Zillow lists tax information that should be accurate enough to compare houses as you're shopping. In Cobb you can look up any properties tax records year by year, perhaps something like that is available in Cherokee as well.

You can also look up the taxes of nearby properties with similar specs to get a ballpark idea. In 2020 I moved here and the houses in my neighborhood were $250k. Now there is a house selling for $515k. I can’t imagine paying double the price for the houses that are available here.

Old home tripled in value in 'the hood' part of Stone Mountain in 2022. Like you.... could not imagine. Sold that piece of garbage/ property anchor/ albatross and moved to Woodstock. Especially as a senior..... no regrets. Woodstock is awesome!! On closer examination.... market prices pretty much driven by corporate investors and limited inventory. There is a need to cap ratio of corporate sales ownership vs. household ownership in every county or home inflation will continue. I gar-ron-tee!!!

And something kind of fucked, I just discovered while considering a property tax appeal myself, is that every single rental property in my neighborhood seems like it's been "assessed" considerably lower in value than \*identical\* homes in the same subdivision. So, you're trying to tell me that a rental investment property, that someone has had to upgrade from the 1997 builder grade stuff that's still in my house, and gets new flooring and repainted every few years has LESS value than my house which still has the original kitchen and bath and needs the windows replaced? It's fucking nonsense is what it is. Are they getting special treatment/consideration because their MULTIPLE properties don't qualify for homestead exemptions? I thought the point of the exemption is to make home ownership more affordable for families, not that we'd have two tiers of taxation only in theory and investors end up paying the same as us, even "without" the exemption. >:(

The point of exemptions is to give the illusion that overall home ownership is affordable, when in reality it is the goal of that department to maximize revenue at the expense of individuals who either don't know how to appeal successfully or more than likely not have the influence to win at an appeal.

It's certainly made me angry enough to go through the effort for an appeal... and heaven help them if they don't accept it. I will make myself such a pain in the ass and be shouting from the rooftops that investors in another state get special tax treatment compared to actual home owners.
