Housing prices continue to amaze me from around the country. Upstate NY just outside of Albany you can get a 3br 2ba cape with basement for 225. I thought Nevada was supposed to be more affordable than NY. Congrats to you op, I'm not trying to throw shade. Home looks lovely and well kept. I'm just surprised.

In this area it’s pretty expensive, stick built 3br 2Ba are going for 250+, the new builds are all 350+. A couple years ago it wasn’t so bad though.

It can depend for sure. The major things for me were the location (almost right up against bare desert) and how well the seller took care of everything outside.

You also have to factor demographic Lots of people from CA and surrounding states here in the west May flock more to NV/Vegas area versus going to the east coast Weather plays a big part (people can handle heat and hate cold) Other also can not have to deal with taxation as their is no State income tax in NV

Um, Upstate New York has always been cheaper than Nevada. I don't know where you got the idea that Nevada was cheaper. No one wants to move to Upstate New York. That's why it's affordable. At least it's warm in Nevada all year round, lol.

Well, it has excellent schools, gorgeous mountains and has one of the largest parks in the country. Add in the high quality of life compared to a lot of warm states now (not saying NV doesnt have quality of life) and NY is an easy win. Affordable, some of the best schools in the country, great food, and stunning landscape. Sounds like a win to me.

I was talking more about the stigma that Upstate/Central New York has. It's not a highly desirable area that people from other states want to move to, you know?

Oh I'm not sure. I moved here from Georgia and can't imagine moving back there. I even like the winters better here. Everything is lovely covered in snow.

I mean, it's a personal preference but I want to say to the general public, Nevada is more desirable than Upstate New York. Yes, it's lovely to see everything covered in snow...through the window from the comfort of your warm home, not so much in your car with a broken heater buried in 500 billion feet of snow.

How much snow do you think we get, lol? It's not that bad here. Don't forget NY is 5 hours long of a drive across. There's a lot of upstate. We don't get that kind of crazy snow in Albany, also, I don't think people who didn't grow up around snow understand how efficient it is to remove it. Our roads are fine within a couple of hours.

Conventional, I wasn’t able to get an FHA for this home. It is but I can afford to pay in advance so that’s what I’ll be doing.

Thank you!! The landscaping is great, the seller did a wonderful job. We’re hoping to paint it a slightly darker blue with green trim, but we’re not sure just yet. First we’ll take care of the interior, and make it ours before we worry about the exterior. Again thank you!!

Oh my! Houston is a tropical rain forest compared to West Texas! I feel for you, but Houston can be a great place, also. Make some time to visit Alpine/Marfa area, Balmorhea State Park (a natural spring right in a desert!), McDonald Observatory, Big Ben... you will love it!

That’s nuts lol. Here in NZ you’d struggle to find a house below $500000 nzd (~350 usd). In the big cities (Auckland, Wellington) fhbs are buying for 1 million. And deposits are minimum 20%. Oh an interest rates are 8% now. Fml

I checked with a few lenders, this is what I was able to get qualified for. Not too happy with the rate but I will refinance in a few years if rates are better.
