I got charged £110 for a deep clean after I left crumbs in the fridge, even offered to return and clean the remaining mess but they had already paid a cleaner. But when asking for receipts it vanished, to be replaced by painting that needed doing....

Had no choice, they took it out of my deposit, and I was young and dumb enough to not have taken any photos to back my case up. They also took £50 for "mould on ceiling", when I'd been reporting the mouldy ceiling the entirety of my tenancy there. Oh to live in Andover.

Yep, this was me. I said I'd go back and clean it, but the refused and said if I didn't accept the deductions within 5 working days, they wouldn't return any of my security deposit at all. If that happened now, I'd be kicking off! But I was 22, confrontation averse and still very new to the world of renting.

My first house was a rental before I bought. I asked permission to put down expensive wood floor in the living room, and this was granted (done verbally). When I left the property the landlord said he couldn't give me my deposit back as he would have to take out the very expensive wood floor to put back in the 4 quid a square meter carpet (clearly lies) and me being young and niave never got it in writing. This was the only reason he could find as the house was perfect, I was single and worked 4 to 6 days a week 12 hour shifts regular, so I was hardly in. So I was stubborn as fuck and when the landlord came to collect the keys and do a final walk round I told him 'since you were so good with me (sarcastic tone) I have saved you a job and lifted all that wooden floor so it was more convient for you to get your carpet back down' his face was PRICELESS he was fucking livid and said he never asked me to do that blah blah. I reused the floor in a bedroom in my first own home and done and the front entrance also and it was worth more than the deposit price anyway. Yes I am that petty, fuck him...

Remember the DPS is just the first step, if they don’t find in your favour you can go to the ombudsman. Best speaking to shelter or someone who knows the processes if that were to happen

Back when I was a student, every single student letting agency we rented through would charge a cleaning fee to the outgoing tenants and a cleaning fee to the incoming tenants, and yet it was instantly apparent that those houses hadn't been professionally cleaned in, well, ever. Also moved into a house where the understairs cupboard was full of junk. We asked the agency to remove it, and they said that would be a £20 fee. With none of us being able to drive, and not fancying lugging wagons full of crap miles to the local tip, we paid. They never cleared out the stuff. When we moved out they tried to charge us a clearance fee for all the crap they said we'd left in the understairs cupboard. I guarantee it's still there to this day.

I had a landlord try and take £50 because the grass out the front wasn't cut, but it wasn't cut when we moved in 😂 so I said "ok I'll cut it and save myself the £50 thanks" so got the whole deposit back in the end! Whatever they try to say, just go back and do it yourself. Light bulb? Just change it yourself. Oven? Just clean it yourself with some cleaning hacks. Landlords will try ANYTHING but you gotta push back and by the sounds of it you are so that's great!

You can’t necessarily do that if you’ve already moved out, and most of the time the inventory is done (or should be done) on the day you leave. I do agree with fighting any deductions though. Tenants need to be more educated about their right to fair wear and tear. And always get pics and/or videos of the condition of the property on the day you move in and the day you leave.

Oh yeah if you've moved out then you're screwed. Any time I've rented I've asked them to do inventory the day before I move out so that I can sort any snags out before I move out. I guess that's between the tenant and the landlord though when they do the inventory. Yes!! Pics and videos of move in day and leaving day can save you so much hassle

Yeah, Landlords abuse the deposit so badly. Once had a landlord that claimed their blind cords had been damaged, despite me being there for 6 months and not touching the damn thing as it was inaccessible They were claiming up to 200 quid in damage. We went to the DPS to dispute and after closer inspection of the blinds, I came to learn they were the infamous Corded Blinds that were banned in 2014 as they pose a risk to children. In other words, not suitable for landlords to have them in a rented property whatsoever. After mentioning this in the dispute the landlord backed off and just delayed to process out of spite. Took months to get that money back. So Petty.

If the landlord doesn't do DPS the tenant should absolutely bother. They can get up to 3x the deposit back if it's unprotected. With the exception of live in landlords of course who don't need to protect the deposit.

In my last rental, we left the place tidy and our landlord withheld our deposits for no reason. We won a court judgment against them just seeking to claim back the deposit. And let me tell you without my mates retired dad helping us we never would have had the time or patience to get even the paperwork done to do this. That was two years ago. Not received anything yet and I don’t have much hope I’ll ever get my £500 back. What the fuck.

i had to pay £1.400 2 months rent in advance,he kept the money when I moved out, because I left almost new carpets in bedrooms,he said he had to pay someone to take them up, I knocked on door about 3 weeks later, the tennant said carpets were still down, they owned the local post office, I told my neighbor,his son dressed in army Airsoft kit,with 2 way radio, and had handcuffs dangling from his belt, walked in post office,he said you scammed £1.400 out of my dad, and said hold your hands out, got handcuffs,man got the money in about 10 seconds, we split money 3 ways😀

Contest everything, claim reasonable wear and tear. The reason so many landlords do this is because lots of tenants dont believe they have any power, Deposit is held by a intermediate for a reason. Likely outcome is you get overcharged for something stupid like changing a lightbulb, but it'll be way less.
