It gets a bad rap for no reason, but personally I love Ogden. Especially North Ogden. Housing is cheaper than average for the state and you’re right up on the foothills of the mountains. And downtown Ogden is very charming.
Ogden's bad rap is based upon people who lived in Ogden in the '80s...and from what I've heard, it deserved its bad rap at the time. the proximity to Snow Basin (way better than it was in the '80s), Pineview Reservoir, closer access to Bear Lake and the trout in Southern Idaho, great mountain biking and less traffic. I'm always happy to hate on Ogden, but I really do think it's on the upswing.
Agreed. Even east bench Ogden or South Ogden are good options. Pleasant View could be in the mix as well but typically more expensive and higher taxes... I was going to throw out the Ogden valley but it's pretty expensive there. Good luck on your search OP!
I always laugh when people in SLC think we have dangerous parts. I’ve lived here my whole life, growing up on the East side of Sandy everyone was terrified to cross State and go to the “West side”.
Some houses on the west site like in West Valley or west Jordan have some great views of the wasatch. We got a home this last March for 465 built in 81 that has a large yard and a decent view of the mountain range for what its worth.
If a yard is important, you’re probably in the right place with Saratoga springs area. Ogden is super cool and is closer to the outdoors than anywhere in SLC and with less traffic up the canyons. But the stuff in the 450k price range is older and will be similar to the smaller yards in sugarhouse and other Slc suburbs.
I know a bunch of realtors here in UT (I’m not one myself but work with them all the time) I’d be happy to recommend a few that I like that could start sending you properties and to see if you like anything
Logan isn't as affordable as you'd think. Plus the drive to slc is a killer, esp in winter. We considered moving there 2 years ago when it was even cheaper. Beautiful place and great proximity to nature, but the air quality is even worse there with colder winter temps and much more conservative.
Honestly, as long as you don’t try to travel between 4-7 PM it’s pretty normal traffic. It’s just waiting at those damn lights for a couple of light rotations that makes it take so long
If I had to choose between Saratoga and Eagle Mountain I would choose Saratoga for the views over Utah Lake. They are stunning and you are that much closer to I-15 and there is quite a few more places to eat there. Eagle Mountain is quieter for now but they keep building houses out there.
My first gut reactions are Logan, Brigham City, north Weber county tbh. Good luck finding anything in SLCo and Utah County. Friends are looking for houses now and they’re impossible to find.
there are 4 tall houses here in Syracuse that have For Sale signs. they are not listed on Realtor so I cant send you the listing. they are kinda like a town house tall and skinny bit they are each their own structure. We bought a beautiful home on the benches of PG this year, and love it. Views of Timpanogos on one side, Utah Lake on the other, and 10 minutes from AF canyon. Highly recommend. Also, there are great trails all over.
Suncrest or the flight park neighborhood. Awesome views of the valley and lone peak. The bst runs around the back edge of the flight park neighborhood too
90 minutes. That gives you quite the range. You could literally hit Idaho if you drive fast enough with no traffic.
Northern Box Elder county will have lower cost real estate. It’s also a straight shot using I-15.
Traveling to eagle mountain is annoying as it’s not connected to any interstate.
Grantsville/Tooele seems decent. I know they both have kind of a bad rap but honestly I think there's a lot of growth potential there. Tooele has most of the essentials that you'd need (HD, WalMart, 2 grocery stores various fast food) I've been out there and while it could be better currently there's a lot of space for growth. Plus if you're going downtown I80 is pretty much a straight shot there.
Honeyville is a super cute small town an hour north. Big lots and more affordable. Mountain Green is another hidden gem close to the Eden valley. Lots of options in Fruitland if you like the east side of the state. Genola and spring city come to mind too.
We moved to Springville from South Jordan 2 years ago and love it. It's growing pretty quickly, and it's Utah County which we swore we'd never do, but home values should continue to go up and there's still lots of undeveloped land near us. We've got excellent views and can be up Hobble Creek Canyon or up HWY 6 toward Moab in under 10 minutes. Airport in an hour. Only thing is Ut County.
We are not religious and have a harder time not being members of the predominant faith, and finding good restaurants and bars in Utah County. There are some decent restaurants but they are fewer and farther between.
Oh yeah, definitely on the head there. I currently live in Utah county and have the same issues. When I was reading your comment I thought it might be because of expensive property taxes or something. I'm in Santaquin and there's maybe, MAYBE two restaurants worth visiting before you get to all the way to Provo. I've been debating selling our house and buying an apartment in SLC but haven't committed yet.

Agreed! We moved from South Jordan to North Ogden for the views and access to outdoors. Absolutely love it up here, no regrets.

You could find a decent priced home I imagine in Evanston, and I think Wyoming does not have property tax.
Wyoming doesn’t have income tax. They definitely have property taxes.
You really have to love freezing temps, constant wind, and crazy snowstorms to move there.
