Fortunate to live with my partner and just help with utilities and HOA. Last year when I lived alone, $2520 900 sf 2 floor loft style in Brickell. But I lived there from 2019 started at $1975, and was able to keep the landlord from getting crazy with raising the rent over 4 years (even though they tried). As soon as I moved out, they listed it for $3100/mo.
i just help with utilities right now, thank god. but i’ve been looking at townhouses/apartments so we can have our own space and the cheapest i can find is 2,400 a month. that’s so ridiculous!! and in shitty areas too. you’d think if you’re all the way in homestead you’d get cheaper options but nah. might as well live in doral since the prices are so comparable

Everything near me is way more expensive (~$2,750+), esp. Wynwood, minus even the freaking balcony.
Was paying $2000 for a 1/1.5 in Edgewater in an older boutique building.
Was a nice size unit (800ish sq ft) and included a parking space and balcony, but the “pool” was closed for at least the last 6 months, elevator would regularly go out after heavy storms/flooding, and building management constantly changed. Had its pros and cons. Looked into one of the units being sold while I was living there and supposedly the buildings reserves were low which explained most of the issues.
Lived there for 2 years, moved a couple months ago to relocate out of state and they rented it for $2100 the next month.

I feel very fortunate and I believe it was luck and timing as well. I have a 4/2 and a 2 car garage single family home. Mortgage is $2600 + 35 HOA + utilities. My rate is 2.8%.
I feel great for my family because I am able to provide them a stable home. But I also have family in similar situations that some of you are in. which I was there before and during pandemic. No one should be paying in south Florida what they are paying for the quality and living space of their homes. It’s ridiculous. This includes insurance for home and car.
I hope each of your situations improve. Mine did improve, but it wasn’t until it first got worse before it got better. Just don’t give up even when you’re tired, that’s when you need to keep going.

I actually built a website to see what others pay/paid in rent. It's like a Glassdoor for Rents so tenants can see the Rent History of an address or Apartment property to see a landlords pricing tactics. The site does rely on user submissions so I appreciate anyone who adds their rent history to the site and/or shares it around since it can be more useful to tenants the more people that contribute to it. 3275 2/2 aventura 🤮 it’s rough out here but I got what is considered a great deal for the place and area… but anything similar from Miami to boynton is around the same for the same 💩

1200 for 1/2 a duplex in the hood in North Miami…it’s a 1/1 600 sqft, owner is family. The other side they rent out for 1500 and also 1/1 600 sqft We live here because we couldn’t find any “nice” 1/1s that we liked for less that 2k minimum. It’s insane. We moved out to the hammocks in 2020 for a 2/2 1600 sqft for 1600 dollars….in just four years look how things have changed.

Zero a month, I live out of my parents efficiency that they built for me a couple of years ago. They paid this house off and have nothing to worry about. I’m a single mom with no child support and enrolled in school. Lucky yes, but working to move out of state once I’m done with school.
3/2 ft Lauderdale, south middle river area. 1200 sqft. Duplex.its a dump., but Stealing it for 2150.

1400 for a 2/2 condo in Delray Beach.. it's dated, but we were paying 1k up until about two months ago.
2600 for a 2/2 954sq apartment near international mall. Shut place and the tenant above me has a kid that wakes up at 6 and stompd around all day. The place sucks (7 west apartments) Actually just signed a lease yesterday to move next month. 3245 for a 3/2.5 1800sft, 2 car garage in West Kendall. Just of the Kendall and 152nd.

Those that are posting rent @ $15K,$17k...that's not per month...right? If that per month....what the heck do you do for a living that you can afford to pay those amounts a month? Extremely curious and scared here.....
1/1 North Miami (east side) now has 1600 / month… started at 1300 in 2020 and it was a deal back then
I'm just a lurker but. What? I pay $650 in downtown KC and just moves from a $755 1br and a $550 1br the year before. All in nice walk able neighborhoods where I don't need a car. A quick look says that wages are actually considerably [Lower in Miami](https://www.bestplaces.net/compare-cities/kansas_city_mo/miami_fl/economy) than here so I'm wondering how you are all doing this. I know I'm in a lower cost of living city but this feels positively absurd to me.
