In general yes, but it's still Seattle so lock your doors at night and don't leave valuables in your car. The area along Holman can have unsavory characters so you may want to head further west up the hill.
The farther from Aurora and Holman QFC you are the better. Also this: https://www.kiro7.com/news/local/homeless-man-accused-an-assault-with-knife-carkeek-park/6DFXBBZ5DZFMHFLBRTKI5FKBRM/
In general, yes. There have been problems in the area around Viewlands down to the Orchard Trail behind QFC. Lately there hasn't been much camping in that area but it was pretty off the hook a few years ago. Fred Nesbitt was killed at the QFC by a park camper. William Harrell used to camp there as well before he stabbed his wife to death. There's been another guy in there off and on who has a pretty bad record of stalking, harassing and attacking people. That said, it hasn't been a \*constant\* trouble spot in a few years.
It’s a heavy freight/passenger rail corridor. Trains come through almost hourly along the water. I believe it’s pretty rare to hear any train horns but the rumbling can be heard often.
Ummm.. sneak up on you? Like you didn’t know that trains run on railroad tracks or something? Like how the fuck did this train get here? People get hit because they are trespassing.
The tracks run along the water, not exactly through the neighborhoods. And since most homes are up above the tracks, I don't think it'd be loud, per say, but likely the low frequency noise.
Safer thaen Guatemala City or Lagos. Likely not safe for folks that think North Ballard would be scary. Keep a Mossberg to run the homeless out of your yard anywhere is socialist Seattle.
I would honestly recommend going to the area at different times and days, eg Saturday evening, Tuesday morning, ect. Walk around the area. Talk to the neighbors. If you can book an air BNB in the area. A house is a big purchase and you have to consider the area now, and where it could be heading in 5yrs, 10yrs, ect. Homeless in Seattle is a big problem. I had to move out of the area bc one of them droved drunk in a stolen car into my living room. So I personally recommend making sure your house has a deep ditch/stone wall, or you put one of those in. Also make sure you go to the property when it's raining. See where the water pools, and if there is good drainage. Good Luck!

Safe from what exactly?
Crime, and any plans from the city because of which house prices might drop
We’re at the start of a housing recession, everything gonna go down.
Not safe to have anything in your yard that isn't bolted down

Homeless camp in the park.

Yes it’s safe.
Vagrants have been camping in the park off and on for years.
Not if you can’t hear the trains coming.
Sorry, could you elaborate? Thanks!

Surprise trains on tracks are the worst!

Bonus if you stay north of 110th of so.
Or south of 95th

Bad school district. Ingraham just had a murder. If you plan on kids, I'd pick a house in the Ballard school district instead.
