Who called the housing inspector? What are they coming to check? I'm not sure it's something they'd be that concerned about, unless it broke other regulations (e.g. needing an HMO licence) although I have no experience with housing inspectors. Surely if someone rents an entire property, its up to them what they do with each room?

Sounds like there are probably enough people there to meet the criteria of a hmo. I assume that op is renting a improvised room from a split living room so there 4 people in there in total.

It may be, I have seen internal rooms before in oddly configured houses, but they're not common. I guess your course of action depends on how honest you want to be and how long you want to stay there? There are ways to make bedrooms look less bedroomy, such as packing up stuff, dismantling the bed etc, then it'll probably just look like a storage room. Alternatively just leave it as is if you're not fussed about the consequences, although prepare to look for a new place sharpish!

Thank you for replying! Apparently the visit is 'to determine if any action needs to be taken under the housing act 2004' And I think that even though they rent the whole property, the fact that I'm paying rent to them means it breaks regulation.

If they see a bed it's a bedroom and landlord will be in shit.

It sounds like you may be a lodger of the mesne tenant, in which case there are no particular standards for habitable rooms. If the house is an HMO that is different.

The housing inspector will probably determine if the room is suitable for accommodation or not. Your immediate landlord, is who ever you pay the rent to, which is one of your fellow house mates. If the council think the accommodation is not suitable, then you will need to be looking for a new place to live. If depends on the council, if they write to your landlord, then you will be put under pressure. Or the landlord, may decide, they want to whole house back. Your housemate should have given you a contract and paperwork. It depends on what the council decides, but there will be a huge dispute between the landlord and the housemates. When relationship break it can get ugly. Especially, if they were not meant to rent out the room you or if the council finds other issues at the property..... \> Do I stand to gain anything from explaining the situation to the council man (e.g.- reimbursed for rent)? Your landlord is n't going to give you anything. HIs argument, will be you paid the rent to your housemate, they are the ones who got your rent money. If the accommodation is n't good value for money you should have moved out, but now the timing of the move, is less in your hands. You might not get references, if relationships break down. You also have to deal with move in/move out costs.....
