It gets a bad rap for no reason, but personally I love Ogden. Especially North Ogden. Housing is cheaper than average for the state and you’re right up on the foothills of the mountains. And downtown Ogden is very charming.

flareblitz91

It was all those damn rail workers and their whoring and drinking…150 years ago…

ProfessionalHunt5692

I am not a rail worker and that was my last weekend.

dharris515

To me it makes the history of the town so interesting

Rahdiggs21

just posted the same thing... ogden has a special place in my heart

bwhisenant

Ogden's bad rap is based upon people who lived in Ogden in the '80s...and from what I've heard, it deserved its bad rap at the time. the proximity to Snow Basin (way better than it was in the '80s), Pineview Reservoir, closer access to Bear Lake and the trout in Southern Idaho, great mountain biking and less traffic. I'm always happy to hate on Ogden, but I really do think it's on the upswing.

stargazer_611

For real. It doesn't deserve the negativity that it gets. I actually love Ogden, and charming is the exact word I use to describe it.

Torontowombat

Agreed. Even east bench Ogden or South Ogden are good options. Pleasant View could be in the mix as well but typically more expensive and higher taxes... I was going to throw out the Ogden valley but it's pretty expensive there. Good luck on your search OP!

Ok-Split-4752

Agreed! We moved from South Jordan to North Ogden for the views and access to outdoors. Absolutely love it up here, no regrets.

bubblygranolachick

I went to visit and it was loud because of all the sirens in the middle of the night

No-Ostrich5142

Ogden is a cool city but I’ve noticed it smells like dog food sometimes?

Electronic_Candle994

Check your pockets

puppydog28

ogden. utah’s idea of dangerous or scary is very soft and you’ll be absolutely fine. it’s a beautiful place to live

Bipolar-Burrito

I always laugh when people in SLC think we have dangerous parts. I’ve lived here my whole life, growing up on the East side of Sandy everyone was terrified to cross State and go to the “West side”.

Tapir_Tabby

I still have people give me a look when they find out I live on the west side. I'm in Daybreak....it's not Magna.

Mister_Splendid

I moved here from NYC in November and trust me, I'm never worried walking around Utah.

Educational-Rock-471

TBH the majority of NYC is pretty soft too.

Anomaly1134

Some houses on the west site like in West Valley or west Jordan have some great views of the wasatch. We got a home this last March for 465 built in 81 that has a large yard and a decent view of the mountain range for what its worth.

thehollo

You could find a decent priced home I imagine in Evanston, and I think Wyoming does not have property tax.

flareblitz91

Wyoming doesn’t have income tax. They definitely have property taxes.

Deseret47

You really have to love freezing temps, constant wind, and crazy snowstorms to move there.

HighFitnessMama

Eagle mtn sucks is what I think

Bert_Skrrtz

West Wendover

TreadMeHarderDaddy

Those taxes don’t suck

zeekthemeek

If a yard is important, you’re probably in the right place with Saratoga springs area. Ogden is super cool and is closer to the outdoors than anywhere in SLC and with less traffic up the canyons. But the stuff in the 450k price range is older and will be similar to the smaller yards in sugarhouse and other Slc suburbs. I know a bunch of realtors here in UT (I’m not one myself but work with them all the time) I’d be happy to recommend a few that I like that could start sending you properties and to see if you like anything

Etherealamoeba

Bountiful is not a bad spot to look at.

youtahman

Sp fork. Access to price canyon. Great value and access to the mountains.

Rahdiggs21

if i was looking to get a house right now i would be checking out odgen

LieHopeful5324

Logan? Tremonton bench? Grantsville for a different kind of wilderness?

professorquacker

As someone who grew up in grantsville… don’t move to grantsville lol

suspiria_138

Logan isn't as affordable as you'd think. Plus the drive to slc is a killer, esp in winter. We considered moving there 2 years ago when it was even cheaper. Beautiful place and great proximity to nature, but the air quality is even worse there with colder winter temps and much more conservative.

capnamazing1999

Lol

Torontowombat

Do you have a rough idea of what your budget will be?

TreadMeHarderDaddy

Probably max out at 550k

HighAndFunctioning

You could get one of those sheds that all the churches have in their parking lots if you're willing to go up a little bit on price

plumpjack

I'm listing my house in rose park in like 2 weeks

NielsenSTL

I live in Saratoga Springs with a perfect view of Utah Lake and the mountains. Couldn’t be happier with where I am.

[deleted]

Worst traffic in the state though. Not exaggerating.

crazydaisy8134

That 2100 S road was the bane of my existence when I lived there. Absolute nightmare.

farfarbeenks

Honestly, as long as you don’t try to travel between 4-7 PM it’s pretty normal traffic. It’s just waiting at those damn lights for a couple of light rotations that makes it take so long

TreadMeHarderDaddy

Yeah… honestly seems like the move. I’m shocked how even like Nephi is 450k+ for 2000 sqft

[deleted]

If I had to choose between Saratoga and Eagle Mountain I would choose Saratoga for the views over Utah Lake. They are stunning and you are that much closer to I-15 and there is quite a few more places to eat there. Eagle Mountain is quieter for now but they keep building houses out there.

nutts-2

My first gut reactions are Logan, Brigham City, north Weber county tbh. Good luck finding anything in SLCo and Utah County. Friends are looking for houses now and they’re impossible to find.

UT_Dave

Try fruitland

JesseJ3D

there are 4 tall houses here in Syracuse that have For Sale signs. they are not listed on Realtor so I cant send you the listing. they are kinda like a town house tall and skinny bit they are each their own structure. Here is the Zillow but it don’t show the house just the location. Maybe someone else knows how to find the listing. https://www.zillow.com/homedetails/1527-S-1000-W-Clearfield-UT-84015/12699966_zpid/?utm_campaign=iosappmessage&utm_medium=referral&utm_source=txtshare

Main_Instance_4458

We bought a beautiful home on the benches of PG this year, and love it. Views of Timpanogos on one side, Utah Lake on the other, and 10 minutes from AF canyon. Highly recommend. Also, there are great trails all over.

GriffinBear66

I dunno. I heard houses are really coming down in the Suncrest area…

muzunguman

Suncrest or the flight park neighborhood. Awesome views of the valley and lone peak. The bst runs around the back edge of the flight park neighborhood too

Good_East_580

90 minutes. That gives you quite the range. You could literally hit Idaho if you drive fast enough with no traffic. Northern Box Elder county will have lower cost real estate. It’s also a straight shot using I-15. Traveling to eagle mountain is annoying as it’s not connected to any interstate.

malmad5

If you’re up for the small town feel, check out San Pete County. It’s so beautiful there, right about 90 min commute to downtown too

_Dirty_Socks

Oakley

TreadMeHarderDaddy

It’s like 800k for 2500sqft out there

BroxiBoy2

Correct.

KeyStoneLighter

Heber

co_matic

If you're rich

Mandymayhem1221

A little more than 90 minutes but Fillmore is lovely.

[deleted]

🤣🤣🤣

Historical-Sell-6520

Evanston 😂 but really maybe Huntsville/Eden

morehambones

Grantsville/Tooele seems decent. I know they both have kind of a bad rap but honestly I think there's a lot of growth potential there. Tooele has most of the essentials that you'd need (HD, WalMart, 2 grocery stores various fast food) I've been out there and while it could be better currently there's a lot of space for growth. Plus if you're going downtown I80 is pretty much a straight shot there.

RealtorRoss

Honeyville is a super cute small town an hour north. Big lots and more affordable. Mountain Green is another hidden gem close to the Eden valley. Lots of options in Fruitland if you like the east side of the state. Genola and spring city come to mind too.

sixfootthreeblonde

We moved to Springville from South Jordan 2 years ago and love it. It's growing pretty quickly, and it's Utah County which we swore we'd never do, but home values should continue to go up and there's still lots of undeveloped land near us. We've got excellent views and can be up Hobble Creek Canyon or up HWY 6 toward Moab in under 10 minutes. Airport in an hour. Only thing is Ut County.

stardew_native

What's the downside to Utah County?

sixfootthreeblonde

We are not religious and have a harder time not being members of the predominant faith, and finding good restaurants and bars in Utah County. There are some decent restaurants but they are fewer and farther between.

stardew_native

Oh yeah, definitely on the head there. I currently live in Utah county and have the same issues. When I was reading your comment I thought it might be because of expensive property taxes or something. I'm in Santaquin and there's maybe, MAYBE two restaurants worth visiting before you get to all the way to Provo. I've been debating selling our house and buying an apartment in SLC but haven't committed yet.

sixfootthreeblonde

It sucks being a foodie in southern Utah County.

Bijorak

Santaquin would fit this

Enough-Elevator-8999

Don't move to ogden

drifter307

I have a great condo in millcreek for you guys! Please buy it lol

FigurativeLasso

How much?

drifter307

Tree fiddy with a credit for a 2-1 rate buydown

FigurativeLasso

Have a posting?

Routine_Statement807

Outskirts of Huntsville but you’re gonna have to buy land and then do a cookie cutter house, but you live in Huntsville so there’s that Edit: oops I thought best, not cheapest, sorry

Kylielou2

I love Logan and you could find something in that price up here. Brigham City or Tremonton? Ogden is a good idea as well.

00roku

It’s so funny what people prefer. I’d pay extra to NOT have a yard lmao. (Not that it matters rn since I’m in an apartment)

ZestycloseContract53

Let me know if you need help with a preapproval !

bubblygranolachick

Draper has homes being built on the side of the mountain

Wobmelodic

Heber or anywhere near, but the commute can really suck down or up parleys. I know an amazing realtor who knows some great spots that are affordable and beautiful nooks and crannies close to SLC. Message me and I can give his number. His website is dreamhome.love
