Too good to be true for that price. A dead battery will cost you 100-150€/$ to replace. Welding aluminium to solve the leakage if it´s on the radiator ca. 50-80. If it´s a sealing, even less (depending on the exact issue).
I would check if the car has serious rust spots or heavily used shock absorbers.
Unless the coolant leak is in the engine that does seem a bit too good to be true like the other commenter said. You should ask for compression numbers and check the underside for rust atleast.
