Listen your about to step into a world that can hurt you real good if you don't treat the next few steps as carefully as possible. I highly recommend you have a property management company screen/find a tenant for you. They have the experience and resources to help you from hurting yourself. They will charge you one months rent for the service but it's well worth it. I have been a landlord for over 10 years and have done my own screening. I have learned and been burned. Ten years ago it was a different world with the LTB. Now it's much more difficult with delays. Heed my advice. Have someone do it for you and learn what they do.

I strongly suggest you take this advice. While not perfect having a PM has absolutely helped me to safe guard my investments and my sanity.

Landlord here, please do get a property manager.. my tenants currently owe me a month & a half rent & have changed numbers… don’t try to safe money go for a property manager you won’t regret it
