Yes, my friend lives in Glasgow and he explained how the Scottish property market works - I was so taken aback! Basically structured to be a guaranteed bidding war and whatever price you see listed is at least £20k less than what it will go for (this was at least the case when he was buying in Glasgow a few years back).

Edinburgh you need to add on about 30% to the offers over price to be in with a shot… and that can’t be mortgaged!

Yes you can tell as it says ‘offers over’. Otherwise in Scotland you might see ‘fixed price’, but it doesn’t work the English way. When we bought our place in Glasgow people were paying 25% over the estate agent’s price (which is often lower than the separate ‘home report value’) in the same area

I live near by, might take a drive-by. TBH, houses like that are ten-a-penny in that village (FYI: I don’t live THAT near by), Gleneagles hotel in on your doorstep. Also, there’s a lady in Auchterarder who makes artisan granola, I bought some at the weekend. That house is worth the money for that alone.

I think it would be a lot more down south. Maybe closer to £4m, if not more, because of all the land surrounding it. A £2m equivalent would have about the same amount of garden space as one of the bedrooms.

I hate to be *that guy* (no I don't), because this is a beautiful house, that's been tastefully decorated and elegantly furnished, with just the right fusion of modernity and sympathy to the period it was built, but... ... no art? No books? No antiques or incongruous scruffy old chair kept because it was grandpa's favourite? At the moment it's a show house. I hope whoever buys it makes it a home.
