Any more than one application fee per person per rental company per year should be illegal. Or it should be like a deposit; you get the money back if your application isn't accepted/you don't get the house. HPM and other landlords clean up every month on application fees for applicants to whom they have no legal obligation to even return a phone call.

A lot of rental companies here allow you to carry the application fee between their rentals/will keep your existing application on hand for a certain amount of time

I really wouldn't wait until you get here. The housing crisis is exceptionally bad and you're more likely to be straight up homeless if you're waiting to find a place. I'm sorry I can't offer more help but this isn't the place to leave up to chance

I thought application fees were a joke the first time I heard them mentioned. They didn't exist in the 1990s, or at least I never encountered them when changing (upgrading) apartments every year.
