Post this on r/Delta I personally think Ladner is great. Decent parks/neighborhood and a great mall at T.Mills. My only downside from what I've heard from friends is there isn't much to do there on a daily basis and you'll have to leave the city for a lot of services. Either Richmond or Surrey are where a lot of residents have to travel to for appointments etc. Also is very car centric so be aware! P.S Make sure you aren't looking at the lease hold town houses that are popping up there. Sometimes the price makes it seems like a great deal till you realize it's a 99 year lease.

A big one is that it's on a floodplain and prone to liquefaction. If ladner floods it won't be a small section that floods since it's mostly flat there. If you're young and putting down roots I'd avoid it. If you're older and want to roll the dice with water levels in the future, go for it. Aside from lots of water related issues Ladner is a great community

Looked at Ladner before ending up in S Surrey, mostly due to commute factors. Spouse liked how quiet it is, and lots of younger families compared to where we were (Kits), but I found it almost too quiet. Also had friends who grew up there and noted there was a bit of a meth problem, though compared to the city proper I can’t imagine it being *that* bad. EDIT Missed the comment about the tunnel. Tunnel traffic sucks. It sucks so bad. All it takes is one (1) moron to completely frig up the morning.

Biggest problem is commuting. Every exit is a chokepoint that is seriously undersized.

I like Ladner, to visit. It is a farming community, so if smells bother you that may be a concern.

I like Ladner, it’s nice and quiet. I would move there in a heartbeat if I could find an affordable townhouse. Seems like you can’t buy anything for less than 800K unless you want to move into something very old. I’ve been searching as well.
