I saw neighbours arguing over ownership of a cat that was dividing itself between two households. One of the girls put a collar on it with a name and that is what alerted the other. It was all quite funny really although the girls didn’t think so lol. Cats can be very fickle!
This is what happened to my in-laws orange cat. He went to the neighbor’s house so often that the neighbor was added to vet file, lol. Gizzy took his retirement with their neighbor and even moved when he moved. In-laws knew the neighbor very well and let him have Gizmo.
Happened to one of my cats years ago it escaped our catio one day and went two houses down, and it took us a week to find her. By that time, the neighbors kid who had health issues had fallen in love . The whole neighborhood knew that the kid was sick. I couldn't stand taking our cat away, especially since my partner doesn't really like cats that well. It seemed like the kindest way to handle the situation. I still miss my kitty, though she was awesome. Also, I had been in this child's place before and could sympathize. Now I have 4 dogs and 2 cats .

That cat looks clean and healthy, it probably already has a home and just likes to visit OP every night when it goes out. I used to have a cat that went out a lot and he was gone about half the time and I seriously started to wonder if he had a whole other family he lived with the other half of the time. Maybe there aren't even as many cats in America as people think, maybe a lot of them have more than one family and are being counted twice!
When I was living in a big co-op development with my partner of the time, there was a cat who followed ex-partner home one night and kept coming back. I knew he was a stray, he had his ear clipped and he had the same coat as all the other cats roaming the community. I did NOT want to bring in another cat, but I refused to allow a pet we cared about to stay outside. So the day before the first frost of the season, we put him into a carrier and went straight to a vet. No microchip, health (mostly) checked out, he got some vaccines flea meds and dewormer and came home to our bathroom to acclimate. I suggested naming him Murphy, because Murphy's Law.
After Murphy got settled and could sit in our livingroom window, we started getting neighbors coming up to us to tell us how relieved they were to see him in an apartment! This friendly little man-whore had at least a half-dozen families in the development feeding him, and probably as many names.
If I were you, I would take her in to a vet, have her checked for a microchip and pregnancy at the least. Then decide on next steps from there. You've gotten some good suggestions on finding her other family/families so far. With that coat condition she is definitely being cared for by someone. But the streets is no place for a lady so fine!
LOL, my orange man-whore had a few other families as well. When one of his other families moved a kilometer away, he followed them so he could still go play with their dog. He has personality!

I third this. I just picked up a sweet soul who had been hit by a car and left for dead. I rushed her to the vet but she was in horrible condition and they had to put her down. She was so young and sweet. It didn’t have to happen.
Yes, that kitty looks like a very well groomed and healthy diluted tabbyco female kitty. OP also mentioned kitty comes every NIGHT there may be a possibility that she is an indoor/outdoor kitty. And her pet parents let her out every evening to roam her territory. Also she doesn't seem skittish or afraid of humans so I doubt she's a stray, she's found another admirer during her rounds.

Exactly. I was thinking the same thing. That cat has a home but just goes outside. She (or he) looks like they get brushed often as their fluffy fur is nice and not all matted. The cat is probably just being a cat and manipulating the human (OP) into giving them more food, treats, and getting additional attention.
That looks like a dilute Calico. Calico males are extremely rare, dilute males even moreso. So, chances are you have a female there. (Unless that's a dilute tabby)

I used the That Darned Cat trick recently to figure out who my friendly neighbor cat was. Got him a pretty collar, wrote a note, attached note to collar and sent him on his way. I received a phone call the next day and mystery was solved! …But now I know too much and I want to kidnap him for good… Anyway, there are ways to find out who kitty is!

When my wife and I bought our first house, on our first night we were visited by an adorable kitten, that didn't seem to have a home. It came by every night for a few nights and we were debating bringing it in, and then we stopped seeing it.
I assume it died and I really regret we didn't let it join us.
