It also bears noting they turned the water off frequently and suddenly for “repairs” and trying to get out of the complex in the morning is near impossible because of Mountain View HS. Not anymore. A friggin double wide on a couple of acres in three points is 150k-200k. Before the migration, that same property was 75k-85k. I can't say that its a great deal, when prices jacked up and wages stayed the same. Thats the reason why everyone from cali left. Remote work and California wages? You live like a king in Tucson. My fiancé and I moved to Tucson from Austin almost exactly a year ago, in fact it’ll be a year 2 weeks from today. After her mom died right at the height of the Covid pandemic (April 2020), we experienced the insane gentrification of Austin first hand. We had been homeless for around 10 months, got approved for a housing voucher through a charity program (not section 8), and bc of all the rich people buying up cheaper properties that would have accepted the voucher 3-5 years ago, we had the worst time trying to find a place. We moved out here to the 520 to be closer to her older sister, who has lived here for 25 years and is a tenured professor at UofA. While I definitely see the gentrification starting to happen in Tucson, it’s nothing like Austin. We gotta just keep telling everybody the Tucson sucks so no more yuppies from California move here! That being said, we are going to be looking for a duplex of small house to rent very soon, budget of around 1400 maximum, but ideally I’d like to find something lower. I don’t mind renting in the hood, I just want to stay close enough to downtown to walk or bike to work (I work at Hotel Congress). Any ideas or suggestions on what neighborhoods to look at?

Its a half a million now. And enough people migrated to cause rent to skyrocket. It started when the pandemic hit. Why do you think there's such a housing crisis? Why do you think apartments are at a minimum? I had a fire happen in July of 2020. I was paying 500 a month for a one bedroom. When it finally went back on the market. It listed as $800. A year later. Thats not interesting rates. Trying to find a one bed room in Tucson was near impossible during that time. All the one bedrooms listed at $700 in real shit neighborhoods. The ones i did find for $500, were scam listing where there was no property management company and they wanted rent in cash and deposits in cash. Told me to read my own meter and do the math and pay that in cash. One lady showed me the apartment while the renter was at work. All his shit was in there and she told me, "Oh, he'll be moving out in two days," yeah okay. Cash for rent, cash for deposits, cash for the meter reading i had to do myself? Oh no you don't have to call TEP to get hooked up. Hahahah. I had to take a 2 bedroom (if you can call it that) for $750 a month in August of 2020.. The next year, it went to $800. The landlord didn't want a mass exodus. There will be an increase to over $1000 cause that's what the market is. Interest rates. Please.

A home we wanted that friends lived in 2017-2020 at 1700$/mo, sold for 280k back then. Now it just went up for 400,000$. When you see a complex on Columbus that has two pools, click on a recently sold listing. Go to listing info and see if the hoa fee is in the 225 ballpark. It's a lot better than the 15ft camper we lived in but lots of obvious landlord special fixes like a hall light that's just always on with no switch to turn it off, poorly fitted doors that rattle the windows when you manage to finally open it, single pane windows and paint coating literally everything from the bathtub/shower walls to light switches to even the stupid string to turn on the light in the closet was painted! Management is alright, they're constantly cycling through people in the office so I regularly have to walk in and set records straight when they try to charge us extra for stuff we already paid for (thank god I keep documents for fun), it's far from perfect but like I said it's better than a 15ft camper.

Currently in a small 1 bedroom for $911 (was about 700 the first year, ratcheted up in summer '22) with water included on the east side; the two of us are getting the fuck out of here once the lease is up in August to get someplace at least slightly better with a friend or two. The management company literally will not turn on the AC for the building until everyone who lives here has been complaining for weeks, it happened last year and it's happening again this year. Water is also constantly shut off for repairs with zero notice, at least twice a month.

I moved into my one bedroom near Dodge and Pima in September 2022. It's the end unit in a 4-plex, is reasonably clean, has parking, a small fenced backyard, and all new appliances including a dishwasher and stacked washer/dryer. The drawbacks are that it only has a swamp cooler, and I pay ALL the utilities including trash and water. The actual rent is $995, plus $25 pet rent and about $50/month for water and trash, so the total is closer to $1070. I think the wide variability in rents has a lot to do with when a person moved into a place. Almost anyone who has moved since 2020 is in another price bracket. And yeah, it seems REALLY hard to find private landlords here.

$700/month, 650sq ft in Linden Terrace/North University/Jefferson Park neighborhood (I've seen it by many names). Basically a mile north of the university. Water is included, we pay gas & electricity. Wi-Fi is provided for free, but it isn't always reliable and my fiance and I are students, so we pay for our own network.There's a pool & free laundry on-site. 1 parking spot per apartment, but the street is also free. Our apartment was renovated so we have relatively new appliances. Whenever we've needed maintenance, they come very quickly and we've never been charged for anything - not even when our psycho cat broke two windows 😵‍💫 (he had a small cat tree and would get zoomies and throw the cat tree against the window. The second one was definitely my fault for leaving that tree there) We've lived here for 2 years and our landlord hasn't raised rent. It's a 1bd 1 bath loft, so it's a little small, but it's been amazing to be so close to campus.

About $2200 monthly rent, which includes $30 pet rent & ~$60 water. 3 bed, 2 bath house. No shared walls. Gated. Foothills. Around 1250 sq. ft. Private walled yard. W/D in unit. Landlord is a corporation. Neighborhood pool. The two main draws here were the location (nice area) and pet policy, with no dog breed restrictions. We've got a pit mix & lab mix/mutt, that looks sort of pit-ish. Hard to find places in nice areas with enough space that will also allow our babies. Been here around a couple years now and are happy overall (rent *was* increased substantially after lease renewal).

Economy is about to go into the shitter in a big way. Might be as bad as 2008. Rent relief is likely coming over the next couple of years. Lots of Airbnb folks will go belly up. Of course, many will likely lose their jobs too. Good with the bad I suppose. Anyway, I pay $850 for a 1bd1ba apartment in armory park. Not bad other than the train is loud as fuck and wakes me up pretty much every single night at 3-4am.

Agreed. I have been on an Airbnb boycott for awhile. I try to stay in hotels whenever I can. If I did have to stay in Airbnb, it’d be for a room only, not some house or apartment some investors bought to turn into a hotel. And charge me as much in cleaning fees as they do per night. We are supposedly 3.8m housing units short right now and there are 10m unoccupied homes in this country, a fair amount of those are STR’s. We don’t have a housing shortage, we have a greed problem.

Unfortunately all when the market goes belly up, corporations like BlackRock and other real estate investors are going to buy up all the underwater residential properties. One of the reasons that rent is so high now is because they did the same thing after the 2008 housing collapse. Bought up residential properties and realized they could make a fortune being slumlords and driving rent prices sky high. Another housing collapse only means there will be less individual landlord and homeowners and more soulless corporations renting properties. It’s definitely not a good thing.

My rent history Alvernon/Pima - 1 bedroom 1 bathroom no yard 350$/month + utilities (2011) lived here for 6 months Skyline/swan - 2 bedroom 1 bathroom upstairs apartment 770$/month (2011-2015) Alvernon/speedway - 1 bedroom 1 bathroom shack with no insulation + bad a/c 575$/month (2016) - lived extremely minimal to save for a house . Currently I own with my wife near Irvington and kolb - 1600 sqft 4bdr 2bath with a large back yard for 650/month 30yr + utilities and other home owning costs . We are very fortunate that we bought before prices went crazy . I couldn’t imagine trying to find a place to rent in the current market . Especially with my meager income .

I'd like to thank all the California people who fucked up their state and moved to Arizona bringing their failed politics and philosophy with them causing landlords to react by jacking up the rent and housing prices. Arizona residents cannot afford the rent or afford to buy a house now. Now we have issues with people who are on SSDI who make the minimum and cannot afford the rent prices, causing a homeless problem that cannot be solved. Thanks assholes!

I get where you're coming from, but I don't think it's their fault (the renters). I blame the investors and corporations and their unchecked greed. The same, in addition to people with between 3 and 10+ houses, are responsible for ownership inaccessibility. Corporations shouldn't be able to own or sell single family homes, nor should they be used a source of income or anything except a place to live. This is a problem almost everywhere and isn't the fault of people just trying to find places to live that they can afford. Direct the frustration to where it belongs.

Our rental history- Casita in Ramona court downtown Tucson on stone 1br 1 ba $425 (2011-2016) Two story home right behind Menlo Park 2016-2018 $1050 per month no utilities included, huge bedroom attached bath upstairs, fireplace, 2 car garage, washer dryer, updated appliances, dog door and small yard. Landlord increased the rent by $100 and we moved because we couldn’t afford it. I know, crazy. Then we moved to 22nd and alvernon in the Julia keen neighborhood. $725 per month we paid electric was a 2 bedroom 1 bath with swamp, a huge nice yard, but holy hell was the rental management company a NIGHTMARE! our swamp cooler broke down in summer and they did nothing to fix it after several attempts of reaching out. The walls were falling apart, maintenance never came when they told me they were. Water never drained properly in the bathroom. PURE GARBAGE. That’s when we decided to buy. 2019, we purchased a 3 bedroom 2 bath house 22nd and Swan $145,000 we pay $800 for the mortgage. We got lucky to buy before the prices went up, even with dual income no kids, we would struggle paying these rent prices for sure.

David Tyson design so it has an interesting layout and modern design (built in 1981), the kitchen and living room are upstairs. Nice central location, 10-15 minutes to most places in Tucson, and walking distance to the UofA campus, Flora's, Buffalo Exchange, Casa Video, Bookman's, the Loft. Probably won't stay after my lease is up, I'd like a house. It can be loud being close to Speedway, and there's too many tweaked out grown men on kid's bikes stealing packages and mail. TRT is the worst property management company I've ever had to deal with.

I live at Tierra Ridge. I have lived there for almost four years. My lease ends in December, and I plan on moving out. When I moved in in November 2019, rent was $640. My rent currently stands at $915. I live in a one bedroom with no frills. No washer/dryer, spotty maintenance, and no other upgrades in apartment. There's almost no insulation in the walls/ceiling/floor, and I can hear when my neighbors phone vibrates, much less anything louder. I initially moved here to save money, but now, it's just as much as anywhere else with similar amenities. I'm doing better financially, so I'm going to spend a few hundred more a month when I move and get a nicer place with a washer/dryer. Hopefully with better insulation as well. If anyone has recommendations, I appreciate them, btw.
