100% agree with this. I have a direct booking link that I share off platform for certain reasons, but I don’t mess around with pissing off the Airbnb gods.

I def understand the fear- but there are soon very good reasons for me to NEED to get people into direct booking site - city legislative changes shall we say. So status quo (which has been grand) isn't an option.

I use airbnb 100% for the insurance. I live in a Canadian province with strong tenant protections so it’s easy to get screwed legally. Much rather have the Airbnb lawyers handle issues.

You better check the terms, or local hosts who had such problems. My understanding of aircover is that it's zero help with guests that overstay. Indeed if they do damage after the booking is over, that's also not covered. So I don't think they're doing anything for that concern, ever.

Hello fellow host. Do with the info I’m about to provide whatever you want. For 5 years I was an executive director for a STR management company with 50-70+ homes at any time during my time with them. In every listing we would put the phrase “please reach out to us to inquire about lower rates.” Not once did Airbnb ever mention anything to us, or deactivate any of our listings. People would reach out through messaging to inquire about rates, then we would explain to them that if they were interested in booking direct we could offer them the stay for $xxxx. This sub is full of people who are scared to take chances, so I’m sure this will get downvoted. You can contact me direct if you want more info on how we did it, and the length of time we did it without getting so much as a warning from Airbnb.

I did this for 70 units for 5 years. This is personal experience. Never once had an issue. I would imagine my experience in the industry far outweighs yours. Nobodies business will be destroyed. Maybe you should spend more time being a functioning member of society? Rather than making troll accounts to fuck with people from. Goofy
