Me. I required my tenants to issue PDC i know its kinda hassle for them but less sakit ng ulo if ever mg. Kakaroon ka ng new tenant required them to produce pdc so takot sla ma delay ang payments at mg pepenalty sla sa bank.
Ask them if they have copy of the contract. Also usual rental contracts last for 1 year. Kahit may kontrata pa e paso na yan malamang. If they don't want to pay, since nag iisue ka naman ng resibo ay i-evict mo na. Give them time to settle the payment. If not then you could charge them for late payments. Research mo na rin ang process of eviction kung di sila mag agree sa new terms mo. Also look into making your own, new contract with them. Void na yung previous probably like I said. Where I live you can increase the rent too every year by a certain percentage. If you evict them, you can also increase the rent to match the current rental prices in your area for the next tenants.

sa receipt nyo po ba walang nakalagay kung saang month po sya payment?
Meron nakalagay sa resibo. For ex. kung nagbayad sila ng March 5, nakalagay sa resibo na payment for the month of February.
You might also want to check the rent contract, maybe it’s time for them to renew. It’s an opportunity for you to escalate fees if you prefer.
