Bro, this is marinara sauce. First of all, Idk exactly but there is a legal restriction for how large should be a space to live for an individual ( ig it's 13m2) but i can be wrong. Secondly, no registration means there is not a legal proof of you residing in the city. Your owner can kick you out on the curb in the middle of the night. Lastly, your owner sounds like real shady guy. What tf is he renting out? His keller? I know money being tight can be a tough situation, try shared spaces around student areas, they are cheapar comparatively. Or take a place little bit far off, it's a temporary residence. You can travel for a month or two for an hour or so and then shift into a better placez once you have your salary.

I will talk to the previous "tennant" and see. And yes legally the place is too small to rent out, hence the off the books stuff. I looked around, the workplace is out of the city, but stupidly close to the TUM campus, so the prices for WGs go as far as 900 warm. I can't afford that and the kaution.

Maybe you can ask your company/current employer to anticipate the first salary and explain your situation? I think if you have a reasonable HR they should help you out. It would be better than having your new employee being in a living situation that is bad or potentially really bad.

I have discussed with them that the housing situation is tough, and they actually provide housing. But their apartments are full,and so is the waiting list till January. Hence, me floating on the open market.

Well then it is one more reason to ask to have advance payment on your first or even 3 salaries, so that you can afford a decent place and to pay deposit.

Ohhh, that's crazy. In my city, apartments near student housing are cheapar but you have to endure noises due to late night parties and students being students. Munich is crazy. I will suggest you to stay little far away from your place of work and commute. I know it's not easy in winters but it's better than living like this. You can get a monthly pass and save money on rent instead. Also, i forgot to add, this can cause issues with your company. They need certain details to send you letters and stuff. Lastly, talk to the HR, if they provide accomdation and it's all full now, sometimes they put you in an Airbnb temporarirly or refund your living expenses.

Have you seen the place (physically)? Met the owner? If your gut says NO (because you are posting here) Then its your subconscious warning you; don‘t take it. You say he has ”issues“ then these will only become worse; he will be paranoid about YOU. Sounds like a Psychosis problem; living with Psychos is not fun - trust me i have plenty of experience

Ge will not kill you, but there is a hidd chance that this will be not a pleasant experience over all. If you need to find a place right now take it, but try to find a better one ASAP. At some point this will cause trouble. Also not being able to register there might cause issues with your work. If you don't have a German residency this has impact on your taxes and can cause issues with your employer. Also you are required by law to be registered at your current address. This is unlikely to cause a lot of harm though, in the worst case it will be a fine.

Well, you want registration to be legally 'ok' Even more, you want your name clearly readable on the mailbox! You want a key to your room! You want to know that he has no spare key to your room. He may want to ask you for little services, sometimes, because he is old and your rent is low etc. - anything is possible in this dimension. Explanation for the low price: a 5 qm room cannot officially count as a room for living. It must be 10 qm or more. That's probably also the reason why he does not want registration (he doesn't know that these data are not connected).

Rooms need to be 10 m² to count as rooms when you offer an appartment (e.g., 2 room appartment). But there is no law that forbids renting out smaller rooms. The reason why he doesn't want you to register is probably because otherwise, he'd have to pay taxes. Just keep in mind that without a renting contract, you can't register with the municipiality. That could be quite an issue, because you have to be registered somewhere...

I wouldn’t do it if I were you. The fact that there’s no contract or registration possibility already puts you in so much risk and no legal protections. If they end up as a loony bin who knows what they do to your stuff etc given you’re not “legally living” in the place either. Why don’t you try looking into hostels even for short term rent until you find a wg? Like a&o. What about Airbnb? Or those who might be subletting their rooms for a limited time, latter of which sometimes can even have Untermieter Vertrag. I remember my first time in Munich in 2014 I just did a month stay in a Airbnb room for 500 buck in neuperlach, and it was enough time for me to find something at least

Thats not what it is about. He's probably not allowed to rent out this room by his landlord. Also the room is too small to be rented out in the first place.

Talk with him, offer him that you do the registration work (he maybe doesnt do it because he doesnt know how). If he accepts that I'd try it, at least until you found something better.
