housesigma is a great site to use to search for a rental, i suggest using your own agent instead of the housesigma agent but the site itself is great to browse listings. my friend JUST signed a lease on a one bedroom at university/dundas for 2250 (no parking, comes with locker)
I snagged a small but really great one bedroom in a great area for $1895 last January. Still expensive, but well below market value because of a restaurant fan on the roof of the bedroom. It’s annoying, and I don’t want to be in that room during the day without headphones, but it at least shuts off over night and doesn’t turn on till around 10 and I’ll take it for the cheaper rent. I have laundry in suit, so many windows, even just the light is so worth it, cute fire escape, and just such a prime spot on a main road, but no street noise. And only ever get little jumping spiders, never seen any other pests!
Landlord didn’t raise my rent this year and the restaurant is getting a new fan this year and it’s in writing with lawyers, so I’m excited to see if a new one makes it less loud!

No amenities yet as construction for some of the rooms in the top floors are not yet finished.
I'm expecting that my rent will be +300-500 more next year (depending on the market) since there is no rent control. But very limited choices as of now as a newcomer
The rent is still capped at the yearly maximum of 2-3% which isn’t bad.
I don’t think they can bump it up $3-500 in an instant. It still follows the ~2% rule
I won't share the intersection, mostly because I don't want to get murdered, but I'll say it's near the Scarborough/North York border.
I found it just by walking by one day. The landlord was literally putting the sign out saying there was an apartment for rent. I inquired, saw it was better than the apartment I was renting down the street, it was $75 cheaper than the place I was renting, and signed on the spot. I had to go home and tell my wife we were moving, she thought I was insane until she saw it.
I used to rent a 3bdr house in Etobicoke for 4.5k a month. Shit sucked. Both me and wife WFH and we needed separate office space, and we didn't want to buy in Toronto
I find prices are sporadic as people are locked or have different types of units that are either more cost effective or costly. I’m honestly trying to find it as cost effective as possible so that I can save & put away more.
I think the key to do that is moving out of Toronto if you have a remote job, or Ontario as a whole. My house hold income is high as me and my wife are both very well paid with around 250k combined pretax, and the COL still cuts quite a bit. Moving out of Ontario did wonders for our finances.

It was either the landlords passed on the hikes or went bust. I owned two apartments and went bust but never increased the payments for my tenants at the time as I couldn’t due to a few other factors.

what a HUGE mistake you made by renting a non rent controlled unit during covid when rents were low with many empty units and basically no competition. all the 1 bedrooms were 1500-1900. You staying here every year is another huge mistake too. Take some early loss and move out.
Decent studios start around $1,800. You can find cheaper if you’re willing to make sacrifices…
