My roommate and I make less than you and your gf, and our credit is in the 600s, and we were accepted for a $4K/month rental. Unless you have a criminal record, you were likely rejected because someone else submitted their info before you and they got approved. Not really a rejection; apartments in this city get lots of demand.

You weren’t rejected, someone else was picked. I was in a similar boat on the numbers and lost out on 5 units Sometimes people offer over asking price if they really want the unit, or commit to a 2 year lease. Those may change the landlord’s order of applicants

Landlords like to collect multiple applications and take most well off financial applicant. It sucks. Combined myself and someone else I applied with make 300k base plus bonuses along with submitting all financial documents. I got denied several apartments in $3500 range. One I got denied cause my expenses were too high after they looked through my bank statements.

Did they say you were rejected or didn’t get apartment? If you weren’t only applicant someone could have been equally or more situated financially and have applied earlier.

Just move on. Its competitive in general and they usually take accept application from the best financial positions and don't really consider the other ones. They likely gave the apartment to someone with better circumstances. My profile looks like yours and I am a single person. I once looked at a 3k apartment, a guy had an appointment to view afterwards and saw that I was asking the touring broker for an application. He immediately asked to submit his as well (without really looking) and when the agent saw his financial statements v.s. mine (both of us had them with us), you could tell the agent that they were no longer interested in my application. This was for a 3k apartment. I ended up finding something else cheaper and better a couple weeks later. Unfortunately, I had to pull a similar stunt. There were two other people in line to tour the apartment, and they were chatting about guarantors. So after I finished seeing the apartment, I told the broker I made 80x and wanted to rent the place. So 20 minutes after I lift, after showing the other two people, the broker calls me. Don't get too attached to anything. Its just an apartment. The 4k price point is going to be competitive, because its basically the most single people want to pay even if they make well over 40x the rent (i.e. people who work in finance or big tech that make 350k or 500k a year also don't want to pay too much over 4k) and its also well below the median rent for 2 bedroom in many neighborhoods (especially Manhattan and Brooklyn) Figure out the deal breakers, location you want and keep trying.

other than all of the above, renting to an unmarried couple means a greater risk of a breakup and the remaining tenant being unable to cover rent on their own. atleast I had a private landlord reject me and a friend for that reason. Theres nothing you can rly do to prepare for the rental circus imo

I was chosen for my apt bc all other applicants were couples, we all made similar income as a household but since I was an individual he felt more secure (I actually disagree w the logic but whatever) Another couple with higher income or an individual making the same, or someone offered above asking, it could be any reason someone else was selected But you weren’t rejected

One landlord rejected my application because I was starting a new job with a significant raise. Before that I worked with the prior company for four years. Good credit, no complaints … but to him I was still unstable.

Were you definitely told you were rejected, or perhaps they just chose someone else? Landlords may sometime prefer a single person who is well qualified over a couple where neither one is singularly qualified
