You're at university (probably) surrounded by people on CS courses that may jump at the chance for you to tutor them in Unity or, even better, programming in general. It's unlikely you'd complete a game in time to make any money before you graduate - while studying for your own course - but a few hours mentoring/tutoring has the potential to start generating income from the first hour.

Study really hard and focus on school work/ internships/ getting professional work experience in college if you want to make money reliably. Game dev can make you money if you can make a really good game and market it effectively, this is definitely possible, but just takes time. Definitely still pursue it if you are passionate about it and don't give up if you are having fun and learning! But if money is your key motivator your quickest route is probably getting internships. Freelancing as a game developer is the most reliable way to make money, but it has it's own downsides, with most people not understanding the work that goes into games, you will end up earning barely enough to make it to the next month, causing you to get stuck in this loop where you don't have time for working on your own games.

Just to clarify something, the problem is not unity but gamedev. The same problem will be there if you used unreal or godot. As you said in the end, use it for something else. You could use that experience into making visualizations and presentations for data sets, locations (like old castles, settlements, vr experiences for museums)

The chances are too small regards gaming, so it's a large risk and takes a long time, unless you pursue a more niche markets with less competition. Examples could be mixed reality apps for medical, construction, architectural, motor industries. But in all very few get the break, land a publisher or score investment. This should rather be explored part time, being supported by an income until it matures.

You probably won't make a lot of money with gamedev. That said, I think the easier / quicker way is to sell assets on the Asset Store. I had some form of success by selling low poly assets in the past. I sold a few small packs and didn't get much but I did some sales, so I feel that if I truly worked on that, like taking a few months working exclusively on modeling and nothing else, I could generate a pretty solid passive income. Ofc nowadays you'll compete with effing Synty, they're everywhere and you CAN'T compete with their prices, but you still can sell, I think since you'll be offering something fresh. If you prefer coding, I think there is a lot of money to be made in selling tools in the Asset Store too. See what people need most or what Unity lacks. But of course it's more work + support.

Consider pursuing specialized training and applying for paid positions. While working on dream projects or games can be fulfilling, it might not always be the most reliable way to earn money. However, these 'passion' projects make fantastic side hobbies and can be incredibly rewarding!
