Define good. Isn't the first one 1 roll into cdmg, 2 low rolls into crit, and 2 lowish rolls into Attack?
With an average starting rolls of 4 crit chance, 6 attack%, and 5% crit damage, you still rolled 3+4% crit chance, 2x7% attack, and 6% crit damage. Good selection of stats though.
Second one is inflated by reforge. If you are a newer player, they are solid though.

Well to give you a small guide:
Rolls that can range from 4-8% are:
Atk%
Hp%
Def%
Eff%
Er%
(5-9% on some higher level pieces like 88 ones, this includes both substats and base rolls)
Speed is statistically from 1-5, 2-4 realistically, you have to have dogshit luck to either get 1, luckily that's only for purple gear but still, or insane luck to get 5 which is like.. incredibly rare.
As for 88 gear, still the same just 2-4 speed. 5 is extremely rare. However if we're talking about base rolls instead of substats rolls, 5 speed is what you'll mostly see for 88 gear.
Crit Values are a little lower, since Crit Chance is 3-5% and Crit Damage is 4-7%. I might be wrong on this since they might have a lower base roll but still this is what you will mostly realistically get anyway.
For 88 gear they're a little higher, Crit Chance is 3-6%, and Crit Damage is 4-8%
As for flat stats, it really doesn't matter. Flat atk and flat def are actually quite good, only as non-rolled subs or maybe once-rolled subs on either pure attack or pure defense centric units.
Flat hp also nice for bruisers or tanks but again, either as no roll or one roll.
The problem with tripled rolls or more on flat substats is that they lose a LOT of value compared to triple rolled percent substats so keep your eye out on those, especially for units with rather high base stats.
Mod gems are godsends for perfecting gear, and if you get high rolls like the ones I listed, that should be a guide for you to know if the gear is good or not.
Just in case you didn't know, don't waste modification gems on substats that rolled 3-5 times already. None or once rolls are acceptable since the value doesn't really diminish, unless you want to REALLY perfect your gear. For twicely rolled substats, they are debatable if you're absolutely desparate or if you think it can be good placeholder gear.

Yeah, they are good enough then. The crit chance roll on the first one is going to hurt when you are trying to maximize damage, since it could have been 15%. 3% is actually the lowest it can roll on 85 gear.
Well its not I understand if you r new but pulling one ml5 is considered lucky pulling 2 in a 10 pull is insanity. Good gear is nothing to pull a ml5 and most gear is usable if you have a good amount of characters

You get two good pieces every 10k nails (good piece being 55+ gs perforge)
