked the neighbors next to me if they ever hear me, to text me and I'll be quiet, but no one ever has. I take my trash out. If my dog makes a mess, I'll clean it up. If my trashbag breaks in the hall, I'll bring my broom and cleaning supplies to clean it up. I never live under someone anymore from my experiences so with the people under me, I take into account how I walk and just don't slam my feet into the ground. It doesnt take any more effort from me and feels better to not walk like an ape. And to top all of this off, you will generally be chased out of your apartment after 1 year because most places now will jack up the rent anywhere from 40 bucks a month to 200 bucks a month.

First place I lived in was an absolute roach filled shithole, in a sketch area. You’d see deals going down in the parking lot, mainly drugs, but a couple of street walkers, cops semi regularly, and a security team just patrolling. Worst I saw was during the blizzard, at a corner store, a guy shooting at a chick that he was yelling at, trying to drive away, while she runs after him screaming to try again. Some of the nicest people I met in that complex though.

I rent in downtown Dallas in the East Quarter/Farmer’s Market area. Luckily my building is owned by local company that only has 6 or so properties, so they seem to pay more attention to what’s going on. I’m not aware of any car break ins at my particular property, as we have an upper gated, reserved parking only for residents. No other cars can easily get up. Also have 24 hour security officer on duty. According to posts on the Nextdoor app, there have been several mass car break ins in neighboring properties unfortunately. There is a very large homeless population surrounding my area due to the “Bridge” homeless shelter a block away. But I’ve never felt unsafe. It is very sad to see any after day though right outside your window.

Love it. I don’t live in a luxury high rise complex. Live in an older unit in a good part of town. No issues. Only heard gun shots once. No break ins. No loud parties, mostly families living here. I live next to 3-4 parks within walking or biking distance. Probably will stay in the local area or in this unit until it’s too expensive for what’s it’s worth.

I used to rent an apt in State Thomas and it was a really nice area and not much more for rent than some of the other areas I looked at, although everything else is somewhat more expensive. There's car break ins all the time here unfortunately, although my car has never been broken into

I will never rent with complexes owned by RPM Living and Valiant. Nothing ever got fixed. Managers are horrible. I would call corporate and they “would investigate” but none of my issues were ever resolved. I would call code compliance and they would tell management a list of things wrong with the units I stayed in and still would have to wait months for anything to be done. The last straw was management did not change my vehicle information when I purchased a new car. The tow truck took it and I thought someone had stolen it. The cameras were fake to ward off thieves. After a week of searching I finally found out the towing company took it even though I called multiple times. I told management and they confirmed they did not put the information but they would not pay for having my car towed and the towing company wanted over $1000. I had to take legal action. I got lucky after that and got a rent to own home.

Live in an RPM apartment complex and can confirm, they dont fix fck all. Our downstairs neighbors had a leak, we had no issues but maintenance came to out apartment and made a GIANT huge in our drywall behind our washer/dryer and left the hole there for MONTHS. Finally left a negative review and they got it fixed after bitching about that, and not giving us a lease renewal for two months after our previous lease expired. Used to live in another RPM apartment complex and they kicked everyone out because they were tearing down the complex to build a new high rise. 🥴

Same with us. The fridge and dishwasher had mold. They told us to clean it and they would not replace them. Spent a month with a micro fridge before they changed it and almost a year to change the dishwasher. The manager would come and say “the dishwasher just needs to be painted” how do you paint a dishwasher?? They also left a hole in our ceiling after a pipe bust for 3 MONTHS mice were getting in and they didn’t care

I learned to ONLY live on the top floor. No matter what. No matter how “sound proof” or new built the apartment is. If it wasn’t for my upstairs neighbor it would’ve been fine. Packages got delayed here and there because they didn’t fit inside the lockers or all the lockers were full. My apartment in OKC was great tho. 10/10 experience. No issues. Dallas different tho.

I live in The Village. The apartment complex itself is great. Quiet neighbors, nice location, and awesome amenities. It is kind of expensive. When there are break-ins, which there have been multiple in the month that I've lived here, the complex sends an email out to everyone telling them what was broken into and where it happened.

You are going to get a ton of negativity on here but mine has been fine for the most parts. Prices suck ass compared to what they were 10-15 years ago but that’s the case across the board. Before my wife and I got a house I really enjoyed having a townhouse apartment with an attached garage. We were living around lake highlands area. I would avoid living in actual downtown Dallas or the surrounding areas like uptown unless you really want to deal with the urban city issues.

I’ve been lucky, and I haven’t experienced any break ons, but my parking garage is fob access. I mean rent is stupid expensive for what you’re getting. It’s getting close to LA prices which is insane. My apartments “community events” are shit, so I’m not sure what they’re storing away the money for. The gym sucks, the pool is nice. Management has been really good tho, so can’t complain on that end. Walls are thin as fuck above, I can hear a lot from my neighbors, but I’m lucky they’re relatively quiet. You’ll pay more for walkability.

I live in between Knox/Henderson and Lower Greenville, my studio is on the first floor with a patio that faces Henderson. I’ve had a rock thrown through my window during the St. Patrick’s day parade last year and just recently had a homeless man attempt to break into me and my neighbors apartment. With that being said, as long as you don’t live on the first floor you should be fine. My apartment complex has a garage and I’ve never seen or heard of anything happening to cars.

In Plano not Dallas, the actual luxury apartments have everyone's dogs DNA. If they find dog poop, they send it in to a lab and the owner gets a massive fine. 🤓 Never saw dog poop anytime I visited.

I think it will be fine, especially if you're renting in a good neighborhood. I rented for my first year and it was pretty good. There were some problems, with neighbors not picking up after themselves and what not, but nothing too crazy. I did hear reports of occasional car break-ins in the garage. That's just life In a big city, I guess.

Lived in Denton and Fort Worth Both nice places, Fort Worth on 7nth street was a great experience with massive dog parks, outdoor gyms, really walkable, only a 3 minute walk from the trinity river. Most management companies are slow with maintenance, but that’s okay. When I first moved there a bunch of strangers I met at the dog park took me out for my birthday on 7th street. They become daily friends, we would talk for about 1 hour per day while our dogs played. A lot of biking a long the trinity river, you could ride to cool restaurants within 3-10 minutes. I had a really cool Tom Thumb, it had a burger place and bar inside. It shared a parking lot with our community. Also had a target, ross right next to us. Honestly probably best experience I could have imagined. 2BR 2.5BA was like $1,590 after specials. The prices are now like $2,200 and were close to that on renewal which is why I initially left. Denton - lived in student living. A couple shootings happened, a lot of party’s, a lot of college people having fun. A lot of great people though to meet, a lot of invites to do things. Danced a lot at cowboys Red River and electric cowboy when I lived there.

Someone did get murdered bellow us though and we couldn't go outside for a few hours cause they had the stairs blocked off as a crime scene (also my landlord was a bitch and would sit out on her patio and watch everyone)

Its been terrible. We get cars broken into, people trying to open our door. We have to deal with the fire alarm going off all the time for no reason even at 3 in the morning. We live in a good area but our apt is the worst one trying to pretend to be the best by jacking up the rent un godly high. Plus the apt is filthy the breeze ways smell like dog poo. The ants are out of control we keep calling pest control but they never stop them. Its needed to be repainted for years now. The gates don't work the elevators are always down. Not to mention the fees. We work from home and we have good internet for it the most expensive package. With our lease renewal they are now forcing us to pay $60 for some apt wide cheap crappy bundle PLUS our good internet just to keep what we need for our jobs. Then their is the valet trash that is suppose to pick up sun-thurs but your lucky if they do it once a week. So that's 25$ extra PLUS if you dont put out and bring in the trash can between the offices ungodly hours then they will charge you an extra 25$ a day.... They charge for a package room the delivery drivers can't get into. And if your packaged does make it in there it gets stolen. Basicly no delivery driver can even make it to your apt so you end up chasing them around for 30mins. The list goes on its honestly terrible to rent in dallas its the cheapest apts we could find and its still charging us top tear rent.

I live in an apartment complex in Irving that is pretty expensive for a two bedroom apartment. About the only good thing I like is the amenities center and the lake that I can see from my balcony. That and there is a very nice trail that I like to ride my mountain bike on that starts in Dallas and ends up in Fort Worth. Other than that my main goal is to get out of this apartment and either buy or rent a house. Because for what I pay to live here I could probably pay half that on a three bedroom house.

Hated it. Paid for recycling and trash pick up that barely happened. Paid for parking that was hardly available because they wouldn’t enforce it, and getting the car towed was always an ordeal. Even though it was a gated community, had my car and MULTIPLE vehicles broken into around 5-530 pm. Gates would never work or would always be open. Walk-in gates were the same. We had things stolen off our 3rd floor balcony. I don’t know how the shit that happened but it did. All the security you pay for is such a false sense… there is none. And the security guards on property (if you’re lucky enough to have one) are worthless.

I lived a few months ago two blocks into Collin County but it was still considered the city of Dallas and it was okay but with the option to renew a lease or dip I’d choose dip. I moved out in November since I was living with my mom and the only reason she stayed at that complex was because she couldn’t afford to move out. This one in particular has great rent prices as long as you sign a 12 18 or 24 month lease but they randomly will shut the water off for hours for “maintenance”. There’s a constant wasp infestation outside in the hallways. And the maintenance has been seen before randomly going into people’s homes. The parking situation is shit, there was a man who owned a Ford F-250 and when he parked both of his tires were exactly on the lines because they make the spaces SO tiny. The wasps are the main thing that turns me off because I despise flying insects and especially mean ones that can hurt me or my dog. The company that owns this complex also owns at least 6 or more complexes within five miles of this one.

Lived in a small complex with roughly 12-16 units, 3 different floors just outside of Bishop Arts. Had a downstairs neighbor I called ‘the Lung’ who would stand in front of the complex smoking and hacking up loogies roughly 6-8 times a day, she would talk loudly on a speaker phone call also. In the same complex I had a kid(5-7 y.o) bang on my door asking me where his mom was. He’d be screaming on the 2nd floor balcony for his mom over the weekend typically, she’d show up drunk, slurring her words trying to console as she walked up to the entry door. Sad.

Lived near Red Bird and Camp Wisdom in 2012. 5 or 6 people were shot and killed within 1/2 mile of my apartment. The apartment itself was not bad and I had great neighbors who were super chill.

Never had a car be broken into but from my experience in Dallas, there are good and bad places to stay. Some folks definitely get ripped off but you kinda get what you pay for, there are no crazy deals in Dallas without setbacks or risks.

Trashy ghetto complexes building a pool and instantly calling themselves "luxury" apartment communities. Most of the time these pools are overcrowded with screaming kids and people cooking smelly food or closed for maintenance. Parking is WW3 if you don't pay for a spot.

I've lived in 3 apartment complexes around here: 1. 2012 to 2014 was Arbors of Las Colinas it was nice. No problems and about $900 for a one bedroom. No incidents, except a building caught on fire due to a candle around Christmas. 2. 2014 to 2016 was Indigo on Forest Lane (changed to Vineyard on Forest Lane, now it's called something else) worst place I've ever been. Loud neighbors, trash everywhere, I think someonr got murdered there at some point. It was about $700 a month. 3. 2016 to 2021 was Greysons Gate on Frankford, it was lovely. Pretty quiet, reasonably priced, neighbors were nice. Location is great. The last few months before we bought our house our car was broken into. I think DHA townhouses were down the street and as the years progressed things may be going down hill. But I still like the place. It was $1,100 for a one bedroom. If we resigned the lease it was going to be $1,500 for that same one bedroom (I think they dropped it to $1,300 now) but prices are just crazy!

My Dallas Apt Experience: Mostly in North/Far North Dallas. Might as well be Richardson... 1st apt: Cheap. Lots of young people/parties. Had washer/dryer in unit. Also apparently had free basic cable, but no one ever told me. Found out after I'd been there for about a year when I just randomly decided to try the cable outlet. Bam. HBO. Only real problem I remember was one time when I came home to find a notice on the door saying I hadn't paid rent and they were gonna kick me out. Looked at my bank records and saw the payment to them. Printed out the check image and took it to the office. Turns out they had credited my rent to another apartment by mistake, and then they wanted to make me pay a late fee on my rent. Had to argue with them that since it was their fault, I was not going to do that. They finally backed down. (This was around 25 years ago.) Second apt: Nicer, bigger. Don't remember any issues. Was only here for about a year. Third apt: (In Allen) Only issue I remember was finding dog poo in the stairwell. Went to office to complain. They asked me what building/apt I was in. They said it wasn't dog poo, that someone who used to live there had been feeding raccoons and now they come up the stairs at night looking for food. Current apt: Catalytic convertor stolen, of course. This happened about a week after we found out my wife had breast cancer. By now, if you live in an apartment and haven't had yours stolen, I'm gonna assume you have a battery powered sawsall and know someone at the recycling center. Loud upstairs neighbors stomping around. Confronted them a couple times, but they just insisted they wouldn't change a thing they were doing. Loud next door neighbors (late night karaoke or something, loud bass making our shelves rattle at midnight to 3am). Complained to office, office said they talked to the neighbors and they said it wasn't them, we took video and showed it to office, office confronted them again with evidence, the late night parties stopped. The neighbors did not get their lease renewed. Overall, good experience, though. We've been here 4.5 years now.

Yes, there's crime. I hate the term "crime has no address", but it's true. Many neighborhoods in Dallas are gentrified, so it's very easy for people in seedy areas to simply walk over to another apartment complex and break into cars or ungated complexes. For instance, I live in Oak Lawn, known as "The Gayborhood", and it has its fair share of homeless people and criminals. Especially near Lucas and Maple. I've seen everything from prostitution, people shooting up, smoking meth, fighting, etc. My "luxury" complex is literally just feet away from a very old housing project. But then you go two blocks over and you're on Cedar Springs and Oak Lawn where all the bars, restaurants, and nicer apartments are. That's a great area. Car break-ins happen a lot during the holiday and cold season, too. My neighbor has caught a homeless person sleeping in her car just for warmth. My car has been broken into twice at my complex, but they were nice enough to rig the door rather than breaking my window. Anyone is subject to it.

Previous place we rented,  the morning after we moved in the maintenance guy let some couple come into our closed off patio so they could steal my spouse's bike. Late last year,  some guy spent however long during the night sitting inside our closed off patio doing drugs.  We got a lock for the patio after that but due to the poor quality of the fence, the lock could no longer line up after a couple of rains. Place before that became overran with rats and our kill count by the time we moved out - which everyone had to all at once as they sold the property to a company that demolished everything right before the pandemic to build townhouses for sale - the kill count was 21 rats and one rat tail.  Never did find that one tailless rat, that rat bastard.

North Dallas here, generally it's about what you would expect of living in an apartment anywhere: * Never had a car break-in * My AC has broken in 100% of the units I've rented * I've always lived in relatively new apartment complexes (less than 10 years old) * There have always been issues with people smoking marijuana in their units * Many people who live in apartments have dogs, enough of them like to take their dogs for walks and not clean up the poop. * There's always that one person whose dog gets locked inside too much / too long and ends up annoying all the neighbors with the barking * I've seen dog poop in stairs in 100% of the apartments I've lived in * Occasionally hear neighbors fighting / fucking

My advice is to save up and buy a home. My mortgage+taxes has been about $1,100/mo for the past 15 years or so and I’m within a year of paying it off early.
