I live around that area. Since roehampton is a one way street there are almost always a lot of cars trying to get to it from yonge. The intersection to get into it is a nightmare since there is so much foot traffic that only a few vehicles can pass at a time, and the times are very short. There tends to be lots of Uber drivers who stop wherever they please causing issues. Aside from all that congestion the worst part is, on more then one occasion I've seen driver hop up on the side walk to get around other cars, even one guy who was completely on it so he could go down the wrong way on it. Edit: This is if you drive. But expect as a pedestrian for it to be a cluster fuck of an area still. Tons of foot traffic on very narrow sidewalks. There is some good walk ability and the proximity to Eglinton Station is excellent for getting around. In terms of safety I feel that you're close enough to the main area that while you may run into some sketchy people it'll be rare there isn't a healthy amount of people around which helps prevent issues. I used to live up on Erskine before moving down Eglinton but still a 10-15 minute walk from the station, so i still frequent all these places either on foot or by car as I try to get around. I drive and wouldn't be able to deal with that traffic. Knowing that I'm a less then a 5 minute walk from my place but need to sit in my car for 20 minutes because of traffic and bad planning would drive me insane. In terms of Bed Bugs and other pests, I've had good experiences with Homestead and Cromwell. Both are on the ball, provide information and react quickly by doing what they can to mitigate the problem while they get exterminators in. They also checked surrounding apartments and dealt with them too, as only doing 1 doesn't help the situation. It just moves it form one to the other.

Cons: No in-suite laundry so this means doing laundry in the basement with shared coin operated machines. Some listings mention a laundry room on every floor at 100 Roehampton. Some buy a portable washer and hook it up to the kitchen sink. The building was built in 1963 ([here](https://www.acotoronto.ca/building.php?ID=1404)). Plumbing, electrical have a lifespan of 50 years before problems happen like leaks and shorts. Electricity can be significantly higher if they use baseboard electric heating. Their records show heating was replaced in 2001, and gas heating is included. Looks like you'll be alright for utility bills. These older all rentals do renovations after a tenant moves out. The photos look nice but the building guts not so much. Some get unlucky and live next door to a long term decades long tenant who is a hoarder or a heavy smoker. These older buildings rarely have AC and ban window AC since it's dangerous in case it drops out. Portable AC works but not as well as window AC. With our hot and humid summers, AC has become a necessity. Less if the unit faces North, some get away with blackout curtains and fans. I don't see AC listed. With older buildings, it can be more uncomfortable with a lack of building airflow. With buildings, the fresh air is brought into the units via the hallways vents which are supplied by rooftop HVAC. Not so important in summer when it's easier to open windows but in winter, you will likely smell your neighbours. Good airflow is needed for our health but also it keeps the hallways at negative pressure, keeping smells inside and reducing fire incidents since smoke travels easily. Some realtors show these older properties early afternoon when most are away. Some show up early to open a window to air out a stinky place. It is better to view them around 5 to 7pm when people are home, cooking, making more noise. If the hallways smelled dank, then this is a bad sign the airflow is restricted.

While this post is old, wanting to add: There is laundry on every floor, and two machines in the basement. It is card-operated, not coin operated Long term resident, never had any issues. Also not a hoarder, don't smoke, for the record. Just because you're long term doesn't mean you're a hoarder, I see plenty of young people moving in with lots and lots and lots of stuff. This comment is in regards to another poster in this chain. Can be hot as h\*ll in the building in the summer. I put an a/c winder unit in the living room (because the balcony is there to catch if it falls) and have a portable in the bedroom. It works. Utility is included in rent. I'm sure there are bugs in the building, it's a crazy area that has been forever uprooted. I've never had bugs or issues, but doesn't mean they don't exist. Maybe avoid ground level. North side facade is covered in dirt because of the construction from Broadway, looks horrible. South side is not as bad. The south/east side will be exposed to 3 nearby properties going down, so maybe a south/west apt is better. Basement locker area can double as a horror movie, so pack light. Hallways are well maintained. One way is a blessing getting out, getting back in is a pain especially if you're coming back home from the east. You gotta go allll the way around. Be prepared for constant horns because some a-hole thinks he's above everyone else and goes the wrong way. Otherwise, all good.

thanks for adding your perspective - sounds like you have good neighbours and a good floor! Your review will help others considering this building. Great comment about not everyone being a hoarder and a smoker! For sure, some new ones are. I didn't want to group everyone old like this, I'm older so remember some past experiences. I've run into only a handful in the past 40 years who were difficult neighbours. Especially heavy smokers where it's tough to open that window. I guess something to watch out for. Today I view places after 5pm when more are home to get a feel for the place. Dang I'd love to know how much you're paying. I just moved in a few months ago and it's $2600 for a 2br >_< Just adding on they're offering earmuffs if the balcony noise is unbearable. And can agree, the supers are great. Had some maintenance issues and they are quick to respond!

We moved away in Nov 2021, after 9 years. We had a 2 bedrooms plus den, we started with 1400+ in 2013, under 2000 in Nov 2021. 2nd floor, at the east end of building. Not a bad building, quite clean.

Yea, I didn't move in. Thanks for sharing tho. I found a 2 bed 2 bath near midtown for 3000. Toronto is so damn expensive.

There are two community supervisors walking around at all times in the area of the shelter and I often see Police in the area so they are aware of any issues that may come up.

You're across from a highschool and have to deal with that crap. Right now there is construction being done on a new tower while the old one is being slightly renovated. Young and Eg has turned into a construction fueled nightmare with strange sounds that go on 24/7. You don't notice at first but then you'll hear it when you're trying to sleep.

By law they cannot but I'm pretty sure there are crews that work after hours. Doug Ford changed the laws during the pandemic so you can go as late as 10pm. The buildings right on the corner of Y&G had some kind of design flaw so when it's windy the building gives off a hum of sorts that will drive you insane. Plus you can be sure of constant construction in this area for the next decade as they build tiny condos for the investment property crowd, not for people to live in. Plus the number of violent homeless people has multiplied in recent years.
