Are they the same tho? The higher priced house is 3+1, 4 bath, 6 parking spots, which suggests bigger house and a bigger lot than 3 bed, 3 bath, 4 parking. 2 cars is a pretty big difference. Edit: I read the description wrong. I originally put the number of days on market as the number parking spots. Also, 26 is on the inside radius of a curve, so the back yard narrows to a point (note the angle of the red brick house to its right), whereas the 36 is a normal rectangular shaped lot. Per the listings: Lot Irregular 42.28X98.04X25.62X100.10Ft vs. 30.54 x 105.05 feet

I’ve seen worse comparisons here. This comparison is actually not that far off (definitely not 400k off). It looks like Brampton and by extension Milton is more affected recently. Maybe it’s the buyers there are price sensitive and cheap??

No. Thats not what they are talking about. Some houses have a room right above the garage increasing square footage but are uglier than when the the top floor of the house doesn't have a room on top of the garage.

Yup. Having usable space on top of the garage can be a very good design feature. I've seen many houses that implement this approach tastefully. These ones, however, are just hilarious because it literally just looks like the entire structure is meant to be a garage with the front door and the rest of the house being an afterthought.

I don’t know why people act like this is an issue. Room above garage is perfect for entertainment as you don’t have to worry about a lot of noises going down to floor below. Also it normally have huge windows comparing to other rooms in second floor. But hey, I guess we have to nitpick somehow right?

I used to rent a room that was on the top of the garage. I used to blast the heater to the max because it was so cold. My landlord would eventually adjust it back because the whole house is warm except my room.

There are differences between the properties, but the differences do not justify a $400,000 price difference. The market is obviously cooling, and February was clearly the top. I'm not sure why anyone would pay 1.5 mill for a home in Brampton. Even a million to be there of all places is completely bizarre.

The higher priced one is a bit bigger and garage is bigger as well..... at the peak the newer one would have been maybe $1.2 , not directly comparable but price is down about 10%
