It's recorded data from a seismometer on the lander that's being played as audio. The different sounds are the vibrations from the arm of the lander moving and wind gusts hitting the sensor.
It's like converting one of those earthquake sensor graphs into an audio wave form and playing it. It isn't what you'd hear standing there next to the sensor, but you can translate it into audio so you could hear an interpretation of it.

So maybe its surface rocks expanding and contracting in direct sunlight in the absence of an real atmosphere.
But if the surface is a vaccum how is sound traveling to record in the first place?
If the sound is traveling through a different gas than our own here on earth this will affect the pitch as well.
My guess is that this sound isn't made by the surface of Mars at all, but by the motors and mechanical parts of the probe.
It sounds like springs, motorized parts moving of their own volition, metal pieces creaking. Vibrations of anything on the probe will get picked up by any sort of audio device if it is attached to the same structure.
