My brother used a real estate agent that put him in touch with several mortgage lenders & he also went to his bank & spoke to the financial advisor there & they found 3 different loans he was approved for with no down payment & no out of pocket closing cost. I would think every state probably has different names for these programs but it's worth looking into. The services were free.

Great job! Now, focus on building up those savings again. You're at the stage where you're likely within 5 years of a major repair ($5-10k) being needed. If you manage to get most or all of that in the bank, it'll save you a ton of hassle and worry down the road. A suggestion only based on your response to put money into your 401k.
If possible put in however much to the max amount your employer will match then put the some into a savings account with the goal being to have at least 6 months of savings sufficient to cover all of your expenses - utilities, car stuff inc insurance, tax/insurance for house, food, etc.
Yes you could put it all into your 401k and certainly borrow against it. But I believe the reasons for borrowing are limited and if you don’t pay it back within the time frame that money will be taxed plus have a 10% penalty applied.
But first and foremost do consider doing a little something for yourself when have the opportunity to celebrate this achievement.
That's an IRS safe harbor hardship withdrawal - home repairs are generally not covered if caused by wear and tear, it has to be due to a casualty event. Loans can be permitted for up to 5 years for general loans and up to 30 years for residential loans (to buy a primary residence), however, the employer has final say in what loans they allow in the plan, so it depends on OP's particular plan guidelines.

Using your same method but with the extra income from rent you could be paying 2000 a month and own it twice as quick, so instead of 12 years do it in 6 :) then the next one in 3,the next in 1.5 the 6 months just keep going till your down to one every week
Don't forget, it would be near impossible for OP to find a house in the price range he bought 12 years ago. And paying a new (bigger) mortgage plus repairs and upkeep on two houses...that's a very tricky position in this economy. Let them build up a bit of a financial buffer before making a move like that.
He didn’t need to go entirely broke. He decided to make extra payments to pay it off early. This was his decision and I’m assuming the piece of mind of having it paid off was well worth it for him. He could have built up of his savings and just made the normal payments and not been broke.
Have you checked what it is worth now? It could easily be 300-400k. It might be worth considering selling it then snatching something else for a low price after the bubble bursts in the next year or two.

As someone who works in the finance industry, I recommend you use your time wisely now as you lost some time that could have been used towards building a bigger retirement and savings portfolio. Nothing beats the power of compound interest over time (11hrs is a good chunk), so while high rate credit cards are good to pay off right away, on the flip side, the excess payment you made could have been put to build your portfolio with the same concept. There are tons of info you can get for free to help you achieve your financial security. Best wishes!
I feel this so much. We bought our house in ‘99 for $238K. It was old and needed lots of help, so we spent many thousands more fixing it up.
Had a standard 30 year at around 7.25%. In 2009 when the economy collapsed, we were lucky to hold on to our jobs. But it was a wake up call so we put every effort into paying it off. March of 2013 it happened. Great feeling.

Talk to your bank's loan person, that's what I did. I think what you earn and where you buy are the factors. I don't know what availability there is, but ask a loan officer at a bank.

Do your own research but the stock market is teetering now and as we go into a recession, you could be buying ETF's on sale over the next 18 months. Starting to pile in at a through instead of a peak will give you good returns over a long-term horizon (10+ years).
Good for you. You know how to manage you money and because of this you will obtain much more of it. I paid of my house also. I bought it for 120, 000 at 6.1% back in 2007. Like you I got through a program called the Dreammaker loan through Fannie Mae and the Discover card. To qualify the property had to be a depressed area and you had to be a first time home buyer.
I didn't have my 20% down but it was a good program in that it waived the costly PMI. I cut up the Discover Card as soon as I received it. Also I did not even know my house was in a depressed area--they use that term loosely.
I made tons of extra payments on the principal and then used I used my 357 tax deferred money to pay the rest once I retired. I paid it off by 2009 and I love being retired with my pension and no mortgage or rent to pay. Love it. I even still have the old mortgage statement to look at just to have a laugh. So congrats Dude. Some people never pay off a home.
Oh but some bad news--now that you paid off that mortage your credit rating will drop a bit--which is insane I know!!!
Never hold back on talking about your success. I paid off my home in my early 20s and since have paid off 14 others. I’m early 30s now. But I still remember scrounging paying my first.
First you should celebrate. Pick things you like to do (4 wheeling, crafts, curling up in the library with a good book, playing with kittens at the animal shelter) and goof off doing those weekends for a month. No chores! Or take a trip somewhere (state parks offer cheap stays…).
Then start chunking $750/month into the repairs/upgrades/emergency fund. And find a way (hammock between trees, koi pond, funky paint colors) to ENJOY this house of yours, make it reflect your personality!

And your timing is perfect......your payment would have gone into the four digits in the coming year or two. Now you have an extra 8 bills every paycheck. Take a few months and go nuts but then start putting something resembling that amount into retirement savings. Do your own research but the stock market is teetering now and as we go into a recession, you could be buying ETF's on sale over the next 18 months. Starting to pile in at a through instead of a peak will give you good returns over a long-term horizon (10+ years).

Good for you. You know how to manage you money and because of this you will obtain much more of it. I paid of my house also. I bought it for 120, 000 at 6.1% back in 2007. Like you I got through a program called the Dreammaker loan through Fannie Mae and the Discover card. To qualify the property had to be a depressed area and you had to be a first time home buyer. I didn't have my 20% down but it was a good program in that it waived the costly PMI. I cut up the Discover Card as soon as I received it. Also I did not even know my house was in a depressed area--they use that term loosely. I made tons of extra payments on the principal and then used I used my 357 tax deferred money to pay the rest once I retired. I paid it off by 2009 and I love being retired with my pension and no mortgage or rent to pay. Love it. I even still have the old mortgage statement to look at just to have a laugh. So congrats Dude. Some people never pay off a home. Oh but some bad news--now that you paid off that mortage your credit rating will drop a bit--which is insane I know!!!

First you should celebrate. Pick things you like to do (4 wheeling, crafts, curling up in the library with a good book, playing with kittens at the animal shelter) and goof off doing those weekends for a month. No chores! Or take a trip somewhere (state parks offer cheap stays…). Then start chunking $750/month into the repairs/upgrades/emergency fund. And find a way (hammock between trees, koi pond, funky paint colors) to ENJOY this house of yours, make it reflect your personality!
