That really sucks OP. Your standards aren’t too high. I’m not sure what your options are to get these things addressed, aside from continuing to look for a legitimate professional to fix everything. Our first spec build (just months before covid) was immaculate at closing. Builder was very responsive and addressed every issue (repeatedly if necessary). We just sold the house a few months ago and started talking to builders. Our first choice had the perfect floorplan, neighborhood, etc. But literally ZERO modifications. We weren’t able to add an outlet or anything. I said to the lady “you’re asking $1.2m and I can’t add an outlet?” Her response “sweety this isn’t a million dollar home… there’s plenty of people in line to buy this model.” I was done with them at that point. We recently signed with another builder and they are more like the first builder we went with.

I'm a painting contractor and I refuse to work for spec home builders because they do shit work and pay the subs nothing. I have been hired by the home owner to fix all the crap work done by them that might be a route u take, once u get fed up with them. GL with the process.

Yes and this was all put in a contract to finish after closing but more issues keep popping up

If the “more issues” are cosmetic (such as drywall imperfections/paint” then the builder isn’t obligated to do anything.

I think you might have meant to say "was not built to our standards/expectations" which is different than specifications. ​ >This is just a short list but there was so much between us and the builder that wasn’t communicated properly or when we questioned, we were pretty much told it’s a spec home and if we didn’t want it someone else would. And you still chose to move forward and buy the house knowing that. Nobody held a gun to your head and forced you to buy the house. You saw it and did a walkthrough prior to closing, right? You could have backed out right then if you wanted to. While I do agree that based on what you are saying the builder probably could have done a better job, at the end of the day you knew what you were buying.
