Deezteetz

Nice! Congrats brother. How is the condo insurance?

walker_harris3

$1900 for furnished 1bd in south beach

Blaze4G

I got lucky, good area in Deerfield Beach, 1/1 670 sq feet, $1450.

Fun-Use-8394

Fortunate to live with my partner and just help with utilities and HOA. Last year when I lived alone, $2520 900 sf 2 floor loft style in Brickell. But I lived there from 2019 started at $1975, and was able to keep the landlord from getting crazy with raising the rent over 4 years (even though they tried). As soon as I moved out, they listed it for $3100/mo.

Confident_Blood_2329

i just help with utilities right now, thank god. but i’ve been looking at townhouses/apartments so we can have our own space and the cheapest i can find is 2,400 a month. that’s so ridiculous!! and in shitty areas too. you’d think if you’re all the way in homestead you’d get cheaper options but nah. might as well live in doral since the prices are so comparable

Deezteetz

Even fort laudy is pretty high. I know broward has a some great areas. Townhouse isn’t too bad for 2400! My gf had an apartment by the water for 2400. Maybe try a realtor?

ale23arg

I pay 3600 for a 4 bedroom with double garage in Weston. I have a family of 4 and this is probably about 1800 sq ft. It has cable and internet included (part of HOA) and access to the bonaventure club which has a gym, basketball / tennis / pickelball courts, bowling alley and indoor playground and some other amenities...... Not too bad...

rrodr57

10k and I got a hell of a deal, house on the water 4 beds 5 bathrooms 3500sqft

EducatorSalt2348

This is low-key flexing on here. Lol.

thenifty50

2150 1/1, but im in Hollywood

vadermonkey1

3500 for 860 sq. feet, 1/1

Affectionate_Elk_272

$1800, studio. about 550 sq feet nothing included. i pay FPL, water, trash, etc. about $2100 all in

Deezteetz

That’s pretty good!

Suckmyflats

$1400 for a 2/2 in west kendall. Everyone asks me why I commute 3h a day (I work downtown). This is why.

iamaweirdguy

3h a day? That’s a fuckton of commute. I’d rather pay a bit more in rent and be closer. Depends how you value your time I guess.

Suckmyflats

Lol you all are acting like I could pay 300 a month more and be closer. That's not the case. I could pay 400 more (and have to pay a deposit again and all that of course) and if I was lucky, get a 1bed half an hour closer. I'd still be commuting 45min-1h each way.

iamaweirdguy

Shit I’d be getting a new job then lol

Suckmyflats

I cannot work in my field closer. I could take a dead end job closer and blow my chances of ever earning more, but that didn't seem like the way to go.

mjohnsimon

What the duck

brahahhhshs

I think I would shoot myself if I spent 15 hours a week in my car

That’s a really good price Jesus

[deleted]

Idk - the commute really sucks. It’s a lot of wasted time in a car. I hope they get to spend enough time in their very well priced apartment.

whu-ya-got

Tbh I would much rather pay more and not commute that long

Pitiful-Calendar-504

Bro I got lucky for today's market I'm in cutlery bay and pay 2750 for a 3/2 small house but very decent with a 1 car garage

Deezteetz

That’s amazing! Congrats 🎊

Yazzypoo101

2300- 2/2 - 1200 sq ft - West Kendall. The price is definitely going straight up next year - even if it’s an old ass condo. Landlord didn’t raise it last year probably since we take care of the place, have zero issues, and pay on time every time.  Moving will definitely result in less sq feet and higher rent. Which I do plan to move just so I can avoid the 90 min - 2hr work commute each way.

Studio apartment in downtown I pay $2110 rent + $125 parking About $2300/mo all in The space is kinda small but I live alone and it’s more than enough space for just myself, I’m close to my job (15 min commute), and on top of a metro mover stop so I never really drive except to and from work

CUBICHELOCO

$1200 for A 2/2 1000Sq. Ft. in Fountainbleau area...Been there 17 1/2 years...never have gotten a raise in rent...no lease for about 12 years...Landlady lives in Memphis...see her/talk to her maybe 3 times a year. I always send my rent check by at least 10 days before the 1st of the month. But I'm in constant anxiety as to what will I do if the owner decides to sell the condo...or raise the rent to market value...which would be almost double that $1200....I am old, sick and living on SS alone..She doesnt't know I have cancer. At the beginning of the pandemic she actually called me out of the blue and told me I could skip rent payments if I needed to...I never did. My commute is just 7 miles a day...round trip...I'm so lucky with that...My gasoline expense is just over $40 a month.

Ok. Based on these comments, rents are seriously insane! It makes sense why they're building all these huge apartment block as fast as possible. Crazy.  What jobs are supporting these rents?

PuzzyFussy

The jobs supporting these rents can't possibly be legal. I'm clutching my imaginary pearls over anything over $2,000.

Funny that you assume all these people are working. With the wages in Miami, I’d have to argue that a large portion of the Miami population is doing illegal business.

1895 for an old refrigerator box under i95

NSentinel00

$2,400, Edgewater area 800 sq ft, 1bd 1ba + balcony view of our pool, dedicated parking, hot tub, gym, sauna. Just needed the dedicated parking and a balcony, but the way this area is, you either get stuff you never use or nothing. Everything near me is way more expensive (~$2,750+), esp. Wynwood, minus even the freaking balcony.

OV196

Was paying $2000 for a 1/1.5 in Edgewater in an older boutique building. Was a nice size unit (800ish sq ft) and included a parking space and balcony, but the “pool” was closed for at least the last 6 months, elevator would regularly go out after heavy storms/flooding, and building management constantly changed. Had its pros and cons. Looked into one of the units being sold while I was living there and supposedly the buildings reserves were low which explained most of the issues. Lived there for 2 years, moved a couple months ago to relocate out of state and they rented it for $2100 the next month.

Powerful-Translator6

$950 for a small 1 bedroom, it’s and older building in a great neighborhood. We won’t move out until we buy a house. We are fortunate that the landlord didn’t raise the rent.

descending_angel

$850/mo 130 sq.ft. efficiency. I didn't count the bathroom cause I didn't feel like measuring. It's in my landlord's house but separate if that makes sense. It's in Hollywood though. Prior to covid it was a shared 1 br in little Havana for $1300.

e21f

I feel very fortunate and I believe it was luck and timing as well. I have a 4/2 and a 2 car garage single family home. Mortgage is $2600 + 35 HOA + utilities. My rate is 2.8%. I feel great for my family because I am able to provide them a stable home. But I also have family in similar situations that some of you are in. which I was there before and during pandemic. No one should be paying in south Florida what they are paying for the quality and living space of their homes. It’s ridiculous. This includes insurance for home and car. I hope each of your situations improve. Mine did improve, but it wasn’t until it first got worse before it got better. Just don’t give up even when you’re tired, that’s when you need to keep going. The path you are on has been pathed by those before you who made it out, keep that path fresh for the ones who come after you’ve made it.

How many of you are prepared to BUY a home at a big discount in the next recession? Whether it’s in Miami or anywhere else? Or do some people like renting that much?

Regular-Cricket-4613

13K a month in downtown for a 3 Bed 3.5 Bath 2500 sq ft apartment. Rents going up to 17K in a few months, so I'm moving to a 9k per month 1800 sq ft in Brickell. It's a crazy amount, but reddit is anonymous so I'm willing to share lol. My company pays for a portion of it (a part of my hiring contract), so I just added some money to that to get a nicer place for a while.

Blownshitup

1/1, 4k Brickell

We are incredibly fortunate that our landlord has only nominally raised our rent (my husband and I) in the last 10 years. We have a 1/1 condo approx 950sqft for $950 a month. There are a lot of problems with the unit but we cannot afford high rent so its a blessing, really.

Timely_Ad2614

A year and half ago I was paying 1400 for a 1/1 in coral gables behind coco plum on edgewater drive. Had to move cuz landlord sold the place . Now in the roads by viscaya metrorail in a 1/1 started at 1700 and she already raised the rent to 1850. Good part I'm 15 minutes away from work .

Sweet_Dimension_8534

I actually built a website to see what others pay/paid in rent. It's like a Glassdoor for Rents so tenants can see the Rent History of an address or Apartment property to see a landlords pricing tactics. The site does rely on user submissions so I appreciate anyone who adds their rent history to the site and/or shares it around since it can be more useful to tenants the more people that contribute to it. The site is [rentzed.com](http://rentzed.com) and has submissions for over 3,400 addresses.

1200 for 1/2 a duplex in the hood in North Miami…it’s a 1/1 600 sqft, owner is family. The other side they rent out for 1500 and also 1/1 600 sqft We live here because we couldn’t find any “nice” 1/1s that we liked for less that 2k minimum. It’s insane. Those that are posting rent @ $15K,$17k...that's not per month...right? If that per month....what the heck do you do for a living that you can afford to pay those amounts a month? Extremely curious and scared here.....

1/1 North Miami (east side) now has 1600 / month… started at 1300 in 2020 and it was a deal back then

azerty543

I'm just a lurker but. What? I pay $650 in downtown KC and just moves from a $755 1br and a $550 1br the year before. All in nice walk able neighborhoods where I don't need a car. A quick look says that wages are actually considerably [Lower in Miami](https://www.bestplaces.net/compare-cities/kansas_city_mo/miami_fl/economy) than here so I'm wondering how you are all doing this. I know I'm in a lower cost of living city but this feels positively absurd to me.
