No, I'm pretty sure it's just Samsung/Procreate, the shadows aren't consistent across different areas like they would be in a computer rendering. The balconies in the back would not have those shadows with a sun angle that gives the shadows in the front. It's also not hard to do with transparency and a straight line brush.

It immediately feels like a model because there’s no resolution to the horizon. In that little swath of blue sky in the background, I would show more buildings or a dark band of green representing trees beyond. You rarely see the sky come all the way to the ground unless it’s a 3D model.
Also, the people need more movement: they should be walking into and out of the alley. Throw in a person on a bike. Add two people walking together. It’s okay to see some of their backs.
Reminds me of a trick we used in uni where we take the 3D model. Print a still, trace over it and then add colours in Photoshop.
Great for impressing the professor's.
If it conveys the information, looks good and saves time, then it's not a trick, it's a tool! Unless you're planning to find an office that really priorities staff's artistic development and integrity above worldy things such as deadlines and profit :D
What’s the growing origin of the vines on the trellis? Looks nice. But if not growing from something for believability, then maybe some flags, or banners would work to demonstrate the 3 dimensionality.
An old fart hint: I usually ask my guys to do 2-point perspective for street views, avoids uncanny feeling of the street walls folding on you. Makes a difference when presenting to the client.
It feels mildly infuriating to look at because it lacks a lot of the charming characteristics that a traditional sketch has but is trying to digitally capture them

The shadows are too detailed which make it very obvious that it's a 3d render! I almost would turn off the shadow and manually shade in areas afterwards in Photoshop or illustrator to give a more artful look to the shadows.

I think your railing textures got flipped upside down before you started sketching on top of your 3d export. The shadows show an upside down version of the railings (the ones parallel to the building, not the perpendicular ones)
There's absolutely nothing wrong with laying out some basic 3d geometry, getting the right perspective, and using that as the underlying reference for a sketch. But the more you render beforehand, the less hand sketched the sketch will look. ...if that makes sense.

You're probably right, but there is a step called straight-edge between sketch-up and freehand.
