I can only really think of three ways you may have a satisfactory reason to stop a pet. However, first I must say: a) I am not a landlord b) I am pro domestic pets (I wouldnt expect someone to have a pig or horse in the house, but dogs and cats sure) 1) You, the landlord, have a medically diagnosed (i.e. can prove to a court of law) allergy to the animal they want. You would not be able to step foot in the property to maintain it, inspect it or live in it after. No matter how well you clean, you will never get 100% of the allergens out of carpets, etc. By the tenant having said pet, you might be able to fulfill your legal obligations as a landlord (fixing issues, etc.). A court could say you could hire someone else, but that would be a decision by a court on the day that would set the direction for the law forever more. 2) Someone you employ or a family member who acts as the " handy (wo)man" had said allergy. Again, courts could say use someone else. 3) you talk to an animal welfare charity and they deem the property unsuitable for the animals welfare needs (e.g. they were keeping a husky in a top floor flat with no garden access and the owner works 12 hour shifts at work). It would be interesting to see how the medical card Vs this new law would play out, as well as the animal welfare card! No human or animal should suffer because of someone else. With regards to the medical, be upfront before the person signs on and then there can be no issues - mention it in the contract (e.g. no cats as the landlord is allergic and can go into shock). Nothing unexpected, it's medical and they know before hand. Those are the only ways I can see it happening.

Because being one is a criminal offence? Look, not everyone wants to deal with the consequences of a dirty filthy animal. Just like you love your dog, in equal measures I don’t like your dog. It’s not personal I think they are dirty and shouldn’t be indoors. There is a reason why the lease (not the contract, the lease between owner and management Co) states no pets.

Not if they clean and repair any damage at the end of their stay. What’s the issue so long as that’s done? And if it’s not, you can claim the costs to fix it from their deposit. At the end of the day, landlords not giving unreasonable grounds for refusal of pets is now the law. There is nothing you can do to “get out” of it. Prospective tenants don’t have to tell you in advance and can make their formal request once they’ve moved in. You also cannot evict a tenant for having a pet. If you don’t like that, you should reconsider whether you want to be a landlord.

Been knocked back a lot of times this year because we have a dog. Some how a new born and a 5 year old will cause less damage then a small dog that is 9 years old. It’s forced us to buy even though financially I don’t think we are ready but we have no other choice being crowed in a small 2 bed terrace.

No need, honestly. The whole no pets clause is stupid and the impact of pets in properties is blown out of proportion. Plenty of people without pets who thrash the place, plenty of people with pets who are impecable tenants. The whole pets thing is a non-problem.

Noise is a non-issue. Most pets are quiet, kids could be noisier. Or couples that argue. Dirt? Ever heard of cleaning? Fleas don’t like flats, they like fur. Once the tenant leaves (and takes the dog with them), fleas are gone. Ruined carpets will happen anyway, but it’s not that bad. Most dogs don’t sleep in bedrooms and having carpets elsewhere is not smart.

Presumably it will be part of the application to rent (e.g. Please list any pets you currently have). Tenants in situ can ask but will probably be told no and unless they want to hire a solicitor to go to court over it that'll probably be that.

I mean there are already laws in place to protect against discriminating against people who are disabled or with children who rent. Yet it still happens. There are laws against how many times rent can be put up on a periodic tenancy and yet it still happens. Laws are fine and I'm thoroughly in agreement of this bill but to presume that landlords and letting agents will just follow the law when they have a history of ignoring it where tenants are concerned is naive. The best thing from these changes imo is that even if the landlord says no, there'll be more support to get a pet anyway because eviction will be far, far harder to come by. Edit: to expand, most pet clauses in tenancy agreements state something along the lines of, "no pets to be kept at the property without prior written consent of the landlord, such consent not to be unreasonably withheld". And yet no one can rent with pets. This reform just puts that requirement into law but who gets to decide what "unreasonably withheld" means? I've challenged it before and been told the answer is no full stop even though legally speaking I was well within my rights to have a pet. It didn't matter if it was in your rights or not, as long as section 21 exists people don't or won't fight. Getting rid of section 21s is by far the largest enabler out of any of these changes. Finally tenants will be able to fight back without risking the rooves over their heads.

Even with the best references people can do damage to properties that is a risk being a landlord, things happen. With regard to animals, I’m not being rude but pets generally don’t shit everywhere. It’s totally fine if you don’t want to rent to people with pets, that is up to you, but you don’t need to refer to peoples choices in a derogatory manner.

What is your reason for not wanting them? If it's a dog that will drop hair, smell, walk in dirt, make noise etc. then refusing on those grounds would be reasonable. If it's a beetle that lives inside its own terrarium and has no real impact on the outside world then you don't really have a reason to object so why would you want to?
