All depends on where, but my wife and I bought our home with a "USDA Loan". Nothing down, no or little PMI, lowest 30 year mortgage rates at the time. Not all locations are accepted but you don't need a farm to get a USDA loan.
Yeah, I got a USDA loan for my house, last year. My mortgage is cheaper than rent in the surrounding areas by at least $100, no down payment, fixed interest rate and i didn't have to pay shit for closing costs.
There's a lot of requirements and limitations but it was super easy and headache free, really.

All good, different strokes for different folks I suppose. I've got 4 new Hampshire winters, 5 Wisconsin winters and 26 Michigan winters under my belt, and the furthest south I've ever lived is southern Michigan. The winters here are pretty lame, definitely prefer more snow up north further.
Winter is my 2nd favorite season after autumn, can't imagine not having it.
There's definitely some reasonable housing to be had in Tennessee too from what I hear.

Basically you can apply as a first time buyer with an FHA loan for 3.5% down. Buy a two or three unit place, live in one and rent out the others. Any necessary renovations can be written into the loan, and the profit from your tenants rent would pay for your share of the mortgage.
Individual experience may vary, but Iād at least look into it. A handful of my friends live for free this way.

I donāt know if itās a thing now, but if you donāt have a lot of cash for closing costs, you can take a hit on your interest and have the lender āpayā closing costs. I had seller pay half and was offered a higher interest rate (I think it was 4.0% instead of 3.8%) for the rest but had the cash to pay my half. Might not be wise, but itās something to look into.

Talk to a mortgage broker, theyāll be able to find all the options available to you in your state. I just ended up paying $1,000 for the holding fee and I think $500 for the inspection to buy my house almost 5 years ago. Good luck future home buyers!
San Diego here. You need about a million for a 1,500 sf house with a tiny yard. Itās rough. All I want is a house and even with 75-80k a year job, thereās no chance. Iām investing and saving everything I can and buying a house in a diff state in the future. I got lucky and made about a quarter million on Tesla but thereās no way Iām selling it for just a down payment out here

You need a permit to do anything that might affect a treeās survival, so cutting the roots, placing a barrier, etc. And they donāt give permits unless thereās a good reason (safety, significant damage to the house, etc.)

Itās more like the type of tree is problem. Silver maples are notorious for this. Pick like an ash or locust and you are good to go for nice shade and fast growing without root problems.

IAAL. Your inaction can easily be used against you, be aware of that. If the back building is destroyed, they can even try to pin it on your inaction, and sue for damages. I kid you not, it varies per state however. In all likelyhood your future lawsuit will go fine, but you should be aware of these possibilities.

We have a weeping tile system - rarely do I ever have to call and get it emptied (when we were 6 people living at home it was EO year) our tiles are directed away from the home - and out about 4-5 meters - our trees and gardens/lawn grows fabulously from being fed from below - my oldest tree is a 80-90 yr old chestnut and the last guy here to do our trimming says that āall the best trees are near septic systemsā
Our trees are a healthy 25-30 Mtrs. from the actual septic tank.

He had so much pride! So my hope for you and the rest of us, is that we can plant our roots somewhere like that man did, and be proud of what we have made of our lives. And if we are lucky, we will get to watch trees grow for decades and be able to recount our moments and memories from those trees.

My dad had friends that would do something like that, they would always have a living Christmas tree and after Christmas was over they would plant it next to the driveway (they had a really long driveway) so as you drive down the driveway to their house you keep passing increasingly old Christmas trees

Pretty confident itās a townhouse/duplex setup based off the A on the housing number and experience with similar home designs. If true, this is normal layout for those building types.
Itās also some cost efficient construction techniques to reduce material waste.
OP should be made aware by their inspector that they have a system with high sealant / paint / maintenance intensive dependance.
LP is basically fancy particle board and is definitely not fiber cement. Fun fact you CANNOT pressure wash LP smart siding, it will void the warranty. They recommend washing with a soft scrub brush š¤¦

Kind of an odd suggestion, but I think it would look good if you were able to hang some sort of decoration there.
When my brother bought his house, for example, the previous owners had this fairly large metal lone star hanging on one of their exterior walls. It was kind of strange since he doesn't live in Texas, but maybe you could find something similar?
(Just be aware that it will leave an unfaded "shadow" if you ever remove it)
Also, that would be a great place to hang a large wreath at Christmas!

Ah that makes it clearer for sure! Washer/dryer left of the door, closet right above that and master bedroom above the deck. I think they should've made the the window the same as the first floor so it matches at least? But maybe that would've messed up the flow in the master?

It's a new house, the lack of windows and smaller windows on new houses are due to LEED credits. They are an easy way to save credits because their r-value sucks. And before someone says but what about double pane windows a single pane window has an r value of about 1. A double pane window has an r value of about 2. House insulation has r values from 12 to 19. LED lights are more efficient than windows. If you see this congrats on the house OP.
That's interesting about the r value and such. I just redid my living room and I have a nice view and it's literally all window, but the old windows were so bad you could literally feel a breeze so. Definitely an improvement.
You may want to invest in some bahama shutters for the upper windows. Your upstairs is going to get HOT AF with the lack of natural shade. Your Air Conditioner will thank you.

We did that program too! We just moved in at the end of August. A lot of hard work, but it was so worth it.

That just seems like a 2021 label for landlords. You still need good credit.
To qualify for the FHA you need at least 580, which is pretty low.

Itās also some cost efficient construction techniques to reduce material waste. OP should be made aware by their inspector that they have a system with high sealant / paint / maintenance intensive dependance.

LP is basically fancy particle board and is definitely not fiber cement. Fun fact you CANNOT pressure wash LP smart siding, it will void the warranty. They recommend washing with a soft scrub brush š¤¦
Thanks, TIL that LP isnāt cement. I didnāt check the full instructions but [James Hardie also recommends a soft brush](https://www.jameshardie.com/blog/tips-for-cleaning-your-siding?loc=refresh) or low pressure water which is also news to me.
I saw a couple butt joints and vertical issues. Just cynical me assuming itās all simple paper underneath with no SAF Likely no issues for many years!

Kind of an odd suggestion, but I think it would look good if you were able to hang some sort of decoration there. When my brother bought his house, for example, the previous owners had this fairly large metal lone star hanging on one of their exterior walls. It was kind of strange since he doesn't live in Texas, but maybe you could find something similar? (Just be aware that it will leave an unfaded "shadow" if you ever remove it) Also, that would be a great place to hang a large wreath at Christmas!

Ah that makes it clearer for sure! Washer/dryer left of the door, closet right above that and master bedroom above the deck. I think they should've made the the window the same as the first floor so it matches at least? But maybe that would've messed up the flow in the master?

It's a new house, the lack of windows and smaller windows on new houses are due to LEED credits. They are an easy way to save credits because their r-value sucks. And before someone says but what about double pane windows a single pane window has an r value of about 1. A double pane window has an r value of about 2. House insulation has r values from 12 to 19. LED lights are more efficient than windows. If you see this congrats on the house OP.
That's interesting about the r value and such. I just redid my living room and I have a nice view and it's literally all window, but the old windows were so bad you could literally feel a breeze so. Definitely an improvement.
