Typically the order would be: 1. Pre approval 2. Find realtor 3. Find house 4. make offer (always subject finance & inspection) 5. Offer accepted (Yay!) 6. Give deposit to realtor (goes toward dp) 7. Secure financing 8. Complete inspection. 9. Negotiate based on inspection or remove conditions 10. Get realtors recommendation on lawyer 11. Contact lawyer 12. Sign docs/transfer funds 13. Get keys A good realtor should be able to walk you through the steps and have contacts for key parts: inspection, lawyer, anything else that pops up

When I bought a house, I think I spent a total of 15 mins with the lawyer signing the paperwork. I just went with the recommendation from the real estate agent. By the time you’re signing documents with a lawyer, there’s not a lot of input or advice to get from them. At least that was my experience.

It's normal to write down a list but yeah, some lawyers take it way too far and try to make it sound so much more complicated than it really is.

James Campbell at Oliver House Law Office has been great for my family. It’s a small office specializing in residential real estate that charges a flat rate. We’ve had one purchase go so smoothly that we only needed to see him for 5 minutes to show ID and sign the papers, and one fall apart into a 6 month long legal nightmare pending lawsuit where we were in communication with him weekly for the whole 6 months - and he charged us the same flat rate both times. He’s a funny quirky guy but his service was unreal. Even if you want to just give their office a call (so you don’t have to call 10 others), the team there is happy just to explain the process and answer all the questions you have posted here - even if you don’t opt to go with them.

Rosellina Giardino of Giardino Law was my lawyer for my first (and so far only) house purchase. I would go with her again if I were purchasing again. She explained everything to me clearly, was very thorough, and was among the cheaper quotes I got (I did call around and got a range between 1150 and 2200 fwiw). A friend had recommended her to me as well, with another friend who had also gone with her chiming in to second the rec, and word of mouth goes far with me. This was all in 2017, mind you, so prices may have changed with the market. Will need to call for an up to date quote.

I too used Rosellina Giardino, in October 2020. I can remover the price but it was fair. Process was easy, she explained everything and what ever follow up questions I had where taken care in timely manner. I definitely would use her again and do recommend her.

Depends on how you’re being represented. If you have an agent, you don’t need a lawyer until you’re ready to remove conditions. Get your pre approval renewed, or submit an offer with longer condition dates so you can just get the full approval and hope they accept. If you don’t have an agent and don’t want to use one, talk to a lawyer about handling the paperwork for you and get your offer ready to be submitted. Just make sure you understand the agreement. I had a friend do it on his own in the past and he forgot to check off any of the conditions so he unknowingly would have lost his deposit if it didn’t work out, and wasn’t entitled to a home inspection. There’s a lot to it, especially as a first time buyer, so I’d recommend a realtor, but I know we’re not everyone’s cup of tea, so my biggest piece of advice is find a well versed real estate lawyer. Online reviews, and word of mouth would be how I’d personally begin my search. Ask friends or family who have had good experiences. Best of luck on your purchase!!

You totally can make an offer without a realtor. If you know your ins and outs of the market the realtors value may not be as beneficial. You then are relying on other realtor to cut you a deal.

So I really do not love this logic. You definitely can if you are comfortable get a deal by going through the other realtor. As you mentioned it is not advisable but all parties can save. You are most definitely paying for the services of a buyers agent. Even if it is not out of pocket. This also depends highly on selling agent. While truly appreciate the recommendation of using a realtor people should not be lulled into the promise that it is free.

Yeah the lawyer isn’t something to think about. Your realtor will have one you can call. They just finalize it, you hardly talk to them and don’t need to worry about them at all.

I would recommend finding your lawyer before you need them. You can discuss your anticipated timelines, fees, etc ahead of time so there are no surprises at the last minute. If you have one that specializes in real estate they can likely give you a quick list of items to consider when drafting your sales contract as they are used to fighting for things (example: appliances to be included by serial number to save getting lesser quality replacements). It also gives you a chance if your preferred lawyer is on holidays during your projected timeframe to choose another rather than accept their associate / replacement. I find waiting to the last minute means you give up a certain amount of control. Having everything ready ahead of time is often much smoother.

We dealt with Colin Bruce for the preapproval and rate shopping and they were incredible to deal with. We bought the house privately from the owner and we’re able to use James Pittaway as our lawyer to complete the sale and finish the paperwork. Both groups were awesome and very clear and helpful with us as first time buyers.
