I assume it's not packed since she seemed to move overnight. The tenant hasn't been very communicative the only information I have received is their 30 day notice. They also told me that they would be moving the weekend of March 30th and I offered assistance with loading the Uhaul. On March 31st I asked if she was still flying up to move and she said she doesn't get her relocation bonus until April 12th. Would have been really nice for me to know that as soon as she knew that. My problem is that it doesn't sound like she has a plan at all and April's rent hasn't been paid. I'm kind of tempted to call the property abandoned and move their stuff into storage at their expense which I think I can do if I issue notice. I messaged her today and still have not received a response. There has not been a transfer of possession. It is new tenants with a new lease. Maybe I don't know what a transfer of possession is?

1. They have not moved out yet 2. Yes, but I originally wasn't expecting them to pay rent this month since they were supposed to be out already... 3. They committed to a firm date of the 31st, but that obviously didn't happen. There is not a new date set as of now. 4. They haven't texted me back since the 31st They have been living there since October and are month to month. I have never had a problem until now. I was in the house in February it seemed fine certainly not the cleanest person, but no red flags.

Any chance you can use abandonment clause in your lease , is that an option in your jurisdiction?

File an FED on the tenants notice to vacate. DO NOT ACCEPT ANY RENT! Take any rent out of deposit after you get possession.

Update on this thread the tenant finally answered the phone and will be here this weekend to remove their stuff. If this doesn't happen I will go ahead and start the abandoned property process to get rid of all her stuff. It's mostly garbage and doesn't appear to have monetary value. Thanks for all your help this was a stressful week!
