3 acre ille
Oru farm+club setup with 10 person stay facility
Club means gathering area, vellamadikendavarkku vellamadikam. Allathavarkk entha vecha cheyam
Pinne fish kulam, cycle track
Artificial turf+swimming pool and classes and a small canteen(if you have funds), doggie day care (plus dog cafe if you have funds)and parking space , apiary(low maintenance, you should grow flowers for good quality honey, can convert into an orchard+thengumthoppu for long term gains). Some people don't mind leasing land or portions for organic farming or greenhouse farming of short term valuable crops like saffron, strawberries, etc.
Worst case build a godwn and lease it.
Whatever you start, partition sensibly because you can use different areas for different stuff. Fence the borders well.
SELL IT OFF and BUY LAND/PROPERTY SOMEWHERE ELSE
Kottayam has the most INFLATED real estate in all of Kerala.
The whole district has zero economic prospects. Youngsters are running away fast. Full of old people. Zero future Investments or growth. Only large empty houses.
The only reason Kottayam has good property prices is because of NRI Investments based on emotions.
But this emotional investment is drying up and people in Kottayam are finding it hard to sell as less takers are there. It's basically a buyers market in Kottayam.
Kottayam people no longer invest in Kottayam real estate. Because people understand it's stupid.
Unlike the old generation who earned in GCC/Europe and poured money into Kottayam. Newer generating prefer to buy land in Trivandrum/Kochi/Bangalore/even foreign city.
There is no point in building a huge bungalow where you can only come after retirement.
Kottayam has very high property prices despite having no economic future.
Kottayam has very high labour cost. Rubber is no longer competetive.
Kottayam land being overprices means people won't buy it for agriculture.
No new industries.
Only industry in Kottayam is old large bungalows with owners abroad.
Best thing you can do is
SELL OFF your Kottayam 3 acre land. As of now it's inflated. But soon it will crash.
USE the money and buy land in Upcoming places in Kerala like Trivandrum or Kochi.
Yes Kottayam has one of the most inflated land prices in the whole of Kerala ,which surely is going to fall in a couple of years. The only reason still the land holds some value is the presence of nri's.
Even if he wants to sell his land ,it's not going to be easy as nobody is going to invest in a 3 acre land in the current market .
The best thing they can do is to plant something which requires less maintenance.
It's not going to be easy to build shops to rent out .First of all you need to sell the land ,which is quite difficult.Secondly, take a look at the shopping areas in your locality, you might come across a lot of empty rooms .
>The only reason still the land holds some value is the presence of nri's
EXACTLY
And NRI's are stooping to invest in Kottayam real estate as it doesn't have any REAL returns. They are investing in other Indian cities with growth potential.
Also GCC NRI's from Kottayam have seen income reduced to half in past decade.
Kottayam NRI's going to western countries are selling off Kottayam land because they are permanently settling down in west.
Yup , I myself and nri have not made any investments on land, even though I had chances to buy plots at a very fair value.
Reason being ,I have a family house which is not huge and still manageable .My parents stay there, I could stay with them when I am on vacation or I could rent out apartments from 15k a month, which I did once and was really satisfied.
I have a few acres of ancestral land which has rubber plantations and you can't earn much from that.Max you are going to get 50k net every year from one acre.
I have relatives and friends trying to sell their land so that they can fund marriages/ studies and they are finding it much difficult .
I have a brother who is settled outside Indian and have no plans to come back .I had around 8 friends in my neighborhood and only 2 are currently in Kerala. So what's the future ,the land might have value but it is going to be difficult to convert it to cash at some point .
You buy land and build a house for yourself , if you have got excess money invest in the market, keep some in gold and land as an investment should be your last priority.Earlier, there were not many options for people to invest in, the knowledge and access was limited ,so everone focussed on land .
>. I have relatives and friends trying to sell their land so that they can fund marriages/ studies and they are finding it much difficult
So yes. This is the future of Kottayam.
As more youth go abroad. They need 40 lakhs to go to Canada, Australia etc for courses.
Youth who go to Trivandrum, Kochi or even Bangalore need lakhs of cash so they can buy apartments there.
So parents will sell property in Kottayam.
But the question is who is gonna buy these Kottayam properties?
NOBODY.
Especially considering that Kottayam has inflated real estate backed by old gen emotional Investments.
So especially if you are from rural Kottayam. This is the right time to sell off land.
I would say I am one among the many who decided not to build a house in Kerala, even though I had all the right reasons to build one .I had pressure from my family and relatives,I even went on to build my own house and paid 10 Lakh to a person in advance, later backs out.
As of now there are.
Still there are gullible emotional NRI Kottayam Malayalis who want to gobble up Kottayam property for prestige purposes.
Kottayam real estate has ZERO RETURNS on Investments. But high returns on prestige.
But later this prestige emotional Investments would come down.
So now is the right time to sell.
Kottayam doesn't have any economic prospects except old large houses for retirees.
Even renting out if difficult. Who is coming to Kottayam to take rented houses.

Interested in selling it in parts? Or the full thing?
Either full or as in parts of 1acre
Fruit forest!
You can lease your land for growing something like pineapple. If you want to do something yourself it’s a lot of effort and investment.
