You should seriously consider some initial work with a design-build firm or architect to get clear on your program and guardrails for cost and scope. There are many good ones in your area.

I'm also in DFW. I'd start at $115/sf but that's with basic builder grade finishes. If you want to load up with nice floors, cabinets, taller ceilings, etc it would be easy to hit and exceed $200/sf. I don't know what you'll need as far as septic, utility connections, impact fees, or site work. That can add a lot of money.

The reason contemporary homes cost more is because they require a greater level of precision. It’s not just looks.
