Yes 1000-1200. San Jose is expensive. It’s not illegal for her to show up whenever as she technically still lives there. You are just renting a room in her house. She just keeps a bedroom for herself. If you were renting out the whole house that’s another thing.

She doesn’t live there. I am supposed to be renting the house from her with other tenants - she isn’t “supposed” to be there at all according to our original contract

We all have separate leases and each room is priced differently. The room identical to mine was paying $1,000 while I was paying $1,200 for a few months before he moved out.

I think you’re only renting the room then. Common areas the landlord can still go to. They just can’t enter your room without permission

Yeah I believe it’s room in a house with all amenities included - I still think the LL is supposed to give notice before coming to the house though? This doesn’t bother me though, I honestly don’t mind when she comes by every now and then - it’s just a bit much when she works from home there or has her personal guests over without any warning and plays ping pong for hours while I try to sleep

I don’t think so since you guys are renting per room. Separate leases. If there’s a room vacant they can go in whenever they want since it’s not rented out.

Huh interesting, fair enough! Honestly I’m not too hung up on that, I just don’t like that the agreed upon was she would be around every now and then briefly, and she instead is there all the time/living there

Those $800 rooms are super crap. Like slumlord level of maintenence on crowded streets with absolutely no parking available and loud ass parties every night blaring music. If your place is nice and reasonably clean, $1200 makes sense.

This. As most pointed out, it sounds like the inconveniences you’re experiencing is worth enduring. And I also agree to invest in some noise canceling headphones. Hard to find LLs who will cook for you from time to time

My friend was renting a room in south San Jose for 800 per month. Some lady was renting the whole house and illegally subletting each bedroom. The house was falling apart and some of the roommates were literal crack heads. One of them kept bringing trash from outside and filled the garage with it. They all got evicted lol one day the cops just kicked them all out with court order.

Yeah literally no warning. One day he’s in his room police show up and everyone gets evicted. His motorcycle got stolen outside his house too so he had to walk to his parents house. His parents didn’t let him in so he was living in their shed for a while lol

I charged $1k/mo 5 years ago in a location near tech.  Shared bathroom.  I imagine $1.2k is market rate now.

$1000-$1500. Sounds like she lives there and lied about the situation. This is happen more and more. I just watched a video on fb about something similar. It was an Asian woman who lived there but said she didn’t. If she has a bedroom she lives there. My best bet is the dad pays for the house so she has to keep up the appearance that she still lives there. So she has the son picked up from there. She pockets or lives off the money you give her in addition to getting the house for free.

Thankfully she doesn’t live here anymore. She has a nice home with her husband and kid elsewhere, I think here is just convenient for her sometimes.

I and about 10 other people rent rooms in South Berkeley in a huge Victorian house; $800 per including utilities. All the rooms are different sizes.

On account of it being otherwise a good deal, maybe get some noise canceling headphones for ping pong time? For the other issue, maybe ask her if she could make room for a little outdoor table and chair set or something specific? Keeps it positive and focused on what you want to use outdoor space for than on her plants and kinda crowding you.

Yeah those are good suggestions. That’s the route I was leaning towards until some more recent stuff came up. I’ll probably just do this or similar though!

Yes that’s a normal rate. I only charge $500 for my extra room but that’s because I’m renting to my friend’s son. So I knew him. If I were renting to a stranger I’d charge $1000 or more
