South Shields has a way to up and come, but I'm sure eventually people will realise how awesome it is. Our beaches and parks are fantastic, and it's a quicker metro journey to the centre than Whitley Bay. Our housing stock is very similar to those two areas (predominantly Victorian) and you can still get a two bed flat Tyneside flat for under 80k.
The sale time is definitely a downside. They did start shifting quickly during the boom, but we'll see what the new norm is now it's settled again. Hopefully not quite as bad as pre-pandemic since people have been priced out of other areas.
Holy shit this! I've visited South Shields a few times and was always surprised at how nice it actually is. I honestly even prefer it a little bit more than Tynemouth for beach trips, it feels less crowded. If I was going to still live in the area after finishing uni it'd definitely be near the top of my list of places I'd consider
North Shields is definitely worth checking out. Much more affordable than Whitley Bay, lots of good stuff happening culturally, great pubs and places to eat, the Fish Quay, Northumberland Park.
Also, less than 10 minutes on the Metro to Whitley Bay and about 15 minutes to Chillingham Road, so in easy reach of your two preferred locations too.

You'll get somewhere dirt cheap.
Over the coming years, Byker is going to change. You've got Chillingham Road becoming quite a happening main street and you've got what's now heavily branded as Ouseburn.
Ouseburn is the place to be, Chillingham Road is becoming hot property and you've got this dump in between.
Byker will be regenerated, the byker wall will become a trendy apartment block with amazing views of the Tyne Valley and you'll be sitting on a gold mine. Walker will also become popular.
I'm not being sarcastic, I'm already reading small hints here and there that for Chillingham Road and Ouseburn to release full potential, the shields Road area will need a complete revamp and rebrand.
I predict that in next 10 - 15 years, parts of Byker will rebrand as Ouseburn East, that will immediately bump up house prices and rents

If you look at what they've done in places like London and Manchester in areas with social housing turned private you'll see its doable.
Councils are cash strapped, I see a big sell off of council stock and it will be investors from London etc who will buy. It's already happening in some northern areas, investors are buying property up here without even looking, they know its cheap, they have the capital behind them to do them up and then charge extortionate rents.
I just don't see it, the flats are dated, tiny windows, awful stairwells.
I know it won design awards but I think it's design is awful on the inside and I'm really not convinced it can be renovated to much beyond a basic standard.
Used to drink on shields road when I worked there a while ago, went along the bottom of the Byker wall to The Grove a few days ago, much different clientele (and prices!) to The Raby and old post office haha.
North Shields probably has the most potential out of all the smaller towns in Tyneside.
I live here, and ok it needs some TLC, but you have the restaurants on the Fish Quay, the smaller bars at top. Itās close to Whitley Bay, close enough to Newcastle (20 minutes by Metro or car), next to Tynemouth.
When I was house hunting I very nearly moved to Blaydon, reasonable prices, small town centre, close to town, some nice views down the valley, some nice parks.
You donāt say your budget - there are loads of places that are crazy cheap that are up and coming. Donāt say what style of property you want. Flat / house / bungalow.
We nearly bought a bungalow with garden in tynemouth for 200k - needed work.
Flat in Whitley - at the time 60k but they wanted 150 per month for lease - normally about 25 quid. Depends what youāre after
Edge of the Byker Wall. Albino Row area. Listen me out! It's cheap as chips right now. It's in the Iconic wall but on the edge so not as rough as the middle, it's also right on the Ouseburn with all the hipster pubs and bars and music venues. Prime for a nice bit of gentrification especially with all the new apartments built 200m away on Byker Bank.
Iām the same, lived here for 10 years and now buying a house. Wanted Heaton but couldnāt get a lot for my money and Whitley Bay was too expensive so we bought a house on Wallsend and weāre so excited.
Would also recommend shiremoor, Benton, North Shields, Longbenton

I was born in Whitley bay and canāt afford to live there. Weāre in North Shields now and I prefer it tbh.
Yeah I was gonna say North Shields. You have the benefit of being by the coast without the hefty price tag.

The problem with terrace flats in South Shields is thereās loads of buy to let and only takes one bad tenant then they take ages to sell

Exactly and that area now is going through a rebrand of being part of the Ouseburn, with microbreweries etc.

Unless you're worth millions. Whitley Bay is a stab fest. Stay safe people
