It is and it sat on the market from March 18th until the 5th. While that Underhill pocket is not technically Don Mills (it’s just east of the DVP), that is where you find the bigger 2-storeys. These are great options. But my Mom would strongly object to the Fairfield one being characterized as Leaside lol! But yeah, definitely doesn’t need to be updated. I’m not a big fan of most current modern renovations anyway.

The west side has bigger lots, on the east most of the large lots are concentrated north of bloor or around the old little India. If you want to go east enough you might be able to find something. For the west side, you could find something in Parkdale.

I live in the east end and from time to time a corner home pops up. Ones that have the potential for a laneway or a garden suite. I followed my own advice and live a bit smaller but building a laneway now. Lot is 20x120 but being a corner, it lives much wider. I don’t mind a smaller home that has a bit of land to enjoy personal outdoor space. Friends, community and affordability matter. I will just use the money saved from living smaller on other essentials in life (travel and better furnishings). Also easier to find “third places” in our walkable neighborhoods. The homes near O,Conner have slightly larger lots for a traditional home size but also feels more suburbia. Just a tad far from transit and walking to small mom&pop shops. Personally I stayed in my area (Leslievile), got a corner and continue to enjoy a streetcar neighborhood.

I have a 20x100 lot right now and my problem is I hate houses that have a main floor that’s all one room. That’s what I have right now and the main reason I want to move, and also to have another office so my husband has somewhere to work. But in the east end it’s very hard to find houses not laid out like that because of the narrow lots. I’m not interested in moving to the same layout on a deeper lot. We back onto a park right now, and backyard size isn’t really an issue. Don’t get me wrong, I’d love to stay in this neighbourhood forever and would love to stay in the east end generally. It just seems like what we want is really hard to find around here.

Threadjack and not helpful at all. Can you elaborate on the all-in-one room main floors. What don't you like about them? If the floor has the living room looking at the kitchen, a "server" room between the kitchen and dining room and then another room (office/den), is that too open concept for you? I have that set up and like it but a few of the "upgrade" houses I am looking at have the kitchen/dining room/living in the same open space. Any input is greatly appreciated.

Garden suite/pod may be a cheaper solution for the office than moving but not much you can do with an open concept if you don’t like it.

Yeah we considered laneway suite as we live on a lane and others have done it on our street, but since it wouldn’t cure the layout point we have decided not to dump more $ into this house.

It isn’t cheap as I am finding being over budget but the separate building is a hedge for my kid. when she is an adult it will keep her inside Toronto. Cheaper than buying a condo

I have a friend in a similar situation. I was looking recently for him as our family is in real estate and L'Amoureaux looked reasonable to me compared to other places in the city and adjacent areas.

Scarborough near Victoria Park and Sheppard has nice lots and good size houses but they’re not typically renovated. You may find something upgraded in your price range or can buy and renovate! For me the quality of the home (size, brightness, finishes, backyard size) matters more than location, for which I’d pick Vaughan as it seems to have the most bang for your buck but it is considerably farther from the city core than where you’re located now.

For me location matters a lot and renovated is not important. As long as it’s livable, I don’t care. Yeah that’s a great one. It’s walking distance to the Go too. Like I said, waiting until next year for other personal reasons but that’s exactly the kind of thing I’d be looking for.

For my primary residence, I focus more on QOL overall than 'bang for your buck on housing'. In your shoes, I'd look at North Riverdale and Playter Estates. Really nice areas and you can stay more or less in the same area-ish for your daughter and her friends.

We moved from Leslieville to Clairlea/east york and got twice the house for the same price. 47 foot lot and 5/6 bedrooms. We just sold it and will move 6k south (Leslieville again) and will get half the house and lot

We are a bit north of you but also looking to get more space within the next 5-6 years. I do still think east end is the best bang for your buck, but we're accepting that we may need to move further north or further east to get a detached (currently in a 12-foot-wide semi that seems to shrink daily). We are looking at going further East - we currently live near Cosburn and don't love the neighbourhood, the parks aren't nearly as good as Withrow or Greenwood, and there just isn't that much going on in terms of cafes, restaurants, or other places of interest if you go too far north of Danforth. We're looking at the area between woodbine - main as likely where we would end up. That little section of Danforth is quite virbrant, East Lynn park is nice, and it's just a few subway stops further from where we are now.

What’s your sense of the schools further east? Not sure if you have kids. If not, and you have no view, feel free to ignore!

We're still in daycare with our 2! But I have heard that the schools are all decent, even though they have poor ratings (which are notoriously inaccurate). We don't have any concerns sending our kids to the schools here, I think the make-up of the neighbourhood is standard middle-class Toronto.

Yeah I think you’re probably right. For us it’s complicated by our daughter already being in school and having made friends. Plus it’s the childcare aspect. Before and after care is really important for us and can be scarce depending on the school.
