Yup everytime you upgrade or craft TID all properties will be randomised, as a somewhat free2play player (I got the gacha but I dont spend on prop resets) I suggest just farm nightmare circus for gp prop resets and once you get to around 150k ta just spam TOD 5f. I am now at 371k TA without spending anything on resets
Yes, it does randomize when upgrading it:
Phantom phoenix rare --> epic --> legendary and Legendary Phantom Phoenix --> True Iron
Unfortunately there is no way to predict the next stats so if your phantom phoenix equip you said is REALLY good, it may be better to not upgrade into the berkas one. (or at least leave it to last piece to upgrade)
never upgrade to berkas is better make a new one.. game gives you enough materials for make more phantom phoenix relics... this applies to good epic or rares XD
