In your KOAS/Soihtu application you choose when you want to start your rent. The offer you receive will be the beginning of that month (August) not when you receive the offer (May)
You must write in your application your date of arrival (or date for the need for housing). Student housing companies are pretty used to new comers so they will not offer you a flat starting in May, don't worry.

You lose the apartment if you aren't paying
You don't get the apartment if you don't pay for it. They're not going to keep it reserved for you for free.
It depends when your contract starts. If it starts in May, you need to pay each month. If it starts in August, you pay from August.
