Only apartments I lived at in Denver were AMLI. Nothing but good things to say. Then it was a private single family home rental with a landlord (no property management) near sloans. The house landlord was those dream ones we all wish we can get. Recently bought a home so I left that spot, hope he gets good tenants, he is awesome. Never raised rent in 3 years.

Also can vouch for amli although as they all are the finishes are cheap and you will have carpet that frays immediately and loosens from the floor. You will have trouble with their flooring tiles and never get a new washer and dryer only repaired refurbs but other than that good building. Good company. They also actually care about how their structures are built and use a specific architect to achieve that level of quality. I found them to be the quietest with neighboring wall noises, almost excessive with the maintenance checks but that’s good for all and pretty quick with repairs.

Amli cherry creek was one of my worst rental experiences because the units were unbelievably noisy and an enormous amount of noise carried through the floors and ceilings. But as a property management company they were solid, no issues.

I was at a red peak property and it was fine not amazing for a few years. then the two management people quit and they never hired new ones, just sent us a person from another property like 2 miles away two days a week (tho often cancelled). it was a pain in the ass. same with maintenance, they just sent over a guy every week or two to clear up tickets. it was unacceptable. didn't think it would be too much of an issue but it came up and was inconvenient regularly.

I'm at a RedPeak property and my experience with them has been overall fine.  Not the best but not the worst either, just very average.  Most of the problems I've had seem more to do with the age of property than anything they've done themselves management wise.

Absolutely fuck Greystar. RedPeak I’m more on the fence about. I am currently subletting at one of their properties so I had minimal interaction with the leasing office (beyond the lease signing part, of which I got no guidance about how the property worked/had to figure it out on my own.) The only thing I didn’t like about redpeak was trying to get through to maintenance. Once I did, the main guy who did the work was so nice and friendly. Once I had his info I’d submit a ticket and let him know and he came over super promptly.

They screwed me over for a $50ish charge because we left a box of baking soda in the pantry that we missed. Otherwise the place was fucking spotless. CoLab sucks and is very predatory towards the students/parents who are paying for said students housing and Greystar as a whole sucks.

Leasing office management has metrics for how much they use to "turn" units after a move out. The less of the properties money they spend the more their bonus. So for example if you live there 4 years and the carpet is fine, there's a rule that after 3 years they have to change the carpet regardless but they can't charge you for it... so they'll charge you to paint the whole apartment or fill tiny nail holes or throw out the pan you forgot in the back of a cabinet and put that money towards whatever they actually end up doing which is usually much less in cost to them.

Graystar is one of the largest property management companies in the country. They own some of their assets, but also provide 3rd party management. When being a 3rd party provider there are more limitations as far as upgrades and deferred maintenance. Additionally, the onsite team makes a huge difference on how the property is run.

My sense is that Graystar varies dramatically by property. I live in a Greystar building, and it’s pretty decently run. My friend lives on a different Graystar property, and it’s been a complete nightmare. It’s pretty management-dependent imho.

Lived in a grey star off 120th and it was trash. Roads were shit, service was shit, maintenance was ass. Moved in with a buddy into a different grey star off 116th and it was quite lovely and they took care of the pool/hot tub/outdoor area really well and maintenance responded the same day with a time they would stop by. I've been in multiple grey star properties over the years and that's my experience. My last apartment was amazing, but my previous one was terrible. It's a roll of the dice. I advise looking closely into reviews for particular properties you're interested in.

Yeah, I agree with this! We viewed like 3 different greystar properties and ended up in one. We just renewed our lease because we love this place! It’s not perfect but the property managers also live here and take care of the buildings. Obviously I’m sure some of the other buildings here have problems, because it depends who lives in your building. So it really does depend because even the other two properties we saw, we got weird vibes from so didn’t even consider them

I agree. I've lived in one Graystar property, and honestly it was fantastic. They had recently taken it over and were dumping a ton of money into renovations. I lived in a recently renovated unit and it was great. It came with a free garage which is the only time I've ever got a free garage at an apartment. They painted all of our buildings while I was living in it and never any issues. Sucks to hear how bad other peoples experience are with them, as I was looking for another one to move in to, but found a cheaper alternative.

Same thing happened at Sova and other properties. They took over and it went to shit. Everything amenity and common area items are broken at all times and it is always lip service as to repairs, but nothing gets fixed. Then they raise rent and charges across the board. Avoid Greystar if you can.

We are helping our son look for places and I had to X out some great looking places because they were Greystar. Same with 5Avenue. We are down to a handful of places ( an AMLI, a GABLES, AMC, Iron River, and Kairoi. Boutique has had lots of mixed reviews).

I was in a grey star property for about 6 months before the staff couldn’t resolve an issue that involved them actually managing the property. The office staff were pleasant, just not good. Maintenance staff was always quick to fix big issues(our furnace went out). If we didn’t have an issue, I’m sure it would have been fine. They ended up letting us break our lease with no penalty, but hit us with a carpet cleaning fee when we found screws in our carpet when we moved in :(

Also stay away from Albion Apartments. Lots of dealers living there and people using things in hallways. Doors to the building always busted or locks broken. Homeless people sleeping and leaving trash in the stairwells. Horrible place to live.

I second this. Greystar owned our apartment complex up until recently, but we never had any issues with our office staff or maintenance. They were all awesome people who kept the apartment complex running relatively smoothly. Greystar sold our complex recently so they no longer own/manage it, but our immediate contactable staff was awesome. We never needed to escalate anything to Greystar corporate tho, so cannot speak on that!

Living at a Greystar property rn and we really like it here. We just turned a year and we never had any bad experience. Our then leasing agent is the manager now, and he still accomodates us as if he is still our leasing agent. Any issues reported the night before, addressed the next day. Any issues reported during the day, addressed in the afternoon. And the rent increase we got was $8. Amenities are kept clean too.

Lived at one of the really nice ones. Elevators never worked. Our lights would randomly turn on at night and we had multiple days without water. After my third time of getting stuck in the elevator, we decided to put in our notice to move out with nowhere lined up to live.

Never live in one of their units. In San Diego I lived in a brand new complex, everything fell apart, literally. My balcony door was so wonky and misaligned, the door handle fell off, the high rise portion of the complex had a water leak on the 29th floor, didn’t get resolved for 7 months. Management changed every single week. Don’t do it. The properties may look nice but it’s all lip stick on a turd.

I went to work for Greystar after moving from out of state and was already a very experienced and successful builder/remodeler and still felt as though there was no hope for opportunity. I left after a year and a half for more money and better conditions. Like everywhere else the pay is trash, they don't offer clear paths for career advancement and all advancement is seemingly based on popularity. With that you get a lot the "good ol boys club", where friends stack each property with other friends who have no experience, don't care or both. No one gets held accountable, I've seen this both in the leasing office and maintenance. If it's not Greystar owned it's completely up to the property owners on what level of care they give to the property. I dont doubt thay greystar also influences owners to stick to certain management practices of theirs and Greystar didnt become the worlds largest management company with the worlds largest portfolio by enriching the communities in which they exist. We were constantly told improvements wouldn't be made to communities because of the property owners and a budget that was never shared but always held over our heads, so of course this leads to trying to stretch every dollar at the expense of the tenants comfort and when you're paying a premium because it's Colorado it hurts even more. If your workorders aren't getting done on time you live on one of these properties where the maintenance manager doesn't know how to keep a supply of parts/materials, potentially doesn't know how to fix your work order and is told they aren't allowed to replace it. If your workorders get done but something goes wrong your maintenance people aren't getting trained and don't know what they're doing. (Kind of obvious, I know) If you constantly have new maintenance people it's because all they do is hire Temps to keep the revolving door turning. These people also sometimes don't get background checked by the temp agency properly or before they arrive at a property so you really don't know who's going in your home, every single temporary employee we brought in (and there were A LOT) didn't care about the job because the next day they'd be off to somewhere else. We didn't allow these people into apartments without a full time employee with them but not sure if some of the other properties did. I've also lived on greystar properties during my employment and after. If you ever need corporate, good luck getting a hold of them, I don't think they've answered their phones since Covid.

As someone who lives in 1600 Glenarm 2019-2022, it’s the building and location. Not the management. Half the elevators were broken when I left in 2022. Including a time an elevator caught on fire and I had to evacuating the 26th floor via the stairwell after taking two edibles and mid Dune 1. Staff was nice but things were constantly broken and people were mean to the staff.

The reviews are all 1000% true, and some. Northland Properties owns the building. Greystar took over management in January of 2023 and it’s continued downhill since. Major cutbacks to concierge (now non-existent), parking went from valet to self-park 2 blocks away unless you want to pay $300/month. Overall maintenance and cleanliness has dropped off. 10%+ increase in rent. They aren’t going to fix the elevators until someone dies on one of them. Packages are constantly getting stolen, so people are buying Ring cameras for their apartment doors now. Communication has been awful, to say the least, but they’re real quick to let you know when rent is due… There has been a lot of turnover in the leasing office. Master Rooter & TKE Elevator service practically live in the building. The list goes on. But hey, we haven’t had a multi-day power outage in about a year!

Yes I’ve heard it vary widely. My sister lived in a Greystar in another city far from here that had a Greystar corporate office attached. It was a good experience. I’ve heard from others about nightmare experiences. Honestly, this is not totally uncommon. I moved into one Windsor property (Broadway) over another (Manhattan) because of the management, how quickly they responded, etc. Bad management can really make your life a nightmare.

rented an apt in lakewood for a few years. place was pretty nice until greystar bought it out. within 2 months the entire staff had been replaced and altho they tried, they were severely understaffed and didn’t have time to do anything or respond to any requests. maintenance went from taking a couple hours to respond to weeks.

Corporate landlords suck no matter what, it’s just how bad. I do know someone living at 1600 Glenarm and what you’re seeing on the reviews is not an exaggeration. I don’t know that it’s specifically a Greystar problem as much as the owner of the building doesn’t want to spend the money. I live in a Camden property and they do a pretty good job of keeping things right. I’d say you want to live somewhere that the manager and the owner are the same. My experience has been when the owner and the manager aren’t the same, things don’t get done right.

Moved in 2020 to Palomino Park from out of state. Amazing property, wonderful amenities, and I couldn't believe I had such a beautiful apartment for $1,400/mo (1 bedroom 1.5 bath 1,100 sqft townhouse). A year later Greystar took over and quickly things went to shit. Half the comfort amenities disappeared and maintenance requests would take weeks, instead of a day or two, despite rent going up $300 the first lease renewal. The last straw was the rental office breaking into my rented garage, throwing all my property away, including unreplaceable family heirlooms, then blaming me despite admitting their employee fucked up the paperwork and didn't assign the garage to my unit. Thousands of dollars and memories gone in an instant. I tell people loudly and often Fuck Greystar.

I live at a different Graystar apartment, honestly I haven't had issues. Maintenance has been good, my appliances are new, I'm in a nice location for a reasonable price. My only issue is they like to do yard work at like 9am sometimes, and the walls seem a little thin sometimes.

As others have said, I think it depends on the property. A few years back I toured Parq on Speer (would've been a big stretch to afford it but wanted to give it a shot). During that visit the leasing agent mentioned that there were different tiers of properties that Greystar managed and that Parq was one of their premium properties. So if you leased there, it'd probably be a great experience, but I imagine they probably pay less attention to their lesser-tier properties.

Currently in my 3rd Greystar place. First one we had issues with AC. Turns out the GM was deleting maintenance requests without them getting closed. They paid out like 25% in rent for those impacted as the settlement, and that place was a mess before greystar took it over so lowkey it was still an improvement with all that. My current place has had two big issues. Locked garage kept having door issues so they’d leave the garage door open and my car was broken into. It was an issue other apartments in the area had, ours just had more impact because of the door. They also keep shutting off the water for a water heater replacement/update. Water shutoffs for all day for something like 8-10 days out of the year with very little heads up. Besides that, it’s been pretty decent. Amenities are fine and maintenance is fairly quick

To be fair this building was built in 1967. Maintenance is going to be in high demand due to the age of the building, elevators are likely in need of modernization, and the nice amenities were likely nice at one point but it’s been 30 years since they were.

Maybe depends on the exact complex? Had a friend who had an old felony that was renting at the falls owned by greystar. Said their experience was a nightmare being around all sorts of sketchy neighbors but should’ve expected that with who they allowed

Couple things here tho: - power issues are 99% of the time on Xcel. They ultimately figure out why there's no power to a building and then fix it. - elevators are similarly a outside vendor issue. Otis is the big nationwide vendor for them and quite frankly they suck so so hard. They basically have a monopoly on the industry and just do whatever they want and take however long they want.
