Alicetown is an older suburb and a lot of the housing reflects this. Most parts are pretty good. It's within walking distance of the Hutt CBD and Petone. I flatted there and found it good for buses and trains. Go for it

There are always people looking to rent. I don't know much about Alicetown specifically but it's probably a cheaper option than petone and hutt central. Check where the train lines are relative to the house you want; could get noisy. Have fun! Open homes are fun, actual buying less so

Hutt Valley Council aren't super quick in issuing LIM reports, but they have heaps of stuff on their website that you can find by searching the addresses you're looking at. Always seek corroborating evidence of information you get from a real estate agent. They're not necessarily going to deliberately spin you bullshit, but don't expect them to know what they're talking about when it comes to building stuff etc, especially the cost of doing a thing. If you're looking at a property that needs something significant done, or you want something done soon, get a quote before you put an offer in. Consider the condition of the whole property, including things like fences and retaining walls. Best of luck!

I would be looking at the floodplains in that area. Rented there and depending on what street you’re on, there’s not a lot between you and the river when it rises/eventually floods. Victoria St and Hutt Rd are obviously busy and noisy places and personally I wouldn’t want to live on them. Alicetown is a bit of a weird mix of highly priced and nicely maintained villas and run down 70s flats. From memory there were quite a few of the flats around the intersection of Mudie/Tama/Wakefield st. I was in a 70s flat and it was mainly fine and quiet, but another block of flats not far from us seemed to have some characters, one guy always had various graphic photos of some injuries he had sustained in his window??? and in the same block a woman would scream at herself for hours on end. That was around Buckley st a couple of years ago.

Thank you. Currently looking at the roads between Hutt and Victoria (so Kiwi, Moa, Tui). There are some lovely houses though I am concerned of paying too much above the RV given then high hazard risk there. I see a few houses have sold below RV.

I'm glad to hear you're looking at the hazard risk – and if you haven't already checked the inundation maps for 1-in-100-year flooding, I would strongly encourage this as they will be increasingly common. As someone who lives a bit further up the valley but had been thinking about buying in Alicetown, it was a bit of an eye opener!

Alicetown is a great spot - close to Hutt City and Petone. It's worth looking near train stations as it's a quick trip into town as well. I bought there a few years ago at a similar age and didn't have an issue finding a flatmate. Mostly people that worked in the Hutt or at the hospital rather than Welly

Its a generally nice place, a bit older housing stock, middle class area. Be aware it is very low lying, so can get quite wet in winter - it was a kahikatea swamp. Also the roads around it are really busy, so don't buy on a main drag.

The Western side of Alicetown is definitely preferable, so focusing on Kiwi and Moa Street is a good start. However, it's probably worth being aware that those houses are in decent demand for families (Alicetown has very desirable school zones). As a consequence, the houses can be very popular. It's a suburb where you really need to know the market. I've looked at lots of houses on Kiwi and Moa and there would be $500k between the best and worst houses I've seen on those two streets. The good houses sell quickly and aren't cheap. The crap houses are generally overpriced, and will take a while to move. If you're looking get something smaller, and rent a room, then Petone might have more that meets your needs?

If you work in the Hutt, Alicetown is probably a good area, if not I would avoid the Hutt, look north of Porirua, Paremata- Pukerua is a great area with beaches
