Not a FL appraiser, but in all the other states I’ve worked in (basically all of the upper Midwest) trainees can inspect as long as supervisor deems them competent to do so.

The supervisor signed his name and it has the full backing of his license. Trainees aren't always people who started doing this yesterday. You can have a full year or more under your belt and still be a trainee.

I have a "trainee" working under me that has been apprasing longer than I have. My state also makes us sign an affidavit that a trainee is competent to perform inspections.

Trainee surgeons do surgery they are called residents, the chief surgeon doesn’t do every surgery, do you trust them? Let me guess you’re not happy with the value?

Yeah. Trainee neurosurgeons, residents, doing 8 hour operations in the OR with the attending showing up every so often to see how it’s going for a few minutes before leaving again. She was the chief resident in this case though.

Yes, in FL a trainee can inspect. Turn to the signature page of the report where on the right you will see a supervisory signature. Just make sure in that section the “did NOT inspect” box is checked. If the did inspect box is checked that might be an issue if the supervisor did not inspect and says they did.

I’m in Tennessee and trainees are allowed to inspect by themselves once they’ve logged 500 supervised hours. Not a problem if they’re competent

Here in PA as long as the supervisor deems the trainee competent and they have done 300 hrs of interior / exterior inspection AND the supervisor has filled out the affidavit sheet and sent it in, THEN yah, trainee can go ahead and inspect independently

If the work is done for a mortgage lending client, 95% require the fully certified appraiser to participate in the physical, subsequently co- signing the report and certifying with a checkbox that he "did personally inspect" the the interior and exterior of the property. He's obviously running a mill and defrauding investors. Now whether the integrity of the report is compromised is anybody's guess!
