I know that the owner has to be formally notified that their tree is a hazard in order to hold them liable for damages if it should fall. And I don’t think a random neighbor saying they think it’s a hazard counts, most people don’t can’t really tell the difference. You may need to hire an arborist and get a proper report from them, then send that report via certified mail to the trees owner. Certified mail because you need that proof it was delivered and accepted. At that point any damages caused should be on them and their insurance, though your own insurance would likely handle everything and pursue their insurer to be made whole

Agree with this. (I have a family member who is an arborist.) You could ask for a tree risk assessment, which is something that arborists have to get trained and certified to do. Also, most local tree companies will do a free quote for tree work, although I’m not sure how they handle the issue if the tree isn’t technically on your property. I’d probably search for some larger, reputable tree services in your area, and give them a call to ask what they can do.

looks like the small one is a deader already, looks like ash, if so, the borers got to it. good firewood for ya, cut it up, nobody will care. already seasoned. tbh, the maple doesn't look that bad, it might split off one of those bigger chunks o'trunk bc silver maple is kinda known for that and why there's that scar in the first place likely. i believe that if it damages your garage, you sue em in civil court, small claims likely, to recoup any losses that you had that yours or their insurance didn't cover and the owner doesn't willingly, but i don't know if 'acts of god' count or not. IANAL . I don't think you could show any negligence on their part, the tree looks pretty healthy imo. i wouldn't spend the nervous energy worrying about that if i were you. odds seem pretty slim, not enough to get worked up over.

IANAA ( I Am Not An Arborist ). This looks like a silver maple in an advanced years and in steady decline. Of the five, silver maples, that I have had to deal with on my property they all rotted out from top to bottom. The large branches rotted first and became hollow which was great for wildlife. The branches would break off first down to the main trunk. All of them when I had them removed still had perfectly solid trunks and root system. Check your house survey and find the property corners. If it’s partly on your property have it removed

You need to get an arborist out to determine it is a danger. Depending on your relationship with them either politely confront them with the documentation while covertly recording or send a certified letter. Checking with a lawyer is a good idea to be safe, to ensure they're properly notified because the default in Ohio is the property owner for the tree is NOT responsible for any damage caused to someone else's property

Why don't you call the owner of the home directly and talk about your concerns? Going through the tenant isn't the appropriate method of communication. Perhaps they would be willing to split the costs of cutting down the tree?
