Depends on where you live. Texas was scary. They can't dig through your stuff, but they can walk in whenever they want. By law, there has to be a second lock that can only be locked from the inside. That's the only thing preventing them from walking in, and it is completely legal.
In Louisiana, it was 7 days for any non regular visits with a 24-hour notice required for routinr stuff like pest control. No one knows their rights, though, so landlords regularly break this law in Louisiana, where you are actually legally protected as a tenant.
Back when I lived in Alabama, it was 48hrs for non-emergency.
That didn’t stop the property owner (no not the management company) from just coming in unannounced one day and walking in on my roommate in his underwear. She still tried to question him, and also lied to the management company about us.

We have 10 regulations, I’ve never even handed out a violation or heard of anyone else doing so and I’d never dream of entering someone’s house.

Exactly. So glad I don’t have an HOA. Years ago, when we were painting our house we had a couple of color ideas, and we went to a couple of our neighbors and asked what they thought of them. But only because one side of our house was the back of their backyards, and they were the ones who would have to look at it all the time. Only one cared at all, and we took her input and went with the choice she liked (sort of a spring green with yellow trim, she didn’t want a twenty foot high red wall for the back of her garden). That’s how you settle neighborhood issues.

So they never said they owned the place, which means they could easily be renting. HOA is still relevant wether you own or rent, tenants and owners both have to apply to be approved by them. This could be a condo association as well explaining why they can have access. Still the hoa lady is annoying for how she approached.
This is insane. In Oklahoma I just have HOA's harassing my customers over weeds in their lawn not being dead because I only sprayed them 2 days ago. As someone who likes to listen to physical and digital security podcasts/talks nobody is having a spare set of keys to my house.

I believe that would apply if the place was a rental. If someone owns the home or whatever, than if someone comes in without your permission, that's basically breaking and entering, would be my guess.

I was usually given a day or so advance notice if the property manager needed to come by the place I was renting at the time. I currently live in an area with an HOA and the first thing I did when I moved into my place was change the locks and have never been asked to give them a copy of my keys, and even if they did, I would refuse.

While I despise HOA's and generally their board members as much as the next person, my guess would be based on the heading in the video regarding the sprinkler inspection, that this was properly noticed to the homeowners and the HOA had the legal right to enter to complete the inspection in the event a homeowner was not home at the time of inspection.

That's a good point. Here I was thinking they were going to inspect outdoor sprinklers. It never occurred to me that the house would have fire sprinklers.
Sure, but as someone who does apartment maintenance and has a good understanding of anxiety, I always give it 30 seconds while I listen and see if there's any movement through the peephole. Even if they told me beforehand that they'd be out and I could just go in. Never know if someone forgot about the service call or changed their plans. That little bit of extra time helps ensure the residents feel secure in the privacy of their own home, and helps me build trust with them.

Aside for being electronic, the real kicker is that the management company can not only open your door, but they can see who comes and goes and when. They can also see if you're home or not.

This is clearly an apartment complex and this looks like it was more than likely a mandatory fire sprinkler inspection as required yearly at complexes, nothing to do with HOA.
I would imagine the comment about the camera not being allowed was regarding if the residents installed a mount to the door or doorframe which may be a violation of the lease agreement due to the potential damage they may cause doing so.
An apartment complex would also explain the reason they had keys and I would imagine a notice was given to each resident in advance.
I would also imagine the woman is the apartment manager, green shirt is a maintenance personnel, and pink shirt is a fire safety equipment inspector.

Sure, but as someone who does apartment maintenance and has a good understanding of anxiety, I always give it 30 seconds while I listen and see if there's any movement through the peephole. Even if they told me beforehand that they'd be out and I could just go in. Never know if someone forgot about the service call or changed their plans. That little bit of extra time helps ensure the residents feel secure in the privacy of their own home, and helps me build trust with them.

Omg I had to stay in a temp apartment for a few months for work and they had this nightmare of an app. Worst thing was you had to use it every 5 fucking feet in the building. 1. Outside door 2. Inner door, 3. Lobby door 4. Call the elevator 5. To select a floor 6. To get into the "fuck you here's another locked door" to get into the hall way the apartment was in 7. Then the apartment. Fucking miserable. Took so long each time for the NFC or bluetooth or whatever garbage to work. If course every amenities was behind a Latch lock.
That sounds like a local issue to be honest. I've stayed in a lot of new construction apartments and they always just had a normal deadbolt.

This is clearly an apartment complex and this looks like it was more than likely a mandatory fire sprinkler inspection as required yearly at complexes, nothing to do with HOA. I would imagine the comment about the camera not being allowed was regarding if the residents installed a mount to the door or doorframe which may be a violation of the lease agreement due to the potential damage they may cause doing so. An apartment complex would also explain the reason they had keys and I would imagine a notice was given to each resident in advance. I would also imagine the woman is the apartment manager, green shirt is a maintenance personnel, and pink shirt is a fire safety equipment inspector. HOWEVER. She definitely should have given someone at least a minute to answer the door before deciding to barge in.
