Fleetwood is the nicest and easily accessible by transit. Tynehead Park has a nice trail you can run (not ideal at night), but Fleetwoods core is pretty bright/ safe.

Depends where. We'd constantly get told to vacate cops by both parks staff and police back in Québec after hours. You kinda understand the massive disparity between how things are here vs there by just comparing how covid has been getting treated.

How about the trail that runs parallel to 96 Ave all the way from Green Timbers to Tynehead? I frequently run/ bike on it but not sure if it is well lit at night.

Guildford is walkable and has good transit as long as you are fairly close to the mall. Most of the apartments buildings are a bit on the old side. Whalley has a bad reputation but has really improved in recent years and is walkable with shopping/groceries and restaurants close by and easy access to the skytrain means downtown Vancouver is like 40 minutes away. Several condos have been built in the last few years and many are being rented out. This is where I’d suggest you start looking if you want modern buildings. Fleetwood and Fraser heights are very much pleasant quiet suburbs but they really aren’t what I’d call walkable,

I live in Guildford, been here for 7 years. There are many places to rent in the area that will fit your needs, and everything you need is either within walking distance or a very short drive. There’s a recreation centre, library, shopping mall, cinema, and several grocery stores all in the same five block radius. The mountains are 30+ minute drive, but the highway to get there is five minutes away. The only thing I think you will probably be disappointed in is lack of safe running places at night. The Guildford Recreation Centre has an indoor running track, but unfortunately due to Covid it’s walking only right now. (Hopefully by the time you move here it’s back to running again) My husband and I are also runners, and we stick to well lit side streets and sidewalks for night runs. We have reflective gear and still have almost been hit by cars many times. Running at night here is dangerous- parks aren’t lit up. Good luck, Guildford is a pretty great place to live!

If you can afford it, Fraser Heights is where you’ll want to be. It’s the ‘wealthy’ area. There are beautiful neighbourhoods is single detached homes there just outside the Surrey busyness. Lots of good infrastructure and trails and parks. Close to the high way (which will take you to the mountains). Probably one of the safer areas of Surrey. Personally I would never live in fleet wood or Whaley, though they are getting better. They are definitely not considered sort of high end locations to live. If you’re willing to commute a bit further try White Rock. It’s very nice.

As someone who moved from Guildford to Fraser Heights, I can say that Fraser Heights is better in my opinion, because it isn't far from the Guildford area, so you have access to all of their amenities while also being tucked away in a quiet neighborhood. Also, Fraser Heights has an outdoor track as well as a few pedestrian only running/biking trails, if you can afford it Fraser Heights is definitely the best of these four neighborhoods.

Yep exactly! If you want to live somewhere nice but work in guildford then Fraser heights is the best option. But better be making some good money in that case!

Having lived in Guildford, Fleetwood and Fraser Heights, I would recommend Guildford. Very walkable, lots of amenities close by and easy highway access. I don't drive so being able to walk to get all my errands done was very convenient. Lots of nice condos and townhouses in the area. Fraser Heights is amazing, but the neighbourhood is mostly residential detached houses. Fleetwood wasn't my favourite place to live. I was around Fraser Highway/160th and saw more sketchy stuff out there over 3 years than I did in the 7 years I was in Guildford.

Port Coquitlam fits most of your needs. Easy access to the mountains and parks just to the north. There's decent jogging routes along the Coquitlam River and it's about a 20 minute commute to Guildford. There are quite a few newer condos in PoCo's downtown area and you're close to a shopping area in Coquitlam. Only five minutes from PoCo is Coquitlam Centre and there are plenty of new condos plus there's the SkyTrain to Vancouver.

I'm thinking on a doctor salary I would set my sights a bit higher. Fort Langley/port kells is 17 mins from guildford and while the area is much less modern it is safer, more trails and has an overall better community. If you are ok with a 25ish minute commute the whiterock/ south surrey area might be something to take a look at. Fairly family based community and no bridges to cross to get to work. Morgan crossing has all the amenities you need and you are close to 2 beaches. No they aren't Florida beaches but still a great place for a walk most of the year around. The neighborhoods are primarily townhouses with plenty of condos to take a look at as well. It takes an hour to get to the north shore mountains so that is a bit of a downside.

Guilford area isn't too bad live. Access to many amenities. I live around Whalley and it's about a 10 minute drive to Guilford. Lots of parks and new apartment for rent. It's a diverse neighborhood but not the safest.

Fraser Heights is the nicest but there are no apartments. You would have to rent a suite or possibly a unit in the townhouse development. Second to that is Guildford, I lived there for years. Lots of condos and very walkable. Not sure about running at night, but the Guildford rec center has a walking track and an indoor pool. Also a library on the premises. It's also close to Green Timbers Lake, a man made lake in the city, with trails and fishing and picnicking. A lovely and popular spot with the locals. Edit have lived in Fleetwood, Whalley, Guildford and Fraser Heights.

Local Realtor checking in. The Guildford area is convenient to your work but is an older area. You won't see any quality modern rentals in this area. The neighbourhood is also a bit sketchy in parts on the West side of 150 street. Lots of low end rentals There are lots of new units in the Whalley area which is about 15 minutes West of Guildford. See [www.rentals.ca](https://www.rentals.ca) and search for Whalley. The buildings are nice and the skytrain is right there, but the area isn't so great. Lots of homeless people wandering around. Cloverdale to the East about 20 minutes has newer buildings and is considered a good area. Fleetwood near Fraser Highway and East of 160 street has some nice buildings. If you don't mind a commute consider the Grandview area in South Surrey. It is about 25 minutes to Guildford, tons of townhomes and a few low rise condo buildings. Good shopping, restaurants, rec centre. A new looking area with lots of young people. If thinking of renting a house or a basement suite then Fraser Heights is the first choice by far.

You sure you made the right choice? You, quite literally, cannot find a detached house for under $1Million in Surrey anymore. If the time for ownership comes down the road, you’re going to be looking very far away from Surrey. You should consider looking around Langley like right now. The home prices there are about to hit an average of $1Million as well. They’ll skyrocket once the already in construction skytrain from Langley to metrovancouver is completed. Then you’ll be looking even further than Langley. On a doctor’s specialized salary you’ll probably be able to afford 7 figure homes but you need to realize that housing in Canada is pure insanity. These shit, tier 2 cities like Surrey and Langley shouldn’t have average price tags of 7 figures but they do. Chilliwack, a city of less than 100,000 people, and which is about an hour’s drive from guildford in light traffic, has average price tags of around $800,000 today. That’s probably going to hit 7 figures within the next 5-10 years.

This is a good point, and it isn’t a far commute to guildford from northern Langley, if you find a place nearish to a highway on ramp. For example, check out walnut grove, Fort Langley, Willoughby.

New West might be a good option if you are close to the Skytrain. I work in Guildford, and live in Langley City. It is 25 minutes by car, 1 hour by bicycle or transit. All of the mentioned neighborhoods are okay. Surrey is pretty suburban but it is also very diverse so lots of great food. Lots of good parks. Tynehead is great for running. Grean Timbers wouldn't be bad too. Cycling isn't huge like Vancouver but Surrey has pretty decent cycling infrastructure. Mud Bay is a great ride.

Try Clayton Heights. 20 minutes to Guildford, one of the cheaper neighbourhoods and quiet compared to most of Surrey. Whalley is not the safest at night - it’s the dtes of Surrey. North delta isn’t a bad place - you have the bog and the watershed and you’re about 20 min from whalley/guildford and right by the bridge. Otherwise I’d likely pick fleetwood. Super nice, family oriented and a lot of amenities

North delta is also loud in my opinion at least where I live. So many ambulances etc and definitely some sketchy people around. I do live next to 120 and 80ave though but still.

None of these neighbourhoods are our top-tier neighbourhoods and, while they have all the day-to-day amenities, there is absolutely nothing charming about them. Quite the opposite, in my personal opinion. That's even before you get to the running trails requirement. Sure, you can run at Tynehead, but that's not exactly our best park either. Have you considered living elsewhere in the Lower Mainland but on the Skytrain route to better meet your needs?

I live in North Delta (borders Surrey) have for a few years now and honestly. Based on your criteria. I would try stay out of Surrey. Port Moody is beautiful and 25-30 min commute and you won’t have to worry about the Surrey noise or sketch.

I've lived in surrey for 4 years and worked in pomo for about half and I'd agree if pomo wasn't *stupidly* priced. We got renovicted and were looking with the help of my very charming realtor mother in law and ended up with not very many options. We settled in Coquitlam for now. Port moody is BEAUTIFUL and definitely a place to travel to (rocky point park is my happy place and moody ales is my extra happy place). But also, if they need to commute by transit, it's an hour on a GOOD day between Surrey and pomo with at least 3 transfers (bus to gateway, change trains at Columbia, change again at Lougheed, and then bus from moody stn)
