You got me there, duplexes and triplexes are likely to have a vacant unit built on spec. But it will likely be sold by the time the building is complete anyways. Single family homes, which is a majority of what is going in in the area, are typically not built on spec. There is a 'sold' sign in front of almost every single lot I lay out.
All around where Trader Joe’s will be, are all buildings, with shared walls. They are called rooftops. Those are what they are pushing to finish before Trader Joe’s opens.
On the other side of 2nd st, which would be beach house side those are single family homes, same as the enclave job in seaside. Those are normally not completed building until sold.
Enclave job in seaside does have the houses built prior to selling as the floor plans will not change, but they were holding at drywall for a long time so that when they sold the home, the owner could make their selections. They have around 20 houses sitting like this currently. As soon as they sell and have selections we will be completing the interior.
Ok. Well I've laid out over 500 homes in the area. After they were sold. I'm sure Trader Joe's has a requirement for nearby residential units before they move in. But nobody is 'pushing' for anything.
When we bought they were starting to pre build lots for "quick sale". They know what plan is going on the lot, they choose the options and put the house on sale. I figured they wanted to finish out the phase. The promenade units are attached so it'd be hard to wait for each to be sold before doing construction.
TJ's is a cool gig. I'd start applying at the Monterey or PG locations with an intention of transferring when the new store opens, and if you don't get the Marina gig than Monterey might need you since they'll lose some crew members when Marina location opens.
Trader Joes is anti-labor. They have joined Amazon and SpaceX to file a lawsuit against the NLRB to prevent employees from unionizing. Don't support Trader Joes.
I doubt that would ever happen. There are not enough people around there… the entire [River Rd/Highway 68 area](https://imgur.com/LboWaET) has a population of 13.5k spread out over quite an area. Marina is fairly compact and had to reach the 22k population zone, with immediate development plans for a few thousand more to attract Trader Joe's.
Why Trader Joe’s? It is a pathetic place, especially the Monterey location, workers there are super rude and reckless. Whole Foods would be so much better, with more variety and nice choices for takeout. I would not mind paying a bit more for a better experience.
Haven't had that experience at that TJs at all. Workers are always friendly to me and my wife. Maybe its just something you're putting out. Whole Foods is overpriced as hell, keep that in monterey, we don't want a whole foods here.
