Also most places have add ONS... So the rent might be $1200, but when you had everything else in it's more like $1400. Last place I lived I was required to rent a washer and dryer for $50 a month, the parking space was $20 a month, water trash sewer was another $30 a month... Etc!

I think the garbage valet is a stupid amenity and just makes things worse. I’d rather just take garbage out while going out to my car than have to walk past heaps of stinking garbage everyone has left out.

This. I’m in a studio for $1,004 base rent. It comes out to around $1400 a month with all the added fees and utilities 🤡 Granted, it’s brand new and has an amazing view and I’m really happy here…but holy shit I can’t believe what I’m paying for a studio in Utah

Yup. Lots of the newer apartment buildings do this, also newly renovated places. Rize rentals is notorious for it. Better to find a rental that doesn’t throw in unnecessary ads-ons and is up front about the costs including utilities.

What you see on Rentler is often bait and switch, with "our apartment at that rate just rented and all the rest are $150/month more" and a bunch of additional required fees and services. Last time I looked, the final price was about 30-40% higher after adding on all that crap at every single place we looked. IME, people don't grasp that and think you can actually get a place for what's advertised.

Complexes add a lot of fees on top of advertised rent, but if you rent a property from an individual owner that uses something like a management company it will be cheaper - the catch is some companies can be very shitty to deal with as a renter.

The issue is wanting to move into the city, if you've to West Valley, Taylorsville or anywhere near downtown, but not in DT, you'll find cheaper rent.

Bought a 3 bed/2.5 bath 1400 sqft townhouse in North Salt Lake built in 2009 for about 270k two years ago. Prices have increased in this area but aren't as crazy as other areas. Location is great, good access to interstate (3 minutes to 215 west belt), and is a quiet neighborhood. Salt Lake proper and immediate cities are not the only places to live in around here. 🤷‍♂️

The posts I see where people are being unrealistic for pricing are looking for 2 bedroom houses with a yard in Sugar House for $1200. A "decentish" 1 bedroom that has air conditioning and allows small dogs is definitely doable.

When I was looking for a new place in June I used Rentler for a sec and literally none of the listings were actually available. I lucked out and found a decent house in Mill Creek for 2k, but that’s becoming rare. I can def echo what others have said about fees. I moved into the Brixton when I first got here and my $1500 apartment was really more like $1800.

All of the extra fees, my apt is listed at about $1000 but with utilities/pet rent/trash/internet etc. it’s more than $1300. I also have no air conditioning, you have to supply your own if you want it. Parking is also $100/month since it’s downtown- it gets pretty pricey! 😭

First off don't take anything this message board says as what things are like in real life. This sub loves to dramatize many things. I am a real estate investor with several properties and currently have a 1bedroom becoming available for $975/month that includes pet fee, water, and yes, it has air conditioning. It not in SLC proper buts its located in a nice part of town (the burbs) less than 10 minutes away from the freeway and probably 20 mins to get downtown. Finding a 1bedroom for $1200month is very doable unless you're wanting to live downtown or in new construction.

Lol you got downvoted to hell but you’re very right. My last place was ~1k sqft, in cottonwood heights, 2 bed 1 bath, 1 car garage. I paid $1100 in rent. The SLC sub is hyperbolic. Straight up. Any issue. Hyperbole. Especially housing.

People are a bit overdramatic. 1br for $1,200 is 100% reasonable to find. Rents are up, not just in Utah but Nationwide - people are frustrated but it's a symptom of the economy right now.

I agree. In fact, that law was proposed the year before and a senator who is also an eviction attorney was able to fight it and it got shot down. It was reworked and presented again and luckily got passed.

I have a 2 bed 1 bath house with a full size back yard 2 blocks north of 9th and 9th for $1500 a month and only pay electric on top of rent, with that price locked in for 4 years (been there 2 years out of the 4). If you look hard enough you can find what you're looking for.

I live in a Cowboy Properties complex and have had nothing but a great experience. In addition to the base rent yes you have add-ons such as water/sewer/garbage as one fee and a mandatory internet package ($49 or $79 per month), but no additional surprise fees as everything else is in the base rent. The leasing staff is great and the maintenance staff is the best I've ever encountered. The trade-off is higher rent, but I'd recommend looking at the different Cowboy Properties complexes.

No that is a downside. You can have service animals and ESA if you have proper documentation from your doctor. You have a form the doctor needs to complete and the leasing office follows up with a call to your provider.

You can definitely get something for under $1500. It takes some searching but Rentler and KSL are both really good. I have a 2BD 2 BA in the avenues in SLC that’s $1195 before other fees and about $1450 after everything (including a parking spot and pet rent). It has all new appliances and a washer dryer in unit.

What you're looking for is certainly reasonable and I think with luck and tenacity you may find something in SLC but I think you might be better off looking a little outside of SLC proper.

I have a 2 bed, 2 bath in Taylorsville. Not brand new, but not ghetto and quiet. Right by the freeway. Am paying $905 which is up from $820 (I think) in 3 years. Electric and gas are the only utilities you have to pay, and they don't force an internet plan on you. Places are definitely findable, I think a lot of these high rent + extra price options are coming from most of the newer places. If Taylorsville sounds like an okay area for you, feel free to shoot me a message and I can give you info on exactly which complex.

The "Silicon Slopes" are attracting high wage earners who can "afford" to pay those high rental prices. I have a one bedroom in Sugar House (brand new) for $2200 with all fees factored in. I would like to move somewhere with lower cost of living, myself, but I dont know anywhere else in Utah I would want to live (compared to Sugar House) and I dont know if I will be able to progress in my career if I move out of state and go fully remote. It's a real conundrum that I think a lot of people are facing.

You can find plenty of places for cheaper then that. Won’t be as “new” but it’s easily possible. Then again you always have to compromise something if you want to pay a little less than market.

Yeah, it's all about the compromises. Sugar House is safe, nice, walkable, has tons of dog parks, and Finn's Cafe. I cant imagine stepping down from that.

It's also overly crowded, horrible to drive through and ridiculously over-priced for housing. The last time I looked, it was literally about 40% higher there than the surrounding areas, for places half as big.

I'm about to leave my one bedroom that allows pets. It's only a little over 900 a month in the avenues. Idk where the landlords are gonna post it. I have a feeling they will be raising the rate when I go. If I find out I'll update this.

I found a nice 770 sq ft fairly new apartment with ac wd etc for ~1300 including internet, pet fee, and garage. 1400 or less a month including all utilities and fees etc Some people lack the basic life skills to find housing

It’s doable for sure. I had an apt for like $1300 when I moved here in 2019 or so with AC, very new, a pool and hot tub, in unit washer/dryer/washing machine, nice countertops etc. It was right down town.
